Stones throw is a modern cottage style property located in a private cul de sac in the heart of the pretty village of Instow, with it's excellent choice of pubs and restaurants serving a wide variety of locally caught seafood. The open plan lounge/kitchen/dining room is comfortably furnished with plenty of seating for four, two bedrooms are on the first floor along with the family bathroom. Outside there is an enclosed courtyard garden with patio furniture and BBQ, it's laid out on two levels and has a back gate for quick access to the beach!

The soft golden sandy beach is ideal for children and dogs, with its gentle waters lapping the shore and sand dunes. Wonderful views across the waters to the fishing village of Appledore can be enjoyed all along the waterfront. With sailing boats of all shapes and sizes filling the expanse of water at high tide as well as Kite surfers and a variety of birds on the waters edge, there is always something to see.  There is also a village store with an award winning delicatessen and cafe. Walkers and cycling enthusiasts will love the Tarka Trail which runs literally from the doorstep and offers miles of traffic free footpaths and cycle ways and there are a choice of spectacular surfing beaches and family attractions just a short drive away.

Open plan Kitchen/living/dining area: Kitchen with electric oven and hob, fridge/freezer, microwave, dishwasher, coffee machine and washing machine. Lounge area with Electric wood burner, TV, DVD player, 3 seater and 2 seat sofas, dining table and four chairs, dining table and four chairs.

Bedroom 1: Double bed with TV and good sized wardrobe.

Bedroom 2: Twin beds with tall chest of drawers

Shower room: Walk in shower cubicle, heated towel rail, WC and basin

Parking: Private parking available. Secure storage for bicycles available on request.

Security Deposit: This property has a refundable Accidental Damage Deposit of £200 which is payable to  Marsdens Devon Cottages with the final balance of your holiday, eight weeks prior to your arrival, and is refunded within 5 working days of your departure. Alternatively, you may wish to pay a non-refundable Accidental Damage Deposit Waiver equivalent to 10% of the Accidental Damage Deposit value, which covers you for the full value of the Accidental Damage Deposit should any damage occur during your stay.

The cottage is in a prime situation near the beach. It's so cosy and welcoming with all the beach themed furnishings and ornaments. The little welcoming touches are second to none with milk, wine,crisps, dog treats and flowers. The lady lives next door and can't do enough for you . Just lovely
