A long driveway through the neighbouring fields leads up to this characterful farmhouse, be sure to wave a hello to the resident horse on your way through. Step inside and you’ll see that space and comfort certainly aren’t compromised here. The property has been carefully extended to provide the perfect kitchen and dining area for gatherings. It’s a bright and airy space with bifold doors looking out onto the enclosed herb garden. Many of the beautiful original features in this charming house have been retained, with exposed timber beams, a narrow staircase, and traditional flooring. A large and sociable reception room complete with log burner lies at the heart of the home and a second reception room with TV and log burner just around the corner is a separate generous snug/study, with yet another cosy log burner, so you won’t be short of space to put your feet up!

On to the all-important bedrooms… Four simply stunning bedrooms are the perfect place for recharging your batteries. Each has been well thought out with your comfort in mind, and flexible too, with one bedroom being situated on the ground floor.

Located close to the traditional village of Bramfield, Brook Farm benefits from having a short drive or cycle ride to the local pub, the Queen’s Head, and nearby Halesworth has all you need to stock up for your self-catering stay. Outside: Large, wrap around garden with various plant and tree life. There are two unfenced, deep ponds. A heated swimming pool will be available for breaks between 1st May - 1st October and is for exclusive use of guests in the house. Also 2 teak loungers, 2 teak steamers, deckchairs and beanbags.

Heating: Oil fired central heating. 

Notes: 

  • Wifi, bed linen and towels provided.
  • There are two deep, unfenced ponds in the garden, so parents are asked to supervise children at all times. 
  • For bookings between 1st March 2020 - 1st May 2020 some landscaping of the garden will be underway and part of the lawn, to the side of the property, inaccessible due to reseeding. The majority of the garden is still available to enjoy during these times. 
  • There is a tree house at the very back of the garden for the owners use. Not for guests use.

Property and gardens immaculate, swimming pool temperature and water was great, also with an electric operated pool cover so easy to use. With table tennis, darts, boules, swing ball and many indoor Games plenty to do. Good wi fi reception so easy to book evening meals at local pubs.

Brook Cottage was ideal for our family group's holiday: an idyllic and peaceful location in the Suffolk countryside yet well-placed to explore the surrounding villages and diverse attractions along the coast, from nature walks and cultural experiences to local shopping and fish and chips on the beach. The farmhouse was beautifully decorated, spaciRead moreous and comfortable with a well-stocked kitchen/dinner allowing us to prepare family meals and enjoy the delicious local produce. We were able to keep ourselves amply entertained indoors with copious reading material and board games as well as enjoying time outdoors in the beautiful garden and a rather lovely swimming pool which proved a favourite amongst our party. A great property in a lovely location, with extensive grounds with a fantastic swimming pool. The House is well equipped with everything you could need.

This is a fabulous house in the middle of the beautiful Suffolk countryside but still convenient for Southwold, Aldeburgh and other lovely places. For three generations of our family it was ideal - we all loved having the heated swimming pool and the very beautiful, extensive and well kept gardens. The house is exceptionally well furnished and equiRead morepped and we were able to enjoy family meals outdoors in the sunshine - it was great to be able to use herbs and seasonal produce from the garden in our cooking. The house and gardens are stunning but it is in the middle of nowhere so come prepared

House was just perfect for our family get together, everything we needed for the weekend and all lovely quality, weather made it but the pool setting was just the best, so much to see and do around the area, so great base, helpful owners and so quiet and peaceful, couldnt recommend it enough.
