A magnificent holiday home tucked away at the heart of vibrant Southwold, on the Suffolk coast, this is a perfect hideaway for a group stay. Sleeping up to eight guests comfortably, with the option of sleeping up to six children/young adults, we can make two of the main bedrooms into family rooms and the Snug into a young adult bedroom for two. Canine companions are always welcome in this four-bedroom retreat offering these flexible sleeping arrangements. Stroll out of here to browse in the myriad of shops in the town centre and to choose between a spectrum of eateries.  Grab your buckets and crabbing lines and wander down through the common and marshes to the quay to see what you can catch.  Buy seafood while you are here and take the rowing boat ferry over to Walberswick, with its beach.  While away hours on Southwold beach, just 350 metres from the property as well.

With a central location, nestled away just behind the High Street, The Maltings is a beautifully renovated Mews Style House in the heart of Southwold. The property has been thoughtfully converted, retaining many of its original features, including exposed beams and beautiful oak staircases; whilst also providing a contemporary and stylish home away from home.

This delightful property offers guests spacious accommodation set over two floors but in an unconventional way being a converted Maltings building. The unusual layout makes it a great option for two families looking to holiday together as the separate spaces offer a good level of privacy. On the ground floor the generous kitchen is fully equipped with all you need to whip up some home-cooked meals. Doors lead out onto the stone-paved courtyard enabling alfresco dining. A large open plan living/dining area on the first floor offers the perfect space to bring your party together to make a memorable stay. There are four bedrooms and three modern bath/shower rooms and one cloakroom. Unusually two of the bedrooms can be found on the ground floor and both have access to ground floor shower rooms. The vaulted open plan living/dining room and the cosy snug are both equipped with Smart TV’s enabling you to enjoy your favourite apps including Netflix, Disney+ and iPlayer. The private sun trap patio provides the perfect spot to relax with a drink and BBQ after a busy day exploring the beautiful Suffolk coastline.

Situated in the heart of the popular seaside town of Southwold, you are just a stone’s throw from the marketplace and the common, and just a short stroll from the lighthouse, the renowned sandy beach and quirky pier. You won’t be short of something to do here!

GROUND FLOOR

Entrance Lobby: A small entrance lobby for stowing away coats and boots. Fold-up trolley to assist with unloading. The lobby provides access to the snug room and through to the kitchen.
Snug: A cosy room equipped with Smart TV with Netflix and iPlayer, DVD player and seating that can convert into two single sofa beds if required. If the sofa beds are required please let us know at time of booking.  If the Snug is used for sleeping the best entrance to the property would be through the courtyard into the east wing hallway, this would give some privacy in the Snug. Also, the nearest bathroom is a distance away)
Kitchen: Fully equipped with a large dual fuel 6 burner hob with double oven. Fridge freezer, dishwasher, microwave, Dolce Gusto coffee machine (capsules not included), 4 slice toaster and kettle. A large family breakfast table with seating for 8-10 people and a highchair available. From the kitchen doors lead out to the courtyard patio area. Stairs in the kitchen lead up (stair gate available for wandering toddlers) to the large landing area, bedroom 1 and the vaulted living room and formal dining area.

FIRST FLOOR

Bedroom 1: This room offers a king size metal frame bed, bedside tables, dressing table, fitted wardrobes, exposed beams.
Ensuite bathroom with a beautiful roll top bath, walk in shower, WC and basin.
Open Plan Living Room/Formal Dining Area: The double height vaulted living room has exposed wooden beams and roof trusses. It has a wood burner effect gas stove, a large smart LG television, Sonos speaker with comfortable and various seating options. The extendable dining table can seat 12-14. Access from this room leads to the East wing first floor cloak room and airing cupboard / boiler room, and stairway leading down to the East Wing bedroom number 2.

EAST WING GROUND FLOOR

East Wing Bedroom 2: a large room with twin beds, bedside tables, wardrobe, dressing table and space for a travel cot (please note: travel cot not provided) a Futon sofa bed (please enquire at time of booking if this is required for your stay).
East Wing Lobby: The lobby leads away from the East Wing bedroom 2 to the ground floor shower room and the washer/dryer, airer, ironing facilities and the Annexe.
Shower Room: Shower cubicle, WC, basin.

THE ANNEXE, Bedroom 3: The Annexe is the perfect space for those who want a little more quiet away from the main part of the house. Bedroom 3 is furnished with a king size bed, wardrobe, bedside tables, comfy armchair. Open stairs lead up from this room to bedroom 4.
En-suite twin-head walk-in shower, WC and basin.

THE ANNEXE FIRST FLOOR

The Annexe, Bedroom 4: Annexe Bedroom 4 cosily offers twin beds, wardrobe and bedside tables. Open staircase leads down to bedroom 3.
Outside: Doors from the kitchen lead out to the split-level stone-paved courtyard with raised seating area. A delightful sun trap area with alfresco dining and casual seating for 12/14. An undercover storage area for bicycles, crabbing lines, bucket and spades, drying lines for wetsuits, surf boards and the like. With locked double gate, bin store and access to the East wing lobby of the Maltings. Please note: The courtyard acts as a fire exit for the Squires Coffee Shop and Bookshop, giving them a right of way.
Parking: Roadside parking only in nearby streets, or nearby public carpark. The Common car park located on Godyll Road being the closest.
Heating: Gas central heating
Pets: 2 well behaved pets welcome. Please advise at time of booking.
Notes: Linen, towels and wi-fi are included.  There are two foldaway beds available that could be erected in bedroom 1 for children and another foldaway bed in bedroom two in addition to the sofa bed.

Please Note: Woodleys Yard is a privately owned thoroughfare from the High Street to Gardners Road, shared by the Maltings, Constitutional Club, the Hall and some cottages. Access is narrow. The Maltings is next to The Constitutional Club which is a private members only social club with snooker table and a very friendly Steward named as Bob. Visitors to the Maltings are most welcome to become temporary members.

Southwold Central - The property is located in central Southwold and is within minutes on foot of the market place, with the elegant Swan Hotel, an excellent range of small shops including a greengrocer with fresh local produce, family butcher and delicatessen. The upper promenade is ideal for a peaceful stroll at any time of the year and provides quick access to the beach and of course, the lighthouse in the town is a good landmark. There is also easy access to the Common, and a nearby footpath takes you down to the Harbour with the foot ferry to Walberswick (summer only). Don't forget that the beach is never very far away!

Large house that worked very well for our extended family. Location just off high street was ideal for elderly parents. Everyone found the beds comfortable and really enjoyed the large living/dinning room.

This property is in a very central location to the high street of southwold and suited us perfectly for our needs. It was well equipped and very clean and warm. It is a quirky layout but very spacious. We had our early Christmas there and the place was very warm and a Christmas tree and decorations had been put up. Would definitely recommend.

Although the place could have been a bit cleaner and we struggled to regulate the heating all week, once those points have been rectified, the Maltings is a fabulous place to stay. Very comfortable, with a huge sitting/dining room, but also lots of nooks and crannies if you need some quiet time. Situated conveniently right in the center of SouthwolRead mored. Quirky layout and high standard of beds and furniture make this a comfortable pick for families including those that require at least 1 ground floor bedroom with on suite. Great for access to the town and the greens if you have a dog.

Huge house which was a huge hit with the kids - so much space to have fun, and they had some epic games of hide and seek on the greyer days. If staying here, I would request it has a really good clean first. The kitchen felt sticky, there was an unwashed pan in the cupboard, the bathrooms weren't totally clean. House is like a Tardis with different rooms everywhere! The bedding was super luxurious and comfortable, nice to come back to a warm house after a cold brisk walk on the beach.
