In the heart of it all, this incredibly convenient and spacious terraced cottage is just a few minutes' walk from the seafront and delightful high street. 

The holiday cottage has accommodation to suit a family or larger group : a good-sized living room and cosy wood-burner for the winter months, a dining room which seats up to 10 guests and a large kitchen which has access out to the paved and shingle garden, with patio furniture, barbeque and back gate accessing the private parking.

There are five bedrooms in the cottage, four bedrooms upstairs, three on the first floor which comprises of a king, a twin with zip and link beds to provide a king bed if required and bunk bedded room and there is also the family bathroom and separate shower room on this floor. A set of very steep narrow stairs lead up to the second floor, where there is another twin-bedded room under the eaves.  On the ground floor, a new extension to the cottage provides a king size bedroom with ensuite shower/wet room.

Renovated in 2019, the kitchen benefits from a new and well planned kitchen units with an electric oven, gas hob, integrated washer/dryer, integrated, dishwasher, microwave, fridge/freezer, toaster.

Bathrooms:
Family bathroom: bath with shower over and screen, WC and hand basin.
Shower room: shower cubicle, WC and hand basin. Both of these rooms are on the 1st floor .

Ground floor ensuite shower/wet room.

Bedrooms:

Ground floor: 1 super king with ensuite shower/wet room
First floor: 1 king, 1 twin (which is a zip and link king bed), 1 bunk-bedded room.
Second floor: 1 twin - accessed via steep open tread stairs.

The area:
Southwold is a delightful seaside town: its colourful beach huts, excellent range of independent shops, cafes and restaurants, beautiful sandy beach, award-winning pier and atmospheric harbour, not to mention Adnams Brewery, all add to its timeless appeal. Bring your bucket and spade for some genuine seaside fun, or take a gentle stroll along the promenade and take in the lovely views of the pier, beach huts and lighthouse.

A brilliant home for an extended family gathering, so well situated in southwold that you can almost touch the sea , the shops and the pub. Not 5 star luxury but perfect for our needs .

Good welcome pack, excellent towels and linen, very well equipped kitchen (except dishwasher), rotary drier and pegs a useful addition. On the whole very satisfactory but starting to look a bit tired and in need of TLC. Upstairs bathrooms for instance.

The position of, and space within, Holeystone Cottage makes it an ideal base for soaking up all that Southwold has to offer. The parking space is icing on the cake.

I can't recommend this property enough, it worked for us in every way and we had a super holiday. Whilst looking like a modest accommodation from the front door, once inside you are presented with a very spacious abode, just what we needed for our large and extended family! Everything was clean and functional, we had no issues and found the locatioRead moren of the house to be just perfect. There was mold on plates and bowls at the bottom of the pile of dishes, the parasol was bent and unusable, the boiler had been switched off so no hot water or heating. No idea how the heating worked in the extension, bedside lights not plugged in in one double bedroom and the lead not really long enough to reach the plug, paint work between the maiRead moren and house and extension was very patchy. The leaves in the garden had not been swept up (same last year), we cleared this ourselves and pulled up bind weed on the steps from the parking spot as this was a trip hazard Hide

We have been visiting Southwold now for over 50 years and this must be our third or fourth visit to Holyestone. This time it was for a special birthday celebration for my wife and all of our family, a party of ten. The house was immaculate, scrupulously clean and we lacked nothing for our needs. A great cottage in an excellent location. There was only one car space but the other two spaces we needed were easily found within 5 mins walk, with no parking restrictions. All 10 of us really enjoyed the holiday.

Perfect location, loved the annex, ideal for our extended family. Parking could have been an issue but we could find space for the second car on the common car park at no cost.

This cottage is in a fantastic location for everything Southwold. Parking for one car at the rear of the property (no black gate, as mentioned in the directions) very warm with extra electric heaters supplied. A bit of a Tardis on the inside so very spacious. Property in a great location with parking (for one car only). The downstairs extension was great but the rest of the property is ready for refurbishment.
