This newly renovated barn conversion forms part of the historic Lincombe Manor estate, the heart of which dates back to the mid 1600's. The Barn is now a beautifully designed and spacious property, with high vaulted ceilings upstairs and a wonderful family room/kitchen area with bifold doors which open up to a raised decked area, overlooking the Manor's long lawned garden. There are two wood burners in the property, providing a welcoming and cosy atmosphere in the cooler seasons.  

Keen walkers can take advantage of the many coastal and country paths leading almost from the doorstep and beach lovers have Woolacombe, Croyde, Putsborough and Saunton all nearby. The local bay of Lee is just over a mile walk with a wonderful pub and small shingle beach. Further afield there are many pretty and historic towns and villages offering a great selection of individual shops, regular markets and a choice of eateries from wonderful tea rooms to Michelin Star restaurants. For those looking for more wild open spaces, the Exmoor National Park is just a 30 minutes scenic drive - offering one of the few Dark Sky reserves and giving you the opportunity to see Red Deer and Exmoor ponies. With so much to enjoy in this popular area of North Devon, Lincombe Barn will soon be a firm favorite.

Ground Floor;

Entrance hall: Slate floor with seating bench, understairs cupboard for storage.

Living Room: Cosy room with rug on slate floor, two large sofas, 55'' Smart TV and woodburner in red brick inglenook.

Kitchen/dining room: Comfy sofa and large dining table seating 6 with chairs and a bench. Smart TV, wood burning stove and Bifold doors opening onto decked area. Well equipped kitchen with breakfast bar, Belling range oven with induction hob and hot plate, large separate fridge & freezer, freestanding pantry unit, butler sink and plenty of storage for food etc.

Utility room: Washing machine, tumble dryer and separate WC with hand basin. Door which leads to the front of the property, so ideal for using as a separate entrance.

Stairs from entrance hall lead to first floor;

Bedroom 1: Master kingsize bed with walk-in wardrobe and fully tiled ensuite with double walk-in shower. Lovely views over the garden

Bedroom 2: Double bed with remote operated velux windows, hanging rail and chest of drawers.

Bedroom 3: Twin with hanging rail

Family Bathroom: Bath and separate large double shower cubicle, heated towel rail, WC and handbasin

Pets: Two pets welcome

Outside: Private raised terraced area off the kitchen and shared access to lawned gardens (minor renovations will commence at the Manor during late 2022). There is an uncovered pond, so care must be taken with young children.

Parking: 1 space on the roadside at the front of the Barn and further parking available inside the gate.

Heating: Oil-fueled central heating included, Underfloor heating throughout the property upstairs and downstairs.

Security Deposit: This property has a refundable Accidental Damage Deposit of £250, which is payable with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit, should any damage occur during your stay.

Notes: Bed linen and towels inclusive, fast Wifi Broadband. Retractable stair gates top and bottom of stairs, highchair available. No travel cot, please bring your own.

Thank you for the milk and biscuits; thank you to those who cleaned and prepared the property for our arrival and thank you to the support centre ladies who helped us with the keysafe issue. The barn and gardens are really lovely, being comfortable, spacious and well equipped. BUT a big oversight by the property managers was that there were no operRead moreating instructions for anything other than the toaster! Nothing for the Belling cookcentre / induction hob, TV heating, dishwasher, microwave, washer or drier. We worked most things out, though the hob was a bit tricky or maybe temperamental, but surely we should not have had to.The local info was better on the whole but the '10 minute stroll' to Lee Bay is hugely misleading. Overall, a lovely place to stay but some spoilers need to be addressed. Hide

Lovely house with kitchen/dinner overlooking the garden. Good local walks. Steep walk down into Lee Bay, need to be fit for the walk back up.

The cottage, when renovated, was done to a very high standard & has held onto the that standard pretty well. We had a few problems on our stay, but do feel that people were trying to resolve them for us. The area is lovely & the walks amazing.

A lovely barn, extremely comfortable and warm. Wonderful kitchen with everything there you can think of. We had a wonderful holiday. Four adults and one extremely old dog, who had a new lease of life there.

The cottage in general was spacious, very comfortable,warm and well appointed in the all the rooms particularly the kitchen and main bedroom.Our weeks holiday was very nice with lots off great walks and beaches within a short distance tontake our dogs . Only slightly let down by the weather but it was November so we did very well really.

Lovely accommodation in a quiet area of llincombe near lee. Great for exploring, few nice pubs and restaurants. Beaches not too far away lovely barricane beach is a must, also saunton sands

Great barn in a quiet location which is within driving distance of lots of beautiful places. Very spacious, perfect size for our party of 6 and we found that the barn was also well equipped.

The property is very charming, and has a welcoming feel to it. We particularly liked the Kitchen/ dinning area which is very well equipped, and the view to the rear garden is lovely, particularly the view of the distant valley, bird wildlife and the water passing through the back of the property was a nice surprise. Having underfloor heating is Read morea bonus and makes the property feel toasty in the winter. As a whole the property does not disappoint, and we thoroughly enjoyed our stay here. I would like to say thank you to the owner/s of the property, for the opportunity of being offered the opportunity to stay in a lovely home. Hide
