Situated in an Area of Outstanding Natural Beauty, Warborough House in the village of Kelling and the surrounding area offers something throughout the year. Springtime brings the migrating birds, spring flowers and the striking fields of yellow gorse up on Kelling Heath. In the summer the coast comes into its own with Kelling beach offering a beautiful and deserted oasis of secluded calm away from it all as the common seals arrive to pup at Blakeney Point, or why not take a boat trip out to see the seals themselves. The marsh harriers soar, the heath turns into a sea of purple as the heather bursts and wildflowers bloom in the meadows. Autumn is a birders’ paradise with more migrating birds with fantastic bird watching sites at Cley, and Sheringham Park and later in the season the grey seals arrive in their thousands to pup. Winter offers the famous Christmas lights and shopping at Holt with Warborough House a comfortable and  backdrop to catch up with friends and family – turn up the heating, light the wood burner and just relax.

Just 4 miles away is the pretty, bustling market town of Holt, this town also offers an array of eateries, cafes, art galleries and antique shops and the North Norfolk Steam Railway, and for traditional seaside family fun, Cromer offers amusements, crazy golf, Amazona Zoo and a great choice of seafood restaurants many serving locally caught fresh seafood including the famous Cromer Crab.

This gorgeous cottage offers the ideal stay away and the level of attention to detail the owners have gone to ensuring you have a real home away from home feel is noticeable the moment you walk through the front door. The ground floor has a wonderful kitchen area well-equipped for any chefs among you to lovingly prepare anything from a light snack to a hearty evening meal and when it’s time to serve up the dining room features a table large enough to host up to six guests and is perfect for any dining occasion. The kitchen also has a utility area and a ground floor shower room with WC for when you need to revitalise your senses after a busy day out exploring the coast. The lounge area is ideal to relax and unwind with loved ones of an evening with enough comfortable seating for all guests, a Smart TV for streaming your favourite shows and a wood burner providing an idyllic ambience especially for those cold, chilly winter nights. Upstairs you have a master bedroom with a super-king-size bed, ample storage space and en-suite shower room with WC. Bedroom two is a king-size again with plenty of storage space and bedroom three is a twin zip-and-link (which can be made into a super-king-size on request). Bedrooms two and three share a family bathroom with shower attachment and WC.

Outside to the rear you have a lovely, enclosed garden and to the front you have a patio area with garden furniture provided for those who like to enjoy a morning coffee at one with nature, or an evening cocktail whilst the sun goes down and with picnic bench and portable charcoal BBQ provided you are well catered for if you enjoy to dine al-fresco style.

Great downstairs space for our long weekend get together with friends. Beds super comfortable with high quality linen and lovely towels provided. Would have been improved by a little more attention to deep cleaning. The shower room drain smells mentioned in previous posts gave us problems from time to time which meant for unpleasant main bathrooRead morem experiences and we ended up sharing the ensuite. Good location for the north Norfolk coast and we enjoyed taking the dogs down the nearby track to the beach Hide

The house / cottage exactly matched its description on the website. It was a great privilege to stay in such a lovely home filled with character and charm. It had everything you could ask for and so much more! Plenty of space for a family and dog (s) We went on numerous walks in the area and particularly liked Salthouse , Kelling Sheringham, Read moreWeybourne and even managed to walk to Holt on the road( would not recommend Holt on foot if you had children. The location is absolutely stunning, beautiful country roads. The cottage is big and loads of room, the living room is super cozy and the log burner was honestly the selling point for us! Loved the welcome basket too, so thoughtful! My only negatives were the downstairs shower room was leaking and the smell was honestly horrendous, so that wholRead moree area was out of bounds for us. Which meant 6 people had to share the one small shower in the en-suite. We did call maintenance out but they could not fix this for us. We also had to go out and buy our own cutlery as the ones provided where so old we couldnt use them as they felt very unhygienic. We also where told logs where provided for the log burner, but when we arrived the cottage was ice cold with no logs provided. We had to leave 2 young children in the cold whilst we spent time driving around in the dark trying to find somehwere to buy logs. Other than those two issues the stay was lovely. The cottage was clean, comfortable and well decorated. The beds are also very comfortable. If you want to cook its well equipped and theres a really handy utility area - great for dogs. Just outside the parking area (big enough for 3 cars) is the Reading Room and cafe which is really handy for a quick lunch. Over the road is a track leading to theRead more beach which is about a 20 min walk. Wed recommend Stevensons for fish and chips in Sherringham and also a visit to Hillside shire horse sanctuary at West Runton which allows dogs and is free. Holt is about 10 mins away with a good selection of shops. Also Wells Next to Sea is worth a trip as are the crab sandwiches at Blakeney Hide

Smashing cottage great location. We particularly enjoyed the walk along the track to kelling beach.it was great having enclosed garden. Decor was nice and comfy and we would return again

Lovely accommodation in a great country village location if you want a rural escape. Great location for both country and coast walks. Pubs a short drive away. Bird life and wildlife in abundance.

Nice size lower floor rooms. Could see a problem with upstairs as one large and 2 small doubles. Nice to have enclosed grass and paved areas for dogs and toddlers. Not really walkable to pub or shops. But one of the nicer decorated homes we have been to.

The house is beautiful and finished to a high standard with luxurious beds, towels and bedding, the welcome pack was of high quality and much appreciated. If you are travelling with dogs please note that they are not allowed on sofas, or any carpeted areas (the stairs - which has no stair gate and upstairs) and they also need to sleep in the utilitRead morey room, if you intend to use the front garden there are only two chairs so you may want to bring your own.
