Part of the magnificent Holkham Estate, this delightful cottage provides a tranquil base for families, nature lovers and history buffs. Located in a prime location in Holkham village, with Lady Anne's drive leading to the stunning Holkham beach just a short walk (800m) away and Holkham Park North gates within moments (less than 0.25 miles) of the property, providing access to the spectacular Holkham Estate. With so many things to do within the park: hire a rowing boat on the lake, watch deer grazing, take to the treetops on a ropes course and of course explore Holkham Hall itself. The bustling fishing port of Wells-next-the-Sea is just 2 miles along the coast, where you can go crabbing and have fish and chips on the quay. For a spot of shopping, head to Burnham Market (4 miles) or Holt (13 miles), and don't forget to go on a seal trip from Morston.

This cottage has been sympathetically refurbished throughout, retaining its charming period features whilst creating a stylish holiday home with all the luxurious touches you would expect. On entering, there is a boot room to your right to kick off muddy boots or sandy shoes. Designed with relaxation in mind, the sumptuous and generously sized lounge provides comfortable seating for all, with the wood burner and Smart TV transforming the space for cosy nights in after long days exploring. The dining room boasts a feature fireplace and is perfect for coming together, sharing some local food and wine, or just simply enjoying casual breakfasts. At the back of the cottage is the kitchen, equipped to a high spec with everything needed to whip up delicious homecooked meals. Beyond the kitchen is a handy utility area and ground floor WC. When night falls, head on up to the first floor where you’ll find two welcoming bedrooms. One with a king-size bed and the other with two single beds, each with top quality mattresses promising you a good night’s sleep. The family bathroom on this floor benefits from both a freestanding bath and separate walk-in shower.

The enclosed, private garden catches the sun all day round and is just a lovely, peaceful place to be during the day or evening. Dine alfresco or watch the sun go down with a glass of your favourite tipple. The outside dog shower is so handy for hosing down those furry friends when they return from having the best time on the beach.

A beautifully appointed cottage with everything you would want for a comfortable stay in your home from home, all mod cons in the kitchen including an airfryer, microwave, cooker, coffee pod machine, dishwasher etc. Boot room for drying out clothes shoes etc if needed is a great idea. The cottage was lovely, perfect location and very nicely decorated. It was extremely comfortable for 3 adults and 3 dogs. The woodburner was a huge plus given the cold nights. I have already rebooked for a future stay.

This cottage is really beautiful. Interiors, location and ambiance are gorgeous. I've been showing off the photos to all my friends, especially fans of parkruns and dog owners. It's so rare to find accomodation this fabulous that is dog-friendly.

Amazing cottage. Beautifully decorated and so comfortable. Lots of space, including a downstairs toilet and large coat / boot room which was perfect. Fab location for use of holkham hall and beach and Wells literally 3 mins away. The cottage had everything, loads of utensils and crockery in the kitchen. Lapwing Cottage became newly available in summer 2024 and as we had stayed at some of the other Holkham properties, were keen to try this one. We booked for early December as near to Lady Anne's Drive, the beach, bird hides etc., as this is the peak time of year should you be interested in seeing the spectacle of all the Geese roosting and feedingRead more on the marshes nearby. It was an excellent choice, the property was just perfect in location and has been beautifully refurbished with quality flooring, doors, furniture, sofas etc. It felt very homely especially with the log burner on each evening although the heating system was extremely efficient too. I imagine if you were a family of 4 this would be the perfect summer location too, with enough space for everyone, garden, parking, dog shower outside and the beach nearby. We had such a fantastic time at Lapwing Cottage. The location was absolutely perfect - a short walk to the beach, right opposite the Victoria Inn and a short walk to the Hall. The cottage itself was so homely and welcoming. It had everything you could need! We loved having a fire in the evenings.

A lovely cottage which has been done up to a high standard. Ideally set up to take a dog with outdoor dog shower, enclosed garden and hard floors downstairs and numerous excellent walks on the doorstep.

Lapwing Cottage is in the perfect location for Holkham house and for the beach. It's beautifully decorated with a perfect attention to detail. We had a wonderful stay and hope to be back!
