* Hot tub available from 18th Feb 2026* This beautiful, sympathetically restored detached farmhouse, is located in a spectacular position with stunning sea views, on the Welsh coastal path close to the picturesque bustling seaside village of Abersoch. With room for 16 guests, Ferm Ar Y Mor is a stunning spot for those who wanting a seaside holiday or to celebrate a special occasion with their families and loved ones. The impressive beach of Porth Neigwl is a couple of hundred metres away thanks to private access via the farmhouse field to the coastal path. A well known spot for surfing and other water sports, with over 4 miles of flat sand and stunning views to Bardsey Island (Ynys Enlli), you won’t be bored at Porth Neigwl. The property is ideally situated to take advantage of the beautiful coastal scenery. Additionally the property has its own wind turbine, air source heat pump and solar panels.  There is an infinite array of outdoor activities locally, including walking the fabulous Welsh coastal path, swimming, surfing, paddle boarding, or further afield, hiking in Eryri (Snowdonia) or on the local hills and hill fort of Tre’r Ceiri and Yr Eifl. The property is part of but separate from, of a holiday home complex.

Fferm Ar Y Mor retains a mix of original features and furniture combined with modern pieces. Relax and unwind in the lounge which features comfortable seating, restored chairs, a cosy wood burner and a large Smart TV. The first of the eight tastefully decorated bedrooms is on the ground floor: a beautiful double bedroom and adjoining wet room, both suitable for all, including guests with limited mobility and wheel chair users. Exploring further, the large kitchen and  dining room has the original large oak dining table and is equipped with a double Rangemaster oven, two sinks and two dishwashers, a large larder, separate double fridge, and double freezer. While preparing your meal, enjoy the scenic views of the sea from the large windows and at mealtime sit down, enjoy and socialise with all your guests.

Access to the main staircase is via the large hallway with the original floor tiles, which also connects to the front and side external doors. Going up the stairs, stop to admire the restored coloured glass panels depicting scenes from Porth Neigwl bay and the local flora/fauna before you gain the first floor. From the first-floor landing, you will find three further bedrooms, two double and one twin. The first floor also features an additional sitting room with smart TV which can be used as a reading or games room; completing this floor, there is a bathroom with shower over the bath and WC, and a separate shower room with walk-in shower and WC. Head up to the second floor, where you can enjoy the stunning panoramic views of the countryside and the sea; on this floor, you will find a further four rooms, one double and three twin. This floor has a shower room and a separate WC.

Outside there is dedicated driveway with parking for multiple vehicles next to the front door of the property, plus benches and seating for eating and socialising al fresco. There is a paddock field where you can play ball games. There is also an adjoining garage with shared storage for equipment as well as a washing machine and tumble dryer and large barbeque unit for guests use.

Please note that dogs must be kept on leads around the courtyard and communal areas until in field through to the beach. Please clear up after them in all areas.

The farm house was perfect for our family gathering of a group aged 2 to 88! The rooms were very comfortable and we had everything needed to enjoy our stay. The location was amazing and the hot tub was very much appreciated. Thank you

Fantastic holiday at Fferm Ar Y Mor. The location of the house is spectacular and our party of 6 adults, 4 children and a dog were very comfortable. The kitchen deserves a special mention great cooker and really helpful having two dishwashers. Nice food at Sun Inn just down quiet road but be prepared for a VERY long wait for your food.

We had 8 adults, 7 children and a dog in our group and there was plenty of space for all of us. The bedrooms are really generous in size so even had room for extra blow up beds. All of the facilities were spot on and we didnt need anything else. We didn't use the outside space as much because of the time of year but there is plenty of room for the Read morekids to run around and big walks pretty much on the door step. The views are amazing. Would definitely recommend staying here its under 10 minutes to Abersoch by car and it also has a beach behind the property that is a 10 minute walk. Hide

My family and I spent Christmas here this year and it was spectacular! There were 12 people in total ages ranging from 7 - 82 years old. Firstly, booking the accommodation and receiving updates etc was brilliant. I needed to contact the owner to confirm a few things before hand and she was very friendly, easy to get hold of and helpful which maRead morede us feel at ease (first big family Christmas away from home). The house itself is beautiful. Very spacious even with 12 people there. Plenty of rooms and bathrooms. Great views from all the windows! Clean, well maintained, beautifully decorated for Christmas! The big draw for this house and our favourite thing about it was the location. Its absolutely perfect and so beautiful. The ocean to the back of the property, 5 minute walk to the beach. We even did a Boxing Day swim in the sea! We had dogs so the walks along the beach and surrounding area were amazing. My 2 young boys had the field to play football in which was great. We had the best Christmas all together here and would highly recommend this house for a big gathering any time of the year, but its particularly magical at Christmas! Ty'n Don is in a truly wild location, only two minutes' walk to Porth Neigwl beach if you are happy to scramble down the dunes. We loved it. It is a surfy beach with strong rip current, so strictly for competent swimmers. Abersoch, and other wonderful beaches, are only a few minutes by car away. The house is grand, with large rooms and high ceilinRead moregs, adapted to, and equipped for its current purpose with care and regard to its high price point. In this respect it is let down only by minor niggles. It is well equipped for large parties and in-house catering, with plenty of crockery and utensils, supported by a large range cooker with induction hobs...and plenty of space in the kitchen for people to share the food prep. Behind the house, there is a complex of smaller holiday lets and a static caravan park, so it's the area to the front of the house that is yours. It's exposed but that is the nature of the area. What a beautiful house and location if youre wanting a quiet holiday. Very dog friendly and had plenty of outdoor space for our dogs to run free in. The Beach is a few minutes walk which was great and watching the sunset was extremely memorable! The kids loved it.

Made welcome to a well-equipped house with ample space for our party of 14 - 7 adults, 7 children. Owners responded promptly and pleasantly to requests and reports of minor problems. The barns were great fun for the children, and the nearest beach was enjoyed several times. Plenty of local paths for walking and only a short drive to other beaches.
