This first-floor apartment is located within a fine former Gentleman’s residence. It enjoys an elevated position, providing stunning mountain views, with grounds that extend down to the edge of Esthwaite Water, surrounded by miles of scenic walks. Wander down to the lake, a perfect spot for enjoying a picnic or making the most of one of the rowing boats. There is also a private path to National Trust land at the back of the property with direct access to Moss Eccles Tarn. The village of Hawkshead is only a mile away, famed for its connections to Beatrix Potter and William Wordsworth, with a range of shops, cafes, and pubs.

On entering the apartment, the private hallway provides space to hang coats before entering the open-plan lounge/diner where attention is immediately drawn to the view. The room welcomes guests with its comfortable seating, Smart TV/ Blu-ray, a well-stocked library, and upholstered window seat from where they can enjoy the stunning views over the lake towards the mountains: ospreys are seen frequently.  The kitchen is equipped with an electric oven and hob, a small fridge/freezer, nespresso and a microwave. There are three bedrooms; two with super king-size zip-and-link beds which can be made up as 2'6 twins upon request and a single bedroom. One bedroom has a bathroom with a shower over bath, washbasin, and WC, and the other  shares the shower room with a shower, and WC.

Outside, the estate enjoys 40 acres of shared gardens and woodland, which guests have full access to. Younger guests will enjoy the play area, with swings, a climbing frame, and outdoor table tennis tables plus pitch and putt golf. There is ample off-road parking adjacent to the building.

Second time in this apartment. Great location, very comfortable and clean, everything you need for a lovely holiday. The grounds of the house, easy parking and outdoor facilities contribute to a wonderful experience. The warden is also on hand to give tips and advice

Wonderful location with plenty of walks from the house. The caretaker, Alec, was extremely helpful with local knowledge and walks as well as helping us with other problems we encountered. A heartfelt thank you!

Broomriggs is a wonderful location from which to explore the Southern Lakes and we have stayed there many times over the years. The facilities are first class, there are wonderful walking options from the door and it's well placed for visits to Coniston, Hawkshead, Ambleside and Windermere as well as further afield. We loved Broom Riggs 10. The view is stunning, location is superb, and apartment is really comfortable and well appointed. Those sofas were so comfy. It was really useful having Alec and Alan on site, for help and information. Wifi was a bit wobbly at times, although never an issue for streaming on the TV. We'd very happily stay here again.

Broomriggs 10 was a great venue. There were three of us but 5 would easily fit. Just about everything youd need in the kitchen. Comfortable furnishings. Amazing views. Lovely grounds too. Great knowing the support from caretaker Alec was available if needs be. Thank you for our lovely holiday.

No 10 is a wonderful flat! The view is incredibly lovely , we loved watching the light play across the hills and the lake - even in the rain it changes hourly. Alec the warden was very welcoming and knowledgeable. So peaceful, a great place to unwind and a superb base to explore the area.

A fantastic location, the flat has lovely views of the Esthwaite Lake and nice walks straight from the house. The rowing boats are a great bonus and our boys loved using them. Only downside is that the main bedroom shares a wall with the neighbour's sitting room and there was a noisy family there when we stayed, who stayed up very late! Broomriggs 10 is a superb apartment with an outstanding view of the Lake, there was a lovely welcome pack waiting for us along with Alec the Warden who is such a nice guy and always very helpful. We managed to walk from the doorstep every day on a different route not having to use the car at all. We really enjoyed our stay in your apartment. Hawkshead was a very central place to stay while visiting the Lake District. I would certainly like to return at a later date as we found our stay very comfortable.
