This wonderful country house is situated on the southern end of Cley-next-the-Sea, a charming village famous for its salt marshes and nature reserve with fantastic bird-watching opportunities. The village has some excellent amenities, including pubs, deli, book shop, smokehouse, pottery and landmark windmill. You can pick up the coastal path from the village or catch the Coasthopper bus service and take a ride to the other lovely villages along the coast. Head to Blakeney or Morston (less than 3 miles away) and book a boat trip to see England’s largest grey seal colony at Blakeney Point. Visit beautiful Wells-next-the-Sea (9 miles) for glorious walks through the pine forest down onto the white sandy beach decorated with colourful beach huts, or sample traditional fish and chips on the front. The beautiful Georgian market town of Holt (3 miles) is a popular shopping destination with its antique shops, boutiques and art galleries.


This stylish retreat will appeal to multi-generational family groups and friends who are looking for a quiet location and want a comfortable base from which to explore this lovely part of North Norfolk at any time of year. Entering the house via the front door, you are welcomed into a bright entrance hallway where a return staircase leads up to the first floor. Continue through into the wonderfully spacious kitchen/diner with patio doors opening onto the garden and rolling fields beyond. The kitchen is fully equipped with everything the designated chef needs to whip up a delicious meal to be enjoyed around the large dining table. The snug adjoins where guests can escape for some quiet reading or younger members of the group can play games and watch their favourite series on the Smart TV. There is another set of patio doors which lead out onto the patio area at the side of the property. The larger sitting room offers a welcoming space to gather and cosy around the wood burner in the cooler months or in the warmer months open the patio doors and let the fresh air flood in. A cloakroom completes this floor with a washing machine and tumble dryer. Head on up to the first floor where you’ll find four tastefully furnished bedrooms, each individually styled and boasting quality, low allergy mattresses and bedding to ensure a good night’s rest. The master bedroom provides a super-king size zip-and-link bed, Smart TV, en-suite bathroom and dressing room. The second bedroom has a there are two further super king bedrooms one with ensuite and one with zip and link beds that can be made into a twin on request and the fourth bedroom with a king-size zip-and-link bed share use of the family bathroom.


Outside there are spacious grounds for enjoyment and relaxation. There’s an apple orchard for admiring the blossom in spring and picnicking in the summer. The wooden garage can be used to store bikes or hang wetsuits to dry. Dine alfresco catching the midday and evening sun on the two stone patios. The south-facing patio boasts a built-in charcoal BBQ and the west-facing patio enjoys views of the stunning sunsets over the grassed fields, with not a house in sight.

What a wonderful place to stay. Lovely private location with fantastic views over the countryside and close to the seaside at Cley. The house has everything you need for a lovely holiday.

A fantastic location for a family break with daughters boyfriends too. Plenty of space upstairs and down with big well equipped kitchen for dining and playing board games. Close to lots of attractions, country parks and beaches and only a short walk to the village with pubs and shops. Close to Cley marshes for birding - great for an evening visit Read moreas well as during the day for food with a view at the visitor centre. Eclectic book selection if you need inspiration! Spring heatwave was a bonus. If we needed space for a family gathering again this will be top of our list. Hide

Valley House was a superb place for our family holiday ( three generations together). The house was well equipped, very spacious and had a really comfy feel. The outside space was an absolute joy. All the family 3 generations loved Valley House. We loved the view of the sheep. House was well equipped, clean and spacious. Very nice quiet location. 3 pubs within walking distance. Near to shops and amenities we hope to visit again.

A lovely, roomy house on the edge of a very popular village with open, delightful views across the owners adjoining field which the younger members of the party used as a training circuit until the sheep arrived! A great base for exploring further afield, highly recommended.

Fantastic home in a great location. Spacious but had a cosy feel . Very large comfortable beds with lovely crisp white linen. Plenty of hot water in the bathrooms. Great for a family or group of friends. We thoroughly enjoyed our stay and would definitely return.

Our stay at Valley House couldnt have been better. A great house in a wonderful location. Easy access to all the areas of Norfolk and Suffolk you could wish to visit. Holt is a charming town and the local pubs in walking distance are proper country pubs! Lovely, very comfy and spacious house in quiet location in unspoilt area of north Norfolk coast. Plenty to see and do in the area, and good pubs, restaurants and delicious local fish. Will certainly return as a week not long enough!

The house is beautiful. Great for a 3 generational holiday, as we all had our own space too. It was spotlessly clean with very comfy beds. We love Cley as a location and it was nice to be able to walk into the village in 15 mins but also be so peaceful and not see any other houses, just the field. Lovely.
