When you go away with friends or family you haven’t seen for far too long, what you really want out of your 5* holiday home is to be taken care of, and boy, does this brand-new property do just that. An exclusive, gated development, welcome pack of premium goodies, beautifully styled interiors and unobtrusive, luxury touches and finishes at every turn, mean Cygnet Cottage could be just what you need...

Located in a quiet backwater in the rather fancy market town of Helmsley, the cosmopolitan hub of the North York Moors, Black Swan Yard is a small development of luxury homes nestled amongst historic buildings. Architecturally considered and thoughtfully laid out, Cygnet Cottage is an extremely easy place to reside, being both light and airy, and plush and interesting, a credit to the highly regarded local designer, Pip Martin, with work from Yorkshire based artists, including Tracey Savage and Jenny Ulyatt adorning the walls.

The property is extremely well kitted out; the open plan ground floor consists of dining for six, a breakfast bar to sit at whilst a loved one prepares breakfast, Quooker instant boiling water tap, Nespresso coffee machine and all the other usual mod-cons one would expect from a home of this calibre. Also includes a spacious downstairs toilet. In the lounge area there is ample comfy seating courtesy of the Cotswold Co, a smart TV and built-in bluetooth speaker system, and a wood-burning stove to cosy round on cooler evenings. Not that you’re likely to ever have the need necessarily, as the entire house has underfloor heating. The lounge leads out through French doors to the enclosed courtyard garden beyond, perfect for a little alfresco dining or that morning brew. Upstairs, each of the three bedrooms has ensuites, all of which have mood/night lighting, one is a wet room and the other two have showers over baths and even have built in TVs to watch while you soak in the tub. The bedrooms are beautifully put together; rest well in hypoallergenic, White Company bedding with Yorkshire Blankets designed recycled wool throws and cushions. The master suite is tucked away with a little more privacy on the top floor and also has the benefit of a built-in speaker system as well as space to work from home.

Food, outdoor activities, culture, or history - whichever you holiday for, Helmsley truly has them all. Exhibitions, festivals and the Helmsley Arts Centre. Or if history is your thing, why not visit the National Centre for Birds of Prey for the historic hobby of royalty, the North York Moors railway into Whitby from Pickering, or the medieval Helmsley Castle and the RHS-partnered Walled Garden (a must-see, especially at spring or harvest time). Maybe grab your boots and get out on ya’ bike, hike, or horse ride with routes aplenty on your doorstep or Dalby Forest just up the road. Or perhaps the quintessential British activity of pottering, meandering and mooching and a touch of window shopping - relax at the Verbena spa just over the road? If local produce is more your thing, tour the brewery and sample handcrafted beers, the traditional sweet shop or work your way round the abundance of quaint tearooms, coaching inns, coffee houses and delis, or visit ‘Britain’s Best Small Shop’ Hunters of Helmsley for an artisanal hamper! And the area’s pièce de résistance, is not one jewel in the crown but a whole crown-full! There is a fine-dining culinary experience to be found for every night of your holiday if you should so wish; Tommy Banks Michelin-starred Black Swan at Oldstead, The Hare at Scawton or the grade I-listed Star Inn at Harome (due to reopen in autumn 2022) to name but a few.

Private parking for one car, on-site visitor spots (on a first come, first served basis) and further on-street parking available close by. Also, a bicycle shelter in the front porch - please bring your own padlock to secure bikes to each other. There is an outside tap and a bench at the front.

GROUND FLOOR

Open plan kitchen, dining and living room. Downstairs toilet.

Kitchen: Breakfast bar with two stools, Quooker boiling water tap, Nespresso coffee machine, dishwasher, washing machine and tumble drier, sink, electric oven, induction hob, microwave, fridge, freezer and wine fridge. Quality kitchenware. Fire blanket.

Dining Area: Extendable dining table for six, six chairs.

