Tucked away in the heart of the Suffolk countryside and set within the grounds of a beautiful working estate; Three Ash Farm is a gorgeous Georgian farmhouse boasting original sash cord windows, large welcoming rooms and a gloriously abundant garden. Surrounded by rolling fields and ancient woodland, this idyllic retreat offers guests a generous home in a tranquil location. 

Upon arrival at this gorgeous home, you are welcomed into a large reception hall which leads into the typical farmhouse style kitchen with adjoining dining room. Here you will be able to cook delectable feasts for the family and enjoy together or even warm your socks on the AGA, ready for a wintery walk in the countryside. Light floods this room through the beautiful sash cord windows on either side of the house and the connecting sunroom is a haven in the afternoons to sit with a book and relax. 

The living room is a cosy and snug room with plenty of soft seating for everybody to curl up in front of the fire and watch a film.

Upstairs you will find three very generous bedrooms. The master suite is a wonderful room with views across to the garden and pond. It plays host to a beautifully designed en suite equipped with roll top bath and striking wallpaper. Two further bedrooms have been carefully designed to ensure you have a comfortable night's rest and feels like a home away from home. 

Outside you have use of a delightful garden which catches the last of the summer evening sunshine. Perfect for enjoying an alfresco supper. There is also a fenced pond which is a wildlife haven and can even be fished during your stay.

Garden: Extensive garden with large fenced wildlife pond.  Good sized shingle patio with furniture where you can enjoy leisurely meals cooked on the barbecue provided. Please be aware there is also a pond at the front of the property which is not fenced.

Pets: Two well behaved dogs welcome.
Parking: Ample gated off-street parking on private driveway for 5 cars.

Notes: Use of fireplace during the winter months in the sitting room only. There is a fenced wildlife pond in the rear garden however children must be supervised at all times. High chair and travel cot can be provided; please enquire at time of booking. 

The market town of Bungay lies within the Waveney Valley on the Suffolk/Norfolk border. Here you will find many Suffolk gems including, Fen Farm Dairy; A family owned farm producing delectable dairy treats, from their herd of Montbeliarde cows. Neighbouring Beccles is just a short 10 minute drive away and plays host to many independent shops and restaurants.

Gorgeous cottage and gardens, we had a fabulous time, sun room and Aga was my favourites and kids thought we had rented a mansion bless them. Dog loved all the space and walks. We all has a great time and would recommend.

Our third visit to this lovely, comfortable farm house. The truly secure garden is great for our two German pointers who usually escape any garden but not this one! Great location and easy to get to the coast. It was a lovely stay. Thank you.

The property is secluded is its own beautiful grounds. Very quiet despite being on a farm. Perfect enclosed back garden for the dog. Loved the area and will definitely look to returning again.

A beautiful old large Georgian Farm house nestled in the countryside. We had a lovely holiday just lacks attention to detail. On arrival we were disappointed with the cleanliness. Windows havent been cleaned in months. Spiders everywhere. Nice large kitchen with everything you need however we had to rinse most things before using. Sunroom has Read moreBlown windows which spoils the beautiful views. Furniture is well worn so throws are used to cover them. Mismatch of colour schemes. Master bedroom is lovely with comfy beds. No shower in the en-suite. Toilet roll holder not attached to the wall. No bin / lid for sanitary products. A lot of Harvest spiders. Towels are old. No dressing table. The other bedrooms are quite dated again with a mismatch of colour schemes. Main bathroom has no shower. The bath had not been cleaned. Another Toilet roll holder not attached to the wall. Shower is in the downstairs utility room The positives are : Its a fantastic location close to Bungay shops & pubs. Resident pony called Rosie was a delight to meet every morning either in her stable of out in her paddock. We all slept like babies on the most comfortable beds. Large spacious property with a large garden with a pond at the end. Saw my 1st Kingfisher catching her dinner. Blessed. Really enjoyable stay so the positives out way the negatives. Beautiful, spacious property in a great location with lovely grounds. Beds are very comfortable, kitchen is well equipped, the shower is good and strong and the garden is completely secure and comes complete with ducks and moorhens for entertainment. We highly recommend a visit to the nearby farm shop - Fen Farm Dairy (about 1 mile away) - the Read moreraw milk and cheese is incredible and the milkshakes are divine. Hide

Cottage was very spacious, well equipped for families, had lots of games. Cooking on aga was great, not needed the electric cooker once! We used the master bedroom; bedding, pillows/mattress were very comfortable. Surrounding property grounds were beautiful and very well maintained, undistrupted back garden rolling hill views, owner's sweet pony maRead morey walk by if you're lucky, very quiet-perfect for our nervous 2 small reactive rescue dogs. Large wrap around enclosed gardens, all doggy escape areas were blocked off! Owners gave us privacy throughout our stay but were quick to respond to any issues. We had a very restful and peaceful week at 3 Ash Farm. We were comfortable and had most things we needed. The house is lovely with gorgeous countryside views from the windows and garden. The garden itself was fairly large and a good part of it was fenced and totally secure for our two dogs. Enjoyed our stay in this large traditional farmhouse. Loads of space and a good private garden for the dog. Quiet rural area with nice views over fields. Plenty of parking, good communication directions etc.

Areas for improvement: no relaxing garden furniture, wifi weak, view from extension into garden spoiled due to damaged glass panes. Location excellent. Bedrooms & bathrooms very good.
