Situated on the harbour side of the village with outstanding harbour and river views this property is just wonderful. Polruan is an ancient fishing village famous for its boat building heritage. Perfectly positioned on the Fowey river estuary, which is a thriving centre for fishing, seafaring, shipbuilding and agriculture. There are two village pubs, the highly rated Lugger Inn restaurant, a café, a bakery, a village shop and a passenger ferry that will take you across to Fowey. Further afield there are plenty of places to visit and things to do. Why not visit the Adrenaline Quarry or tall ships at Charlestown, take the brewery tour in St Austell or visit the Eden project and/or the Lost Gardens of Heligan. Also for those interested in stately homes why not visit Lanhydrock in Bodmin.

The property is easily accessed from the picturesque and car-free Sydney Hill through a wooden door that leads onto a broad patio with stunning views of the harbour. There is a main door to a hallway with two reception rooms to the left and the dining room and kitchen to the right. The dining room has beautiful views over the river. Behind the dining room is a fully equipped kitchen with an electric hob, oven, microwave, fridge/freezer and Nespresso machine. Turning left from the hallway is the lounge which comes with comfy seating, a Smart TV, the perfect spot to curl up after a day of exploring Polruan and south Cornwall. The second sitting room with an electric feature fireplace and again views over the water. Off this room is a very handy utility room with a washing machine and tumble dryer. Back into the lounge is a staircase that takes you up into the master bedroom with a king-size bed, stunning views and an en-suite with hand held shower attachment over bath and a WC. Making your way back down through the lounge areas is a second staircase where you will find the other two twin bedrooms both light and bright with water views. The main bathroom can also be found on this floor with a walk-in shower, heated towel rail and WC.

Outside is a beautiful patio area with garden furniture and a good size lawn area that overlooks the river Fowey. Both the utility room and kitchen have doors to the rear entrance on Hockens Lane. Cars can be unloaded outside the property on Hockens Lane where there is private off-street parking for one large car and two garages for regular size cars. There is also parking in the local St Saviours car park a short walk from the cottage (subject to availability)

At the end of a very narrow lane lies this cottage which has amazing views from the garden. It was clean (apart from the garden furniture) and the kitchen was well stocked with equipment plus microwave, toaster, dishwasher, coffee machine and full size integrated fridge freezer. We were grateful for the dishwasher tablets, milk, teabags, biscuits aRead morend toilet roll provided. The bed was comfy albeit squeaky on one side. Someone came and cut the grass and washed the front windows mid week. The only downside for us was how uncomfortable we found the sofas, but thats just our opinion. Just to add, please note if you are travelling with young children, the two twin bedrooms are accessed by the stairs by the front door, whereas the main bedroom is accessed by a separate set of stairs at the back of the sitting room. The garden is mainly enclosed by a clear barrier, but there is one small open bit. We simply placed one of the outdoor sofas here to stop our dog jumping over. Out and about, The Lugger wasnt open whenever we went down, but The Russell Inn did a very tasty meal. The lane has nowhere to turn around so you need to be competent at reversing. It is VERY narrow. We used the car ferry to Fowey which was, at the time of writing, 10.50 return. Hide

Firstly, the main positive about this place is that view from the garden, it is beautiful and better than any TV for sure! However the property is a little tired and in need of some TLC. The beds & sofas are not very comfortable and the tv is quite old so barely works. Also it wasnt clear to me from the listing that the cottage is two old cottages Read moreknocked into one; therefore the twin rooms are up one set of stairs on one side of the house and the double rooom is up a seperate set of stairs on the other side of the house ; if youre travelling with small ish children, this could pose a problem. Luckily ours enjoyed having her own wing as she called it! Sadly I wouldnt recommend this property; aside from the view, it wasnt all that comfortable. Hide

If you have mobility problems, do not book this cottage! This is a beautiful cottage with exceptional views. Getting there was not easy, one wrong turn and you can end up either getting lost or driving up a very narrow, steep hill. The stairs in the cottage are extremely steep and the banister does not go all the way up, the other stairs do not havRead moree a banister at all. The glass balustrade in the garden does not go all the way around the wall, this is dangerous for animals and small children. Hide

For the price that was paid the welcome pack could have been better. It was very basic, I have had better welcome packs in much cheaper accommodation. The jam would have been nice but nothing to actually spread it on. A toaster would have been ideal to save having to use the grill on the cooker if bread were provided. The sofa in the lounge was verRead morey uncomfortable and needs replacing. Master bed requires replacing as it was very squeaky. Onsuite shower in the master bedroom would be ideal. Hide

We really enjoyed our stay in Polruan, the views from the garden are beautiful. The cottage has most things you need for a home away from home holiday and our dog settled in quickly. I would not recommend for anyone with small children or mobility issues due to the stairs and hills around the village. As previous reviews said getting in and out of Read morethe village is interesting on the narrow hilly roads. We used the car and foot ferry most days to travel around Cornwall. Hide

The garden in this property is phenomenal, even in bad weather the stunning views can be appreciated from the majority of the property windows. The house is spacious and well laid out, has most facilities you would wish for, plus a lovely welcome hamper on arrival which is a nice touch. Great location, parking included. Could be better considering how much it costs. No toaster! Nice outside space but the garden furniture desperately needs replacing, uncomfortable, dirty, flaking. Fantastic house with a great location and incredible views. Unfortunately there were several snags with the property, broken appliances and furniture, which should be kept on top of by the property management company. Barring that it is a lovely house and still worth visiting.

A fantastic location - an absolute joy taking in the view. Easy ferry trip to Fowey for restaurants and beach.
