A stone’s throw from the beach, Tregastel House is just 500 ft from the renowned sandy shores of Southwold and only a short stroll further to the iconic pier. Tregastel House is a comfortable and sophisticated property and offers a uniquely spacious retreat for up to 8 guests. The open plan kitchen/diner takes centre stage on the ground floor and is ideal for bringing the whole party together to enjoy a home cooked meal, or why not treat yourself by returning home with some tasty fish n’ chips! If you are looking to nestle down after a day in the sea air, then we suggest sinking into the comfy sofas for a movie night in, in the spacious sitting room. When it is time to recharge those batteries then head upstairs to the first floor where you will find four well proportioned bedrooms. 2 bedrooms host king size beds (one with ensuite), one a double, and one with twin beds. If that wasn’t enough already then, this property also has a delightful, enclosed garden ideal for alfresco dining.

GROUND FLOOR

Hallway: Large hallway with polished wooden flooring. Space for coats and shoes and doors to living room, dining room, kitchen and downstairs shower room.
Living Room: Polished wood flooring, comfortable seating for 8 guests, comprising of two sofas and two armchairs, 50” Smart TV with built-in apps for major streaming services. DVD player and Xbox 360 games console. French doors leading to the garden.
Kitchen/Diner: Karndean flooring, open plan room with fully fitted kitchen including electric double oven, ceramic hob, double sink with water filter, dishwasher, water softener, microwave, and fridge/freezer. Dining Area: polished wooden flooring with Oak dining table and chairs for 8 guests.
Utility Room: Fully fitted with additional cupboard space, basin and washing machine. Cordless hoover, iron and ironing board. Doors to the garden and the Games Room.
Shower Room: Large corner shower unit, WC, basin, mirror vanity unit and heated towel rail

Games Room in converted garage: Football table, Selection of board games, children’s toys and beach toys. Beanbags, table and chairs. Large flat-screen TV with streaming services.

Bedroom 3: Double bed, bedside tables with lamps, chest of drawers, wardrobe, and a full-length mirror.
Bedroom 4: Twin bedroom with 2 x single beds, bedside table with lamp, and a small chest of drawers with mirror.
Family Bathroom: Bath with hand shower attachment, WC, basin, heated towel rail.

Outside: Enclosed private South-West facing garden. Large patio area runs the length of the house to provide a great space for alfresco dining and is equipped with garden furniture, a gas barbecue, and electric sunblind. There is also an artificial lawned area with planted borders surrounding. A side gate allows access to the enclosed front garden.

Parking: Unrestricted roadside parking on Marlborough road and nearby roads. Guests can park on the white line in front of the gates to the house.
Heating: Gas central heating and hot water.
Notes: Bed linen and towels are provided and there is high-speed Wi-Fi available throughout the property. Please bring your own beach towels. Removable stair gates are available for the top and bottom of the stairs. A travel cot and highchair are available at this property. Sorry, no pets allowed at this property.

Southwold Central  The properties located in central Southwold are all within minutes of the marketplace, with the elegant Swan Hotel, an excellent range of small shops including a greengrocers with fresh local produce, artisan bakery, family butcher, delicatessen and local supermarkets. Southwold is of course the home to the famous Adnams brewery, which offers regular tours and tastings of their locally-brewed, award-winning beers and spirits. The upper promenade is ideal for a peaceful stroll at any time of the year and provides quick access to the sandy beach and of course, the lighthouse in the town is a good landmark. There is also easy access to the common and a nearby footpath takes you down to the harbour with the foot ferry to Walberswick (summer only). Don't forget that the beach is never very far away!

Lovely property, close to beach and the pier. Very clean, well equiped and quite comfortable. The playroom was an added bonus as well as the parking. Will definitely stay again if still available.

The house far exceeded our expectations. It was an absolute delight to our two young children having a dedicated playroom, with more vehicles than they could possibly count! Location was excellent, 30 seconds walk to the beach and 5 minutes to the centre of town. Having parking right outside the property was priceless (especially on a Bank HolidayRead more when there were no parking spaces in Southwold for miles). Everything had been well thought through in the house, and there was a lovely back garden with BBQ which my husband very much enjoyed using during our stay. Everything was lovely apart from the downstairs shower room where the shower drain was badly blocked. My son-in-law had to clear it as the floor was flooding, but it needs a complete clean and disinfecting. The sink in that room was also slow to drain. The property is really beautiful, very well equipped and extremely comfortable. The location is fabulous and its very quiet and peaceful. It is a perfect base to enjoy Southwold. We had a wonderful holiday there.

We felt welcomed as soon as we opened the door, the welcome pack is very generous, even bubbly to get our holiday off to a great start. The property is so well equipped, even a sewing kit which we didn't need to use. We loved the garden, the irrigation system made it feel a lived-in garden, the BBQ is great.
