A peaceful and tranquil countryside haven in the High Weald Area of Outstanding Natural Beauty, this spacious property is perfect for get-togethers. Forge House sits on the ancient site of the iron master’s house and offers a peaceful rural setting nestled amongst fields between the villages of Etchingham and Burwash. Enjoy scenic walks from the doorstep along local footpaths or a day out at nearby Batemans, the former home of Rudyard Kipling or Bodiam Castle, both National Trust properties. Keen gardeners will enjoy the beautiful local gardens on offer including King John’s Nursery, Pashley Manor Gardens and Great Dixter, and for some fun, head to the Sussex coast with a wide choice of beaches at Bexhill, Hastings and Camber Sands.

Enter the property into the ample and welcoming hallway where you are greeted with lush views of the garden and the countryside from the kitchen/diner beyond. Turn left and head into the spacious lounge where you will find a large, comfortable corner sofa and plenty of relaxed seating. Snuggle up in front of the cosy wood burner on chilly evenings and enjoy watching a film on the Smart TV. For a more intimate space, turn right from the front door into the atmospheric and opulent “Woodland” room. Head back through the hallway and into the kitchen/diner with its fantastic open aspect and bi-fold doors that lead directly into the garden. The kitchen offers everything you will need to create delicious meals including a five-ring gas hob, two electric ovens, an American style fridge/freezer, microwave, and dishwasher . Enjoy relaxed dining at the seating space for 16 people or breakfast at the breakfast bar. The ground floor is completed with a utility room that offers a washing machine and tumble dryer, as well as a separate WC. Heading upstairs to the first of two upstairs floors, you will find four bedrooms: two large double suites, one of which has an en-suite shower room with shower and WC; a spacious super-king master suite, with a luxurious en-suite bathroom with bath, separate shower and WC and seating area with sofa bed; and a triple with bunk bed and a single bed. A family bathroom with a bath, separate shower and WC completes the first floor. Heading up to the second floor there are a further two bedrooms: a quad room (a bunk bed and two singles) and a king-size with an additional single bed, these two bedrooms share a large bathroom with a bath, separate shower and WC.

Outside, with step-free access from the ground floor, there is a large, peaceful, south-facing garden that acts as a real sun trap. Beyond the garden, stretching as far as the horizon, are exquisite views of fields, woodland and the beautiful natural world. Relax in the hot tub after a busy day exploring or enjoy sociable family mealtimes at the outdoor seating area with charcoal BBQ and fire pit. Children and young adults will enjoy getting together in the annex situated above the garage. The annex room also offers a sofa bed and WC. There is private parking for six cars.

This is our second time at Forge House. The property offers something for everyone - our family group ranges from age 10 up to 83 (plus dogs)! The rooms are cosy and comfortable, and there is plenty of space inside and out to cook, eat, play and relax. The surroundings are absolutely beautiful and there are some lovely walks to explore on the doorsRead moretep. It was also handy having Burwash just a few minutes drive up the road for essential shop supplies, pub visits and even more gorgeous walks. We really hope to visit again in the future! Hide

We had the most lovely week the Forge to celebrate my fathers 80th. The setting is beautiful with lovely walks in the surrounding countryside. The house was very well kept with everything you could need. All the bedrooms were very comfortable with plenty of options for all ages. The hot tub was a hit with the children particularly! We had an amazing weekend in this beautiful house. The bedrooms were very comfortable and the kitchen had plenty of room for everyone to sit and for the caterer to cook. The views of the countryside were wonderful and we thoroughly enjoyed the hot tub on a cold January day. Easy to find and very close to the train station.

Beautiful location, but it is down a long gravel track which in the snow and ice in winter was a bit interesting getting out! Nice walks right from the doorstep and lots of National Trust properties very close by. Great cottage large enough to accommodate an extended family - not just in terms of bedrooms, but the dining spaces and lounges, large secured garden and the extensive walks from the cottage enhanced the holiday feel for all concerned.

You should be congratulated on the property and equipment you provide. House facilities were to an exceptional standard. Lots to occupy us in the evenings. Walks were great and garden if the entrance gate is closed is secure for dogs. This is a house I wouldn't hesitate to rent again. We booked this house for a late family Christmas get together. We didn't really leave the house much as the weather was awful so I cant comment on the location but it was perfect for us. The kitchen was the perfect space for us to all eat, the bedrooms housed us all perfectly and in the event of the children misbehaving in their bunks we had the opRead moretion to move them in with the parents, which did happen. Forge House is lovely accommodation in a beautiful quiet location. Lovely views and lots of outdoor and indoor space. Lucy, the owner, was most helpful if there was a problem. There is a wide variety of places to visit within a short distance, including the coast. Perfect for a family get-together.

A beautifully designed and renovated old forge with the most fabulous setting and views. Quiet, surrounded by stunning meadows and wild flowers. A place to unwind. Beautiful location to enjoy the countryside. Very well presented with lots of thoughtful touches. Very bright kitchen/diner with plenty of space for both adults and kids. Enclosed garden and lots of different walks starting from the property. Highly recommend a visit to Forge House.
