This extraordinary house, less than 50 metres from the soft-sand beach, has room for up to 10 guests and is immaculately finished and presented. A selection of highly rated pubs and restaurants are within 50 metres walk, along with a charming local deli and café. In addition to the beach, local attractions include surfing at Westward Ho! (5.5 miles via road), crabbing or relaxing in Appledore (5.5 miles via road or a short hop across the river Torridge on the seasonal passenger ferry), sailing at Instow Yacht club, or soaking up the literary scene at the Appledore Book Festival. No matter your age – there is plenty for everyone to enjoy in this stunning location!

This reverse-level family home has all four bedrooms on the ground floor, including a delightful and spacious bunk room with two sets of bunkbeds (perfect for children), along with a twin, a double and an en-suite king-size bedroom (with French doors opening onto the garden). High quality bed-linen and luxuriously soft towels are provided in all bedrooms. The bathrooms are delightfully furnished with a freestanding bath and a separate walk-in shower in the family bathroom, and a walk-in shower in the en-suite. Also downstairs are laundry facilities (washing machine and tumble dryer), a games room with table tennis and table football, and a running machine/treadmill should one of your party wish a moment of solitude or some additional exercise! Head upstairs to the beautiful, light-filled first floor and you will be immediately struck by the view, through the picture window, of the dunes and the water to Appledore and beyond. A fabulous open-plan lounge-dining area decorated with striking artwork, boasts vaulted ceilings and a large wood-burning stove. A huge sliding door leads to a balcony, with a bar table and stools where you can enjoy a drink while watching breathtaking sunsets over the water. When not captivated by the view, the lounge is also equipped with a 50-inch Smart TV and soundbar. The stylish kitchen/breakfast room has been finished to a very high specification with lovely wooden worktops, a large island unit with colourful stools for breakfast or perching with drinks (seating space for five), and a cosy sofa. The kitchen is well equipped, with a double electric oven, gas hob, a full-height fridge, a Nespresso coffee machine, and adequate high-quality kitchenware to prepare and serve a feast for the full household (a well-stocked library of recipe books is also on hand should you want some inspiration!). A separate pantry (linked to the kitchen) contains a freezer and plenty of space to store enough food to keep you well supplied no matter how long your stay. Another large, sliding door from the kitchen opens onto a further balcony – a gorgeous spot for a morning coffee or alfresco breakfast. Also upstairs is a cosy snug with a further collection of fantastic books for you and your family to dive into, a wide selection of board games and puzzles to bring everyone together and another Smart TV. Integrated, high-end Bose and Bang & Olufson speakers are in the kitchen and open plan lounge-dining area, ensuring you can listen to your favourite music whilst away or discover new music to associate with your holiday memories!

Outside, the rear garden is a wonderful sun-trap. Sheltered from the wind, with a luxurious 6-8 person hot tub (spa towels are also provided), and enough outdoor seating to allow the whole family to sit down at tables. Professionally installed lighting in the garden allows you to continue the motions of dinner or fun in the hot tub after sunset and into the evening. The garden has bespoke washing points for pets and surfing equipment, whilst also providing adequate storage space for bicycles or surfboards. Located on a private road with only three other houses, the driveway has parking for up to four cars, ensuring you can come and go with ease, and your focus remains on relaxation and having fun.

A beautiful home in a great location, with stunning views over the dunes to the coast. Comfortable and fitted out to a high standard. Excellent eateries within a short walking distance, and of course the wonderful Instow beach.

Thoroughly enjoyed our holiday. The property design and decor is amazing. The views are spectacular. It is extremely well equipped with everything you could need in the kitchen. High quality throughout including bedding, towels, TV & speaker connectivity throughout the building. Cleanliness was excellent especially with the hot tub. The games room Read morewas much appreciated. Housekeeper was super responsive on the first night when we couldnt work the EV charger, which was quickly resolved. Attention to detail throughout was high - felt like a home rather than a holiday let. Great pubs in walking distance. We also enjoyed Johns of Instow and Appledore cafes and deli which we visited daily!! Quiet and private location. Access to great walks on the Tarka Trail. The house was amazing, so well equipped and comfortable. The location was also fab, lots of nice pubs to walk to and the beach was literally over the road. The house was clean and well maintained. We cannot find a fault.

A very well equipped home, only a stone's throw from the beach and food & drink options that Instow offers. The kitchen had a plethora of quality cookware and utensils. We loved the Instow Arms and our walks on the beach with our dog. Instow is a great place for a holiday.

Excellent accommodation - lovely setting - very comfortable - first house we've stayed in (and we've stayed in a lot) where carving knives were sharp. Highly recommend this property.

The house was super clean and the kitchen well equipped with pots,pans and glasses.The duvets and bed linen were fresh and new.The view from the living room window is pretty,looking across the estuary to Appledore. We noticed some noise from traffic on the 30mph limit road in front of the dining area in the daytime but werent disturbed by it in theRead more master bedroom at night and there was no noise from neighbouring houses whilst we were there.We enjoyed using the hot tub some evenings and the bath is a decent size.The en-suite bathroom is compact and the sink is a small cloakroom type one,so my husband who likes a wet shave used the one in the other bathroom as that is normal sized.The property description mentions that there is a large garden and that it is suitable for 2 dogs.However wed say it is more of a courtyard,there isnt a lawned area and the only greenery is in a raised pebbled area above the dining tables.As it is an upside down house,if you want to eat outside the food and crockery has to be carried down the stairs and through the master bedroom to the tables.Barbeques arent allowed.
