This three-bedroom conversion is both light and airy with an open-plan kitchen, dining and living area with the living area on the first floor and bedrooms and bathroom on the ground floor.
Ballowfield Barn is the perfect base for those looking to explore the Yorkshire Dales and surrounding areas or those who just want a place to chill and relax and take in the wonderful views all around it.
For walkers, there are several public rights of way in close proximity, leading to Aysgarth Falls, Castle Bolton and Askrigg (the setting for ‘All Creatures Great and Small’) while cyclists can enjoy the rolling hills of Wensleydale, or some of the more challenging local climbs, including ‘Buttertubs’ – or indeed, mountain-biking across the fells. Low Mill Outdoor Activity Centre in Askrigg is also close by, for those who are a little more adventurous!
Access to the Barn is through double wooden gates at the side of the property which lead to a gravelled parking area at the rear.
Up 10 steps to the front door which opens into:
Entrance Hall: A lovely welcoming hall with coat hanging space and a boot & shoe bench to sit and take off your boots after a day’s walking in the dales.
Open Plan Kitchen/diner/snug: Wood flooring with cream kitchen units & matching woodwork surfaces. A large fridge/freezer, Electric double oven, and Induction hob. Dishwasher, microwave, toaster, and kettle. In the dining/snug area you will find a beautiful oak dining table and chairs with matching oak TV unit, smart TV, DAB radio and sofa bed (no bedding provided).
Lounge: Cosy up on one of the matching sofa’s or sit in the armchair in front of the traditional open fire whilst watching Netflix or a DVD on the smart TV or listening to some music on the Bose Soundlink speaker. If you prefer something quieter you could read a book or just sit and look at the fabulous view across the fields and hills from the window.
WC: Toilet and wash basin.
Wood-stained staircase leading downstairs to the ground floor and to the back door of the property, which opens onto the gravelled driveway and south-facing seating area.
Bedroom 1: A zip and link super king size bed (can be made into two single beds on request), with oak wardrobe, oak bedside drawers and matching oak dressing table with seat. Three windows this room is wonderfully light with views.
Bedroom 2: A beautiful oak framed double bed with matching bedside drawers, wardrobe, and tallboy chest of drawers complete this room.
Bedroom 3: Another lovely light room with single bed, oak wardrobe, and matching oak chest of drawers next to the bed.
Bathroom: Rounded L shaped bath with glass bath screen, overhead double showerheads. WC, washbasin, illuminated mirror with shaver point and heated rail.
Outside: You will find a delightful summerhouse at the rear of the property with a small table and chairs in which to sit and enjoy a beverage on a summers evening. There are two separate outdoor seating areas, one with table and bench and the second smaller bistro style table and two chairs which can be accessed by walking up 4 steps onto a raised area overlooking the fields. There is parking for up to 3 cars on the gravelled parking area. Please note that this is at the rear of the property and can be accessed through the wooden gates to the side of the property from the main road.
Garage: Lockable garage at the rear of the property, which can be used to store bicycles, muddy boots etc. The washing machine is in here.
Pets: Max 2 well behaved dogs.
Parking: Private off-road parking for up to 3 cars next to the property on a gravelled driveway. Please note that the access to the property is on a blind bend therefore caution needs to be exercised when manoeuvring out of the driveway onto the main road. There is also space to park up to two cars on the roadside adjacent to the property.
Heating: Oil central heating and traditional open fire, a welcome basket of logs is provided, further supplies can be purchased nearby in Hawes or Leyburn.
Short Breaks: Accepted out of peak season.
