76 The Mint offers a family-friendly holiday home for 4 - 6 in the heart of historic Rye, just off Mermaid Street. The cottage is full of character and has been sympathetically updated to retain its cosy charm.  It offers a comfortable sitting room, a dining room, and a bright sunroom. The galley kitchen has everything you need for preparing breakfast, lunch, and dinner but the lure from the local restaurants and pubs will be hard to resist! French doors open out onto a small courtyard, the perfect spot for relaxing and enjoying a morning coffee or an aperitif. There is also a modern shower room off the kitchen. On the first floor there are two bedrooms; to the rear a single bedroom and to the front a super king bed which can be configured as a twin. There is a family bathroom on this floor with a large roll-top clawfoot bath. On the second floor there is another single bedroom and also a double bedroom. Both rooms offer small washbasins, and the front room boasts views across the rooftops and beyond. Rye has much to offer with a fine selection of independent shops, antique shops, and restaurants and just a 10-minute drive away is Rye Harbour Nature Reserve, where you can walk along the sea wall and out on to the marshes to enjoy the flora and fauna. Camber Sands is in the opposite direction with its seven miles of sandy beach and dunes to explore.

We love this property because it is family friendly and perfect for groups of friends wanting a short break together. It is an ideal location for walkers, nature lovers and historians in the heart of the ancient town with the coast and 1066 countryside close by.

Please Note: This cottage welcomes guests of any age but it is set over three levels with two flights of relatively narrow stairs. Due to the nature of the Georgian banisters and the narrowness of the stairs, it is not possible to install stair gates. There are cargo-style nets that can be attached across the top and bottom of each flight to help deter the little ones, however they are not intended to be a robust barricade

Out and About:

Rye is full of character and charm with its cobbled streets and ancient buildings, restaurants, pubs and the Kino cinema. The Rye Nature Reserve, which is on your doorstep, is perfect for walking and bird watching as over 90 species of bird’s nest here with 5 bird hides available.  There are reed beds, a salt marsh, and saline lagoons, protected rare plants and shingle flowers, grazing sheep and wonderful trails all waiting to be discovered. There are six vineyards in the local region, offering tours and tastings; Tillingham, Gusbourne, Charles Palmer, Oxney Organic, Oastbrook and Carr Taylor. There are many local walks in the beautiful countryside, no need to get in the car. Camber beach with its famous stretch of sand is a 40-minute walk away, or a quick hop on the bus. With a broad range of watersports on offer at the adjoining Rye Watersports centre, there is something for everyone. You can choose to walk out to Camber Castle, although no longer open to visitors it is still a striking landmark and worth a visit. Winchelsea is less than an hour away to walk, or a short hop on the train, a lovely beach and a quaint village with lovely pubs. There are many National Trust properties nearby such as Sissinghurst Castle and Gardens, Bodiam Castle and also the famous gardens and historic house at Great Dixter. Local bus services run to Ashford, Tenterden and Hastings and mainline rail service from Rye to Brighton, Hastings, Ashford and London.

A perfectly located cottage - a bit creaky but expected with a property of this age. It was well equipped with everything you could want or need. I would definitely recommend this cottage to anyone. Thank you Rosie for all the information up to the beginning of our holiday - it was much appreciated.

This cottage in Rye is perfect for us. The only negative being the stairs. Even my younger siblings found them hard going But the people renting will know about them if they look on the website photos and description. Very comfy and the upstairs views are amazing. We know the history of Rye, the old harbour etc. Love it. Will be back. Cath.

The Cottage was a 10/10 accommodation first class and so close to the centre of town. Unfortunately Rye was very cold during our stay and as a consequence we were not away from the property for long periods, the property quickly cooled down when the heating went off and although there was a single portable electric fire moving it room to room was Read morenot an option so the property was a tad cold. But it was the dreadful UK weather which took our wrath Hide

We had a fabulous weekend at 76 The Mint. The house is right in the centre of Rye only a few seconds walk from some fantastic pubs and restaurants so extremely convenient (and a very short walk to the train station). The house was immaculate inside and had everything you could want for a weekend's stay - we will definitely be returning!

Fabulous location. Inspite of being opposite a noisy pub we were rarely disturbed by street noise. House and facilities were perfect. Beautiful linen, great beds, small but well equipped kitchen. Oodles of hot water. Absolutely loved it and am happy to highly recommend 76 The Mint to others.
