What was once an old telephone repeater station for the village of Debenham, has now been lovingly converted by the architect owners, into a modern family home. The Folly Barn oozes style and sophistication throughout with its Scandi décor, beautiful furnishings, and open plan layout.

At the heart of this home is a spacious and welcoming open plan double volume space which combines the living, dining, and kitchen area. It is the ideal space to enjoy quality time together. Cosy up by the open fire after a lovely countryside walk across the rolling fields. Or, in the summertime, throw open the bifold doors and enjoy an evening of alfresco dining in the garden. The Folly Barn truly does offer a fantastic year-round retreat.

Three wonderful bedrooms across the two floors await, where you can relish in a relaxing and peaceful nights rest. The mezzanine master bedroom is a prime spot to write, read or star gaze in this tranquil rural retreat.

Your comfort is key here. Two of the three bedrooms and a bathroom are on the ground floor with stepless accommodation. The third bedroom with ensuite bathroom is on the mezzanine level. With amenities a short stroll away, you can truly soak up the Suffolk lifestyle during your stay with trips to the local pub and independent cafes. Only a 20 minute walk behind the house, through the fields and trees, past the lake (great for fishing) and the allotments will take you into the village. You are sure to get settled in quickly here but leaving might not be so easy! Shop: 600m Pub: 0.7 miles

GROUND FLOOR

Bathroom: Wet Room with shower, wc, washbasin, bath and heated towel rail.
Utility Cupboard: Washing machine and cleaning equipment.

FIRST FLOOR

Bedroom 3: Open mezzanine bedroom with double bed, bedside tables with lamps, wardrobe, sofa, writing desk overlooking ground floor.
Bathroom: Walk in shower, wc, wash basin and heated towel rail.

Garden: Enclosed private garden to the rear with patio area, dining table with chairs and fire bowl/barbeque. Apple orchard to front of property. While the garden is fenced, there are areas that aren’t fully dog proof.

Pets: One very well-behaved dog, but not on the furniture or bed please!
Parking: Gated, secure private parking with space for 3 cars.

Debenham lies in the heart of the Suffolk countryside near the source of the River Deben. The village which belies its past as a thriving wool centre has evidence of this trade all around in the timber framed merchants’ houses dating from 14th Century. Debenham has a pub (dog friendly) serving food and boasts the longest ford in the UK, which is the source of the river Deben. The friendly village is a throwback to villages of the past; here you will find a bakery, antiques, jewellers, gift shops and tearooms. The village has all the amenities you will need including a local Co-op and chemist. Dog walkers will find plenty of walks from their doorstep.

A charming cottage, artistically and creatively decorated and fitted out, as well as extremely comfortable; set in its own attractive and private grounds enclosed for pets. Many delightful footpaths can be accessed directly from the cottage.

Lovely property, lovely and warm. Open fire takes some getting use to but plenty of logs left by the owner. Shame there was no safe way to walk to the village pub in the dark. One issue with the shower which owner was made aware of. Overall an enjoyable stay.

We had a fantastic few days in the house. It is as much as anyone could wish for. It is warm, well appointed and we felt instantly at home. The house is a short drive from the village, in which, you could find all of the essentials for a short stay. We spent a few days touring the coast and small towns in the area and spent our evenings curled up iRead moren the comfort of the various living spaces. Our kids particularly enjoyed having their own bathroom and private space. I thoroughly recommend the house as a place to escape to. Hide

Excellent walks from the back gate including dog walks. Cosy log fire on cool evenings. Best to go with very good friends as the mezzanine is not very private!

We had a truly wonderful stay in this gem of a place. It was so relaxing and peaceful, just what was needed. I visited with my mother and my young son; there is something for everyone. Some lovely places to visit nearby (eg Framlingham), and not too far to the wonderful beaches at Aldeburgh, Southwold and Walberswick. One day we just took a wander Read moreacross the fields and through the woods to the beautiful village, and discovered a fabulous little nature reserve as well as a very well equipped and maintained play park. What a lovely stay we enjoyed at The Folly Barn. We loved the touches of South African decor (made us feel at home!). The attention to detail to make our late arrival easy was much appreciated. Should we back down towards Debenham again, we would definitely make this our home again for a few days!

Great location for long walks from the garden. Very comfortable, clean and spacious accommodation, with everything you need for a self catering holiday home. One boundary in the garden is not secure for adventurous collies!

Potentially a very pleasant holiday cottage. However to describe the downstairs bathroom as a wet room including a shower is totally misleading, the shower is above the bath, which in turn is tucked under the stairs. The only real shower is upstairs which is non-ideal if you have mobility issues and struggle with stairs.

The barn is in a good location close to Debenham and it's lovely pubs and cafes we enjoyed a fantastic meal at the Debenham Lion. It makes a good base for exploring. We enjoyed Framlingham town and castle and Helmingley Hall Gardens was also a highlight. The barn has been converted tastefully, however personally I would not stay at the barn again, Read morefor the price the overall cleanliness was an issue. The floors are extremely creaky and due to the layout if anyone gets up in the night it wakes everyone up. The garden is not secure so not ideal if travelling with a dog. Hide

Lovely cottage that is bigger than it looks. Beautifully presented cottage all by itself a short stroll to the village. open the doors and let the countryside in, or just sit out in the sun and relax. very well catered equipment wise and comfortable beds. lovely all round.
