This stunning Tudor-style house sits within the grounds of a 300-year-old farm and is a brilliant spot for family celebrations, thanks to its 6 acres of private grounds and fantastic entertainment options. Enjoy lawn games, a six-hole football golf course, a grass tennis court, badminton, cricket and croquet, plus an all-weather sports pitch for year-round fun. You’ll also have two fire-pit areas (one covered), a games room, trampoline, and the jewel in the crown: a private, covered, heated 10m x 6m pool.

Two friendly pubs lie within a mile, and the Ribble Estuary and the seaside charm of Lytham are just 3 miles away. For peaceful paddles and bracing strolls, head to the sandy beach at St Annes (6 miles), complete with its Victorian pier and promenade. Blackpool’s classic attractions are 9.5 miles away if you’re in the mood for bright lights and thrills. Further afield, the Forest of Bowland (27 miles) offers stunning walking and cycling routes. Golfers are spoilt for choice with several excellent courses nearby, including world-famous Royal Lytham, Old Links, Fairhaven and Green Drive—all within a 10–15 minute drive—and a driving range just a short walk from the house.

Tucked away at the back of Lytham is the spectacularly renovated Lytham Hall, an 18th-century Georgian house set in 80 acres of parkland. Open to visitors for free, it regularly hosts family events, or you can simply indulge in a luxury afternoon tea and a woodland stroll.

Inside, Fletchers Manor is full of character, boasting ornate original features, eye-catching artwork, antique-style furnishings and curious artefacts. Underfloor heating throughout keeps everything wonderfully cosy. On arrival, step into the entrance hallway to find a ground-floor king bedroom with an en-suite shower room and separate toilet, followed by three further bedrooms: a super-king zip-and-link with a slipper-bath en-suite, a super-king with an indulgent four-poster bed and an en-suite with shower and Jacuzzi-style bath, and a twin with its own en-suite shower room.

The showstopping lounge is a real treat, with vaulted ceilings, beautiful beams, stained glass, a feature fireplace, a Smart TV for relaxed evenings, and plenty of comfy seating for 12. Socialise and cook in the spacious kitchen, complete with an apron sink, range cooker, original butcher’s block and informal dining space. For special meals, gather in the impressive dining room seating 12. Upstairs are two further bedrooms: a twin zip-and-link with an additional single bed (ideal for a child) and an en-suite with shower over bath, plus a king-size room with an en-suite offering a shower-over-bath setup.

Outside, make the most of the large furnished patio, perfect for fresh-air feasts thanks to the charcoal BBQ. The games room is packed with table tennis, pool, darts, table football and air hockey. Start each day with laps in the covered, heated swimming pool (open April to October) or enjoy leisurely soaks in your wonderful private hot tub.

Throughout the year, the local area buzzes with events such as Lytham Festival—a five-night extravaganza showcasing favourite stars past and present—the St Annes International Kite Festival, Lytham War Weekend, the Lytham Christmas Light Switch-On, the Open golf tournament at Royal Lytham, the Blackpool Air Show featuring the Red Arrows, the Blackpool International Fireworks Competition, Halloween Spooktacular at Lytham Hall, and of course the iconic Blackpool Illuminations, running from late August to early January with a star-studded switch-on.

Come rain or shine, there is plenty to keep your whole group entertained at Fletchers Manor.
