1 Lux Farm Cottages is a gorgeous rural retreat set within a working farm estate and has been beautifully renovated to tick all the boxes when it comes to luxury self-catering accommodation.

This chic and generous home boasts three spacious bedrooms with accommodation for up to six guests. Here you will find a generous sitting room with comfortable seating for all making this a great space to curl up in front of the fire, watch a movie or play a game of Scrabble together. The kitchen offers all you could need to whip up some delicious treats to enjoy around the dining table as well as, a lovely conservatory perfect for morning coffee as you look over the garden and fields beyond.

You will be spoilt for choice with plenty of things to do close by. Just a short drive away is Woodbridge, a lovely market town with a wealth of independent shops and eateries to enjoy. Take a stroll along the River Deben or nip over to Sutton Hoo to learn all about its amazing history. Closer to home, there are plenty of wonderful walks directly from your doorstep and being a pet friendly home, don’t forget to bring your four-legged friend along on holiday too!

Conservatory: Seating and coffee table with view over garden. French doors leading out to patio area.
Cloakroom: Washbasin and WC.

Utility: Outbuilding with washing machine, tumble dryer, clothes airer and sink.

The cottage is well equipped, very clean and in an attractive, quiet, location. The log burner is a great asset! It serves as an excellent starting off point to visit some of Suffolk's many attractions. We particularly enjoyed visiting Sutton Hoo.

The cottage is in a very quiet setting with easy access to main roads. The beds are extremely comfortable. The cottage is well equipped. Have enjoyed both our stays there.

Absolutely Fantastic! Great location offering both a rural retreat and easy access to local towns. Well maintained, modern and spacious home with all the amenities. Very High Class at a great price which is why I will definitely be visiting again.

This cottage is exactly what you are after. Gorgeous, spacious , warm and head to toe in quality. The owners gave thought of everything. The red lion pub hotel up the road are very friendly too.

Excellent property, beautifully decorated and clean. Plenty of room in the property as there was only two of us plus two dogs. The location was quiet but close to amenities. The enclosed large back garden was a boon for the dogs and there was also plenty of space on the grassed area t the front of the property. The cottage is in a wonderful location. It is spacious with huge grounds and wonderfully peaceful. It has most of the amenities you could possibly ask for , including clothes washing facilities. Blackout blinds , which I think were added since our last visit are brilliant. The welcome goodies were very much appreciated. An amazing home from home! Beautifully decorated, very well equipped and well maintained. It was so peaceful and in easy reach of supermarkets for supplies. Grateful for the most generous welcome basket too. Will definitely be looking to book again.

Lovely cottage with every creature comfort supplied. On a peaceful farm but great location for accessing the pretty towns and coast. The welcome package was amazing! So much food and coffee pods supplied which was all great. We had a lovely holiday helped by fantastic weather.

Highly recommend 1 Lux Farm, we had a wonderful stay at the cottage. Very clean, so well equipped, a home from home, apart from those stunning views! Wow, missing those views already. Owners are very friendly and helpful, and so accommodating. My little boy loves tractors and we asked to take a closer look and it was no problem, and William even drRead moreove it out of the shed for us to get an even closer look! Would love to return. Beautiful area too. We were staying for a wedding at Seckford Hall and it was the ideal location. Supermarket home delivery was also very easy. Great all round. Thank you. Hide

Our second time at the cottage and superb as per usual. The cottage is far well equipped, modern and clean and we didn't want for anything. It is all about the small touches that included the place decorated in Easter decorations, fresh bread, milk, cakes and chocolate left for us and the place was immaculate. We will be coming back again.

A very well-equipped and comfortable property. For 2 + dog the property was very spacious. The location is delightfully rural yet close to BT, Hospital and Police HQ. River Deben walks close by at Woodbridge, Waldringfield & Hemley. Our dog enjoyed the large garden and walks nearby.

The cottage was just perfect for us. Couple (65+) plus a daughter & son. We all travelled from afar from different countries and the cottage accommodated & ensconced us. An ideal base for us all to visit family in the area. It had everything we needed and more. Immaculate property, easy enough to find, guest was sent us a text as we were close to the property which allowed us in a bit early, very welcoming, great welcome pack with useful information. Property is as per the photos, really great back garden to allow our pooch to roam around. Great smart TV which had Netflix, Freeview and of course you couRead moreld your own accounts for other channels. Kitchen was lovely with lots of everything and the welcome pack with some basics.
