Located within the private Cant Farm estate in a designated national landscape, this pretty riverside retreat is the perfect base for families seeking a balance of rural tranquillity and seaside adventures. Guests can picnic under the mature trees of the estate’s woodland trails and play games on its rolling lawns before venturing to Rock, 1.5 miles, or Polzeath, 3.5 miles, where sandy beaches, water sports, vibrant eateries and artisan boutiques await. In the market town of Wadebridge, 5 miles, you can hire bikes and cycle the scenic Camel Trail to Padstow, which has yet more excellent shops and restaurants. Port Isaac, the most charming fishing village full of winding streets and wonderful places to eat, is just 8.5 miles, and for a family day out head to Tintagel, 15 miles, to explore the evocative castle of legends.

This classic Cornish stone-and-slate cottage combines coastal elegance with understated comfort in an idyllic setting. Please note that there are a few steps down to the path and front door. Once inside, the ground floor features a light-filled lounge with a wood burner and Smart TV, perfect for unwinding after a day by the estuary. Modern and airy, the kitchen/diner includes a boiling-water tap, plate warmer and coffee machine for ultimate convenience, and opens to the terrace via bi-fold doors for effortless indoor/outdoor dining. A practical utility room and WC complete this floor, with three bedrooms on the floor above. Here, the airy king-size room has ample storage and an en-suite shower room with underfloor heating for chilly mornings, while the cheerful twin room and single bedroom share a family bathroom that also benefits from underfloor heating.

Enjoy slow mornings and quiet evenings in the fresh air, grilling some local produce on the BBQ or watching sunsets over the estuary from the terrace. This private space opens into a large, shared lawn which slopes down to the water’s edge, perfect for games and picnics, with a wooden bench where you can rest. Shared spaces on the estate include woodland walks, rolling fields and a hard tennis court – please note that dogs are not allowed on the farm’s grounds. You’ll have one allocated parking space outside the cottage, with additional daytime parking available for visitors.

What an amazing house. The decor and furnishings were beautiful and there was nothing that hadnt been thought of in the kitchen cupboards and drawers. The views from the patio were stunning. We will definitely be back.

We have been coming to Kate for many years. Always clean, comfortable and cosy (superb sofas!). Kitchen update is super! Kate is such a beautiful retreat from the hustle and bustle, relaxing and just wonderful. Thank you so much.