Living Area: South-facing window and French doors onto the south-facing courtyard. Two large sofas, fireside chair, a smart TV so you can connect to your own Netflix or Amazon accounts, reading lamps, storage sideboard, mirror and lamps, wood-burning stove with a starter pack provided, built-in bluetooth speaker system, games.

FIRST FLOOR

Staircase: Steps with a handrail all the way up and automatic, low level, night lighting.

Bedroom One: Double bed with a bedside chest of drawers and a lamp either side. Built-in mirrored wardrobes with shelving, rails and hangers. Smart TV. Cosy berber carpet underfoot. Roman blinds. Hair dryer.

Heating: Gas boiler running underfloor heating throughout. Log burning stove in the living room (a fire starter kit is provided, additional logs available in town at local fuel stations and hardware shop.

Parking: Allocated parking for one car. Additional parking in visitor spaces (on first come, first served basis) and also on-street.

Waste: Rubbish and recycling to be deposited in the numbered bins in the bin area across the courtyard. Bin day is Thursday, alternating recycling and general.

What a lovely property! Perfect location, spotless, full of all the mod cons and very spacious! The cottage is very central but quiet courtyard. It is comfortable and the bedrooms were light and airy with comfortable beds.

The house has been done out very well making good use of the space available and finished to a high spec . En-suites in every bedroom is very convenient. It is very close to the centre of the town and has private parking. We had a great stay.

The central position of this property was brilliant, the cottage itself was clean, bright and well equipped. As it was the light switch on and the beginning of Christmas it would have been lovely to have walked into just a few decorations. We realise that there are safety issues but artificial would have been very acceptable. Xx

We had a fabulous stay for my husbands 60th birthday, with our dog and 2 other couples. The location could not be any better, so close to the village and its amenities, and walks direct from the door. The property is very well equipped, very clean and very comfortable. We had a wonderful weeks holiday in this lovely cottage in beautiful Helmsley. We had a slight problem in operating the heating which was very quickly resolved by the owner. We will return.

Comfortable, quiet and convenient. Great beds and hot baths. More tech than needed but it does not get in the way of a chilled week. More than big enough for 2 well spread out , yet not so vast that we ever felt we rattled around.

A well presented cottage a couple of minutes walk from Helmsley market square and its shops and restaurants. The cottage is modern and well furnished and a very comfortable place to stay for our week in Yorkshire

The house is in a quiet location an easy 5 min walk through the churchyard into the market square. You can also reach it by going through the gate on the left of the house as you look at it, but you cant get back in that way as no code was provided. The house is clean, furnished with pleasant furniture and has everything you need for a short stayRead more. The beds are comfortable. I always travel with my own pillow as Im fussy about that. It was a lovely easy walk apart from maybe 2 hills to Rievaulx Abbey took about 1hr 15mins. Helmsley castle also worth a trip but get the free audio players makes both much more interesting rather than wandering aimlessly. Birds of prey centre did excellent demo flights with the birds and really need all the support they can get to keep it funded. Stand out meal was on a sunny day at The SeaView on the beach at Saltburn on sea. Tried The Star in at Harome, we were personally very dissappointed, food was luke warm and far too rich, nice environment, expensive. Ok Ive gone on enough, have a nice holiday! Hide

Modern 3 storey townhouse with all mod cons. Set in a relatively new courtyard development at the back of the Black Swan hotel, convenient location 150m from the Town Square. Clean and extremely functional.

Beautiful house in a great position in Helmsley. Only 2 minutes walk away from the town centre with all its amenities. House was well equipped with everything you need for a comfortable stay. Spotless. Log burner great for cosy nights in. Highly recommend.

Cygnet Cottage is a gem in all regards, e.g. location, layout, equipment, comfort, and cleanliness. Check out its website for photos of the great accommodations. We stayed there for five nights. Helmsley has good restaurants and a grocery store at the town square, which is within a short walking distance from Cygnet Cottage. Hiking in the area iRead mores terrific as the Cleveland Way runs through the town. In addition, there are a of nearby historic properties to tour and a wonderful Walled Garden to enjoy. Hide
