A beautifully presented characterful property on one of the oldest streets in Wells, this spacious holiday home makes a perfect base for your family holiday or a getaway with friends. There is fun for the whole group on your doorstep, with the quay just 400 metres away where you’ll find an abundance of independent shops, cafes and activities such as crabbing and amusements. The beach is a 1-mile walk, or you can take the electric beach bus. See the local countryside from a different perspective from the Wells and Walsingham Light Railway (500 metres) or take a Wells Harbour Tour from the quay (400 metres). Whilst there’s plenty to do straight from the property’s door, just down the road is Holkham Hall (2.5 miles) for some deer spotting and plenty of acres to amble around.

Upon entering the house, you are greeted by a contemporary kitchen with plenty of worktop space to rustle up some home-cooked meals to enjoy together. There are patio doors out into the enclosed garden and a hatch so the chef can chat with those waiting at the table. There is also a downstairs WC for convenience. In the neighbouring space is the open-plan living/dining room, elegantly furnished to reflect a subtle coastal theme. The comfortable seating is centred around the Smart TV and the original fireplace housing a large gas wood burner, so sit back and relax whilst warming your fingers and toes after a walk along Holkham Beach. Head upstairs, where there are three bedrooms: one king-size, one twin and one single plus a permanent cot bed for a little one. To complete the accommodation is the bathroom.

At the rear of the cottage is a good-sized enclosed courtyard garden with seating for enjoying your morning coffee in the sunshine and a BBQ for dining outdoors in the warmer months.

16 Church Plain is a well equipped and very comfortable cottage ,as we were only a couple, there was plenty of room and all items needed was provided ,the welcome pack was adequate but provision of milk may help unprepared guests. The location benefits from private parking, a premium here and very welcome on this very narrow road. It is a ten minutRead moree walk from town centre, 15 to the quay. Nearby pub delivers good food and overall Wells is a good base from which to explore the locale. Hide

What a gem! Spacious comfortable well furnished and warm property. Close to shops, harbour and bus stops. Lovely garden and used the bbq in October. Wells and the area has a lot to offer- we didnt manage it all in a week. Would definitely recommend.

Superbly appointed cottage with a private courtyard garden. Very comfortable, tastefully decorated and provided all we needed for a wonderful weeks holiday. Within walking distance of the shops and harbour.
