Located just a mile from the centre of medieval Rye, and surrounded by acres of organic farmland this spacious holiday home is within easy reach of the many independent shops, cafes, and restaurants the town has to offer. Here you can meander the cobbled streets, climb the Church tower for breathtaking views across the rooftops of Rye, explore the local art galleries, or pick up supplies for your stay, together with fresh fish and collectable antiques. Families and water sports enthusiasts can hop in the car for a trip to nearby Camber Sands (5miles) where you will find kite surfing, sailing and paddle boarding on offer, as well as 7 miles of beautiful sandy beach and rolling dunes for the little ones to enjoy. Slightly further afield Battle, Hastings, and Tenterden are all well-worth a visit with many family friendly attractions ensuring there is something to keep all the family entertained in this stunning pocket of the Sussex coastline.

Step inside this single storey semi-detached barn where there is space for dropping off shoes and coats before heading through to the open plan lounge/kitchen/diner - a light filled space that offers glorious views of the Romney Marsh. I couldn't recommend this place more. The house and location is stunning. Very quiet and peaceful. Easy to find. My friends and myself will definitely be returning one day, we didn't want to leave.

This cottage thrives on its utterly peaceful setting and, of course, the beautiful countryside with its soothing natural surroundings. We were in an SUV vehicle so the unmade road up to the barn was OK but for a smaller lower suspension car it could be a problem. The weather was around - 2 to - 4c during our stay so bottles and food could be left outside in iso boxes as an extra fridge. the actual fridge and freezer compartment are too small for a barn sleeping up to 6 people - Read moreespecially in summer months. The towel rail in the main bathroom did not work which provided the only heating in that room. Otherwise the barn was comfortable and really excellent for our Christmas festivities. Hide

The cottage was in a lovely position with views over farmland and Romney Marsh. Every thing inside ( apart from the fridge!) was fine but the shower in the en-suite only dribbled - I think the pump in the wardrobe was not working. Oh, and we had to retune the tv which was difficult as the leaflet in the info folder was for a different tv. But we haRead mored a good time. The property is spacious, light, airy and comfortable inside with a good smart tv. Outside there is a generous wrap around lawned area with plenty of outside seating to admire the views and catch the sun throughout the day. Good conversion, largely clean, plenty of hot water but a few problems encountered including low pressure on both showers. We had a very comfortable stay and the property was a good size for 5 adults. The kitchen is well equipped and there is plenty of space in the living area. Bedrooms are comfortable and there's plenty of storage space. The walk into Rye takes about 25 minutes over the fields. The property is peaceful and you can see for miles. Lovely barn conversion with beautiful views from all the windows and we were treated to some gorgeous winter sunrises. Very well equipped and big open plan space. The log burner made it very cosy in the evenings. We enjoyed the rural setting with footpaths across the fields on the doorstep and it only took 20 mins to walk into Rye via the roadRead more. Great base for exploring the area which we were new to. The Rye Harbour Nature Reserve was great to walk around too. Lots to explore in Rye with beautiful buildings and independent shops. We stayed for 5 nights and were a group of 4 adults.. The property is secluded with large grounds and if you like wind farms a great view. On opening the door the property was warm and cosy. A quick walk down the corridors revealed the bedrooms. The barn was immaculate and super clean . We both really enjoyed our week at the barn. We were blessed with a week of good weather and the properties, views, sunrises, birds and nature were fabulous. The barn has a lovely vibe, it felt very personal with lovely art and furnishings. The kitchen was well equipped and we cooked dinner at the barn most evenings . The lounge area was very spaciRead moreous and very comfortable. The shower in our ensuite was spacious and the shower was good. The bed was comfortable for me, my husband didn't get on with it quite as well, we are used to a large double bed at home and so the standard double took a bit of getting used to. Absolutely beautiful! Waking up to that view in the peaceful countryside was wonderful. The house was ideal and the garden space amazing.
