This is NOT a 5* property. Located close to Brighton is a real win, however it's on a main road near the junction and so the constant queening traffic is not only incredibly loud in all rooms of the house, but often made it stink of exhaust fumes. The letterbox is jammed open and the single glazed windows don't seal properly. The photos are misleadRead moreing, the property is smaller than it looks. It also has a photo of grass in the garden which has been paved over. We would not have booked had we known. To get to the property you have to walk through another properties garden and the poor owner is so fed up of dogs using that to do their business. The stairs are steep with a wobbly banister on the first floor and low ceilings to navigate around on the second. The bath/shower is very high and so this property is not suitable for heavily pregnant or elderly people. The parking is a real faff, must be chaos in the summer. Other issues shared in a complaint. We would not return. Hide

This was one of the worst cottages I have ever stayed in. The photos are misleading and do not reflect the true condition of the property. The house was poorly cleaned, the carpets were old and dirty, and the basement was in a very bad state. In addition, the cottage is located next to a very busy street, with constant traffic noise. The windows dRead moreo not seal properly, so cold air and noise come straight into the house, making it uncomfortable at all times. Overall, it was a major disappointment. What appears online as a charming holiday home is, in reality, not at all suitable for a relaxing stay. I would strongly advise others to avoid this property. Response from holidaycottages.co.uk: Thank you for your review. The cellar issue has now been resolved and was caused by an unexpected burst water pipe in the road during your stay. As the cellar is used only for storage and laundry, it is not advertised as part of the living space. All marketing photos are up to date, and the owner carries out regular checks to maintain high cleaning standards. A goodwill refund was provided for the inconvenience caused. Hide

Our family of 2 adults and 4 teenagers spent a week at this property. In terms of equipment the house had everything we could possibly want and the living space, whilst modest in terms of size was very comfortable. Being teenagers our youngsters spent a lot of time in thier allocated room. Were everyone wish to be in the lounge at the same time it Read morewould be tight. Also, not a problem for us but the stairs are quite tight and steep so if you are not good on your feet maybe check before booking. The location is great. Rottingdean is a lovely village. There is a well known mini supermarket virtually next door, plenty of pubs, a butcher and a grocer. The beach is very close so much so it was no hassle to pop back for a drink or the loo! It's proximity to Brighton is excellent. We never used our car all week because the bus service is brilliant. They are every few minutes and accompanied children travel for free. Speaking of cars there is no parking. We knew and understood this so no problem. There is a pay car park very close which we used for loading and unloading and then on street parking a few minutes walk away was easily found. Overall we really enjoyed our stay and would recommend to others. Hide

Cottage is ideally located for the beautiful village of Rottindean and The South Downs and Brighton can be easily reached by a good bus service. The cottage had everything we needed all good quality and clean, might be a bit cosy if all six people where there together for a long time. The owner is really helpful and any queries were answered almostRead more immediately. I would definitely use again and I highly recommend this property. Hide
