Situated in a beautiful countryside setting, this gorgeous and spacious converted barn has plenty to offer groups of up to 12 people. You’ll be within a National Landscape and just 3.5 miles from the coast, with easy access to scenic estuary walks and beauty spots like the Benacre National Nature Reserve (4 miles). Kids will be keen for adventures at the Southwold Maize Maze (2 miles), where they can tackle zip wires, pedal go-karts and giant jumping pillows. Or, for a more peaceful afternoon, head to the charming Georgian village of Walberswick (5 miles), a nostalgic seaside gem. Alternatively, make a beeline for its livelier neighbour, Southwold (4 miles), a quintessential British beach town with a sandy shoreline and Instagram-worthy beach huts. The famous Latitude Festival is only 3 miles away, so this is an ideal base if you have day tickets (it beats camping hands down!). For a day trip, the market town of Beccles (9 miles) is wonderful with its quirky independent shops, winding streets and historic squares.

Brimming with character and charm, this beautifully converted barn features exposed beams, lofty ceilings and original flooring throughout. The entrance lobby sets the tone for the trip with its pool table, providing a playful welcome. On the ground floor, you’ll have two of the bedrooms – a cosy double and a bunk room – along with a stylish wet room with WC. For relaxation, your group can choose two lounges, the first is large and the second is more of a snug. Both have wood burners to keep you all toasty. The open-plan kitchen, complete with an AGA for cooking up group feasts, is another fab spot for socialising, with a spacious dining area for sitting down to meals. A wooden staircase in the entrance hall leads up to four more inviting bedrooms: a super-king, two doubles and a twin, along with a family bathroom and an en-suite shower room leading off the super-king bedroom, both with WCs.

The outside space opens up more opportunities for spending time together, with an enclosed patio, a pizza oven, a charcoal BBQ and a bubbling hot tub. You can organise games on the large lawn and while away evenings soaking up the fresh country air. There is private parking for six cars.

An excellent location ten minutes drive from lovely Southwold peace and quiet, plenty of parking on site well laid out barn conversion with plenty of room for ten people in our family group plus two dogs.

There were 11 of us celebrating a 30 birthday. Ages were from 1y to 59. The house was perfect for all of us. We all had our own space in different areas of the house if we wanted to. The hot tub was great and the pool table. We had great weather so we used the barbecue. I would highly recommend this house .

Wow what a stay!! Photos dont do this place justice its even more stunning in real life. 11 ladies enjoyed this place for a long weekend. It had ample seating so we could all be in the same room at once if required and we had enough seating round dining table to be able to enjoy meals together (something that has lacked in other properties we have Read morehired) this is very well thought about property and would absolutely book again Hide

Well, this house was a wonderful location for me and 10 friends to get together to celebrate the impending nuptials of a lovely couple. It was grand, spacious and wonderfully appointed with an eclectic collection of furniture and objects. We had a wonderful time using the BBQ, the pizza oven and the hot tub. On arrival, due to a storm, we had a power cut, but the hosts, who are located nearby, came to assist immediately and were very friendly. Just had a wonderful three generation holiday here. Lovely house with great outside space, both on lawn and in courtyard, well equipped inside and out, including with top hot tub, pool table and badminton nets, all worked well for activities, chilling and Bbq. Good kitchen, two good living spaces and upstairs bedrooms v nice and excellent drying faRead morecilities. Worth planning your bathroom routines for big group, but it worked fine for us. Lovely welcome basket and games inside. Easy and short drive to super beaches and facilities at Southwold and beyond and a nice pub and shop in Wangford village. Walks and runs can be done from the barn along country lanes and its close to a train station for public transport too. Would recommend. Hide

Ten of us plus a toddler had a very comfortable and enjoyable stay. It was prefect for our needs and would very much recommend for a large family holiday.
