Offering cosy accommodation for four guests, this stylishly updated hideaway has been converted from an 18th-century maltings building. Sitting on the River Ant, it makes a wonderful base for walkers, anglers, boat lovers and nature spotters. The property lies between the village of Smallburgh (1.5 miles) and the historic town of Stalham (2 miles), with a choice of great places to eat and drink. Barton Broad (3 miles) is the second largest of the Norfolk Broads, a popular spot for sailing and spotting wildlife. Bure Marshes, Hickling Broad and Wroxham Barns are within 11 miles. For a day by the sea, head to Mundesley, Happisburgh, Waxham or Caister-on-Sea, all within 15 miles. Known as the capital of the Norfolk Broads, Wroxham lies 6 miles away, while the traditional seaside resort of Cromer is 16 miles distant. Horsey Gap (9.5 miles) offers a glimpse of one of the UK's largest grey seal colonies.

Arriving at this light and inviting property, head upstairs to the first floor where you will be greeted by the spacious, airy and light-filled open-plan lounge/kitchen/diner. Featuring original timber beams in the high vaulted ceiling, the cosy lounge is an ideal space for you to unwind in, with a Smart TV, DVD player and comfortable seating. To one side there's a sociable dining area, perfect for enjoying family feasts which you can rustle up in the fully equipped and elegantly organised kitchen. From the lounge, doors lead out onto a balcony, perfect for a morning coffee or a quiet drink in the evening as you take in the peaceful views across the river. Heading back downstairs you will find the two snug bedrooms. The first is a cheerful double room with a refreshing en-suite shower room, and the second is a cute twin room with a lovely en-suite bathroom.

Heading outside, there's a charming enclosed waterside patio with outdoor furniture, offering a relaxing spot for fishing and dining alfresco. There is a mooring for a small boat available if required, and you will also have access to gym equipment, a heated indoor pool and a sauna, which are shared with the four other properties on-site. Private parking is available for two cars.

It was a lovely historic building and the conversion made the most of the space. As is often the case the devil is in the details.
