The Old Rectory is a stunning Grade II Listed property offering accommodation for up to 26 guests across the 13 bedrooms. The building is rich in history, having been the Rectory to the Parish, and retains much of its original character.

Almost all of the bedrooms are en-suite and the property benefits from a commercial style kitchen, excellent if you are getting caterers in for your stay (we can recommend some fantastic local caterers for varying budgets). You will also find a well-equipped games room, a family room, a drawing room, a sitting room and a very large dining room. The property has been utilised by large groups looking to holiday in the area for many years. Both the inside and outside space is extremely generous, and this property is certainly perfect for your next large family gathering or group holiday. Excellent for Stag and Hen parties.

Outside the house are extensive gardens which include a number of beautiful mature specimen trees, flower beds and shrubs. There is a south west facing patio enclosed by shrubs, creating a BBQ area which gets the sun throughout the day and into the evening. The patio leads onto expansive, well kept lawns which are perfect for outdoor games, relaxing or sunbathing.

The Old Rectory is located in the quiet and charming village of Tattingstone, which is on the Shotley Peninsula, with the River Orwell to the north and River Stour to the south. The area is in the heart of Constable country and designated an Area of Outstanding Natural Beauty with lots of fascinating sites to visit including Flatford Mill and Dedham.

Directly opposite the Old Rectory is the Alton Water reservoir, incorporating 400 acres of beautiful countryside, where you can hire equipment to sail, paddle board and windsurf and purchase one day fishing permits. You can also hire bicycles and there is an eight mile rambling and cycle route around the reservoir along with a small café. It is also a popular bird watching area.

Within the village, there are two pubs, playing fields with a children’s playground, a tennis club open to visitors and a fresh produce stall at the farm next door. The well regarded Kings Head pub is a five minute drive away in Stutton village. The property is a 12-minute drive from Manningtree, with direct trains from London Liverpool Street.

We were on a 70th birthday 18 persons from 5-70 House is huge on a lovely location. Plenty to keep you occupied. Bedrooms are more than big enough comfortable and airy. Grounds also lovely and if you wanted a quiet moment the house would afford you peace away from all the noise. John showed us around on arrival and was very helpful. Went to the WRead morehitehorse Pub very nearby and the food was delicious. The games room was where we all met up and wound down after a full day was particularly very good. Area for the children and adults to play and an area to sit relax and listen to music. We all had a fantastic celebration at the Old Rectory. I had read that some reviews had said that the house needs some renovation. I thought that the condition of the property is its charm and didnt spoil our weekend Hide

Had a great time here. House although big had a very cozy and homely feel to it and the garden was huge. Could do with a bit of updating in places but was very clean and that's the main thing. Laid out well and the Games Room was a huge hit and were we spent most of the time. Would recommend for a large group getaway, plenty of parking and area is Read morevery quiet. Hide

We really enjoyed our stay here for my 70th birthday. All the family 23 of us, 12 adults, 11 children and 3 dogs. Lovely to have a dinning room table we could all sit round together. Games room was great. Local walks near by. Would definitely go back.

What a fab house! 26 people for my husband's 60th birthday weekend and the house is so big we never felt on top of each other. So well equipped for families and especially children. Aside from the game's room there were lots of games, puzzles and books to play with. The house is in a lovely village and in walking distance of Alton water where we haRead mored a family stroll. This was a wonderful party house and worked really well for our group of twenty-four adults. As other reviews have said, it is very spacious, well equipped, warm and comfortable but don't expect luxury! A bit shabby in places maybe and in need of some love and attention but we had a great time there and would happily go again if we wanted to stay iRead moren the area on another occasion. Some folk say the furniture is a little tired but truthfully we all loved the charm of the place. It would feel weird with new stuff. It was clean and tidy and all the rooms came with fresh towels. We celebrated our golden wedding there with 3 generations of family ages ranging from 14 to 82. There was something for everyone. The younger generation loved the games room and their own seating area. We oldies also had a choice of seating areas where we could chat and catch up. We had a fantastic long weekend at The Old Rectory. Our family group of 16 adults and 10 children fitted in perfectly with no issues. We had everything we needed with clear information. We were incredibly lucky with the weather and were out in the lovely garden mostly but would have been fine indoors too. Fantastic property!! The house is perfect for a family get together as the kids can really enjoy the full run of the lovely garden whilst the adults enjoy the outdoor seating. The walk round the reservoir to the cafe is perfect - just far enough to reach there for lunch. Our group of friends stayed at the house at the most freezing time of the year so far. The house was very cosy and warm which was a surprise due to the size of the property. There were 18 of us and there was plenty of room for us not to be tripping over each other. We had a warm welcome upon arrival and a tour around the house. We had a fabulous week. The property is roomy, warm, comfortable and well equipped. We really liked the location - its very quiet, the reservoir is close by for walks and the coast (Frinton with its lovely beach) less than an hour away.

We have visited three times and love the facilities for our large group. The property is always decorated nicely for Christmas and we love the games room. The dining table can comfortably seat around 20 guests although we have managed to squeeze 25 on at times!

We had an issue with the lock on the front door, but John came and sorted it the following morning. House was very hot, we had to turn the heating down constantly.

We had a brilliant weekend. 25 people, ages from 16 - 92 and two dogs. Everyone had plenty of room and space. Brilliant location. My only reservation is when the cooker, when cooking for that many people it was not fit for purpose. Would recommend the accommodation but would suggest take aways or eat out, which we did do for 2 of the three nights

We had a wonderful long weekend here. The venue is great, loads of space for everyone both to be together but also to have quiet time. It's well equipped, clean and comfortable, while also being just the right side of shabby to be relaxed. Really helpful communication in advance. The garden is huge although the ground is very uneven. One guest was a wheelchair user and the ground floor was sufficiently accessible. The four year old enjoyed the rather rickety pedal car etc. The location is really perfect as there are so many walks nearby without a car, or a short drive away. A stall just round the corner was selling farm produce which helped top up our shopping with eggs and veg etc. Overall a lovely, quiet and rural environment for our celebration, easy to get to from London and elsewhere.
