This charming farmhouse with stables and horses enjoys wonderful views over the valley towards the village of Sedlescombe and would make an excellent retreat for a family country getaway. The entire village is nestled in a conservation area containing many picturesque half-timbered houses and a central village green with an ancient pump house and a village flock of geese. There is a village store and pub dating back to the 15th century which is a gentle stroll away and welcomes dogs. For keen golfers, there is a local golf club and for wine lovers, Sedlescombe Organic Vineyard is 2 miles away, Carr Taylor (2 miles) and Oastbrook Vineyard (5 miles). All offer tours and tastings. Historic Battle is 3 miles away and Hastings 2 miles, with its charming Old Town and vintage shops and is home to the largest beach-launched fishing fleet in Europe.

Step inside the hall with plenty of space for coats and shoes and continue through into the welcoming open-plan dining room with a glass roof, a cosy snug area for morning tea and a well-equipped kitchen with underfloor heating. The kitchen has an induction range cooker and hob, fridge, and dishwasher and there is a separate fridge/freezer. There is a utility with a washing machine and a dryer. The garden room has underfloor heating, a large comfortable sofa, an armchair, and an array of plants. Doors open out to a decked terrace and pond. The comfortable and spacious sitting room has soft seating, an open fireplace, a Smart TV, and a grand piano, which guests are welcome to play. There is a separate study with a desk, armchairs and bookshelves and through to a cloakroom with a WC. On the first floor, there are three bedrooms, one king-size bed, one double and a single room. The king-size bedroom has a dressing room and an en-suite. The family bathroom has a free-standing bath in the middle of the room, double sinks and a WC. On the second floor one of the bedrooms has a double bed with an en-suite shower, separate bath and WC and the other bedroom is a twin with an en-suite with a shower over bath and WC.

Outside, there is a large garden with several seating areas with garden furniture to enjoy the far-reaching countryside views. There is a decked area outside the garden room with a pergola and a pond. 

Please note the property is located on a working farm with horses and sheep in the adjoining field and although 2 dogs are welcome, guests should be aware of this.

Our party of 8 had a lovely stay at Luffs Farm. The house was well equipped, comfortable, and in a good location for Hastings, Rye, and the rest of East Sussex.

9 of us, 8 adults and one toddler spent a wonderful family week on Luffs farm. We hadn't shared a house for many decades and this wonderful old place was perfect: bedrooms on three floors, each nuclear family had their own bathroom and there was more than enough space for everyone to escape in if they wanted to, but somehow we all mostly ended up iRead moren the conservatory. The study was perfect for my son who still had to do some work with which he could get on without being disturbed. And so many books to explore! The kitchen with its superb cooker was a joy, the dining room space with its glass roof was just the friendliest of spaces. And thank you for so many basics being available in the kitchen like salt and pepper and sugar, tea, coffee, dishwasher tablets, washing machine pouches and beautiful biscuits. We found this house extremely comfortable and well equipped. The sitting room was large but cosy, and we enjoyed the wood burner. There were six of us in our party, so the arrangement of the three settees was perfect. The garden room was lovely to sit in too. It was very relaxing with its green decor and plants. In the summer we'd have made use of Read moreit even more. It was lovely to watch the rabbits playing and a wren bobbing about. The kitchen was very well equipped, and there were other sitting areas which were useful, especially the alcove with two basket chairs looking out on to a small courtyard. The underfloor heating worked well. It was comfortably carpeted upstairs so no one was disturbed by anyone else getting up. Hide

Our stay couldn't have been better! It was absolutley magical - the location was stunning and you could watch rabbits and horses in the fields in the morning. The decor was also beautiful - it felt like a real home but where everything is totally pristine and the host is really helpful and quick to respond. Couldn't have loved it more - thank you.

Luffs Farm is one of the nicest holiday home s we have visited. Beds were lovely and comfy and bathrooms had good showers. The house was lovely and warm. It accommodated 7 adults, 2 children and 2 babies easily. Lots of games and books and room to run around for the children. All equipment supplied was of a very high quality. Lovely homely country farm house, very shabby chic. Felt very home from home and enjoyed all the personal touches. The garden was beautiful, and be lovely in the Summer. Great value for money for a family get away.

Lovely cottage in a great location. Plenty of space for 9 people. Great kitchen, 2 comfy lounge areas, beds were lovely and bathrooms for everyone. Lovely touches throughout the house which makes it really homely. Fabulous location close to Battle, Hastings and lots of lovely walks. Would completely recommend.

Very nice house with several rooms to sit, play, read etc downstairs. We really appreciated having the grand piano. Lovely extensive garden with many places to sit and enjoy.

The house was perfect for a great family BIG birthday weekend. Everyone had their own space and yet the living area was perfect for us all to get together.
