A beautifully renovated and historic cottage in Southwold. 

With views to the Lighthouse and situated just off St James's Green, this lovely cottage is in a perfect location for family holidays and weekends away throughout the year.  James' Cottage has recently been sympathetically renovated by the same family who have owned it for the last 40 years, which means that many of the traditional and attractive features of the cottage have now been blended with stylish and comfortable furnishings for the five bedrooms and three lovely bathrooms.  All bedrooms have TVs with Netflix and there is a blue tooth speaker in the kitchen and an Alexa in the house.

Entrance via gate and covered passage way to main door of the cottage: 

Small hall with carpeted stairs to first floor, doors to sitting room and dining room.

Sitting Room with a 3 seater sofa and a 4 seater sofa, coffee table, window seat with cushions, brick chimney breast with electric woodburner style heater, Smart TV with SKy Q and Netflix, DVD player and an Alexa.  The sitting room has secondary double glazing on the window, carpeted flooring with rug, standard lamp and two USB ports in electric sockets.

Dining Room: 

Table, chairs and bench to sit 10 people, double glazed 'Crittal' style window overlooking courtyard, Karndean wood effect flooring and door to kitchen.  There are two USB ports in electric sockets. 

Kitchen: 

The newly fitted galley style kitchen is bright and well designed with dishwasher, microwave, integrated fridge/freezer, Aeg electric double oven and grill, Aeg induction hob with extractor hood, Airfryer, kick board heating, water softener, Blue Tooth sound bar, airing cupboard, recycling bins, pantry cupboard and 'Crittal' style windows and glazed door to courtyard.  Karndean tiled flooring which extends to the cloakroom, utility room and hall at the back of the cottage.  There are two USB ports in electric sockets in the kitchen.

Cloakroom with hand basin and WC situated in the middle hallway of the cottage with a second, carpeted staircase to the first floor. 

Utility Room with condensing tumble dryer and washing machine, enclosed with cupboard doors.  The utility room leads into a small hallway which gives access to the ground floor bedroom.

Bedroom 1 - ground floor 

With two shallow steps from the hall into this bedroom which has an ensuite white tiled shower room, with white tiled shower cubicle and folding door, hand basin with mirror above, heated towel rail and WC.  Standard double bed (4'6"), built in wardrobe with shelving, bedside tables with lamps, carpet flooring, wall mounted Sky Q TV with Netflix, half glazed door to courtyard, with blackout blind.  There are two USB ports in electric sockets.

Bedroom 2 - Master bedroom 

This bedroom is light and spacious and overlooks the Lighthouse and Stradbroke Road with king (5') sized bed, built in wardrobe with hanging space and shelves, original fire place with mirror above, Smart TV with Netflix, bedside tables and lamps, carpet flooring, secondary double glazing on windows with black out blinds and curtains.  There are two USB ports in electric sockets.

Bedroom 3 

This is a twin bedded room with 3' wooden frame beds, large Critall style window overlooking the courtyard, with restrictors on opening casements, with Sky Q TV with Netflix, chest of drawers, bedside tables with storage and lamps.  There are two USB ports in electric sockets.

Bathroom 

Jack and Jill style bathroom which is spacious and bright with pretty wall tiles and practical floor tiles.  Double-ended roll top bath, large glazed shower cubicle with rain head shower, WC and hand basin and heated towel rail.  Bedrooms 2, 3 and 4 all have easy access to the bathroom with locks on both doors.

Bedroom 4 

A further twin bedded room with 3' wooden frame beds, large 'Critall' style window overlooking the courtyard, chest of drawers and hanging rail.  There are two USB ports in electric sockets. 

Bedroom 5 

This cosy double bedroom is at the back of the cottage with a window overlooking the courtyard, has a double bed (4'6") with bedside tables and lamps, chest of drawers and built in hanging space and a stylish ensuite shower room, tiled throughout with shower cubicle and folding glazed door, hand basin with mirror over, heated towel rail and WC.  There are two USB ports in electric sockets.

Bed linen and towels, travel cot and wooden high chair provided. 

Outside 

Paved courtyard garden with door to front of the cottage via the covered passageway, outside tap, washing line, table and chairs for al fresco dining, glazed doors to kitchen and ground floor bedroom. 

Please note that whilst there is a ground floor bedroom and shower room, there are some changes in levels between rooms on both the ground and first floor.

The property has Wifi and bed linen and towels are provided.

One dog is allowed to be kept off the furniture and on the ground floor only.

Formerly a barber's shop upstairs and a stationery shop on the ground floor, hence the picture window overlooking Stradbroke Road and Southwold's Lighthouse, the family have added some historical notes of the house in their 'information' file which we hope guests will find of interest.

The cottage is very cosy and warm & everything has clearly been done to a very high standard. The location is ideal and in the centre of Southwold with plenty of cafes and restaurants. We would thoroughly recommend Coast for evening dining and the Adnams make your own gin experience which was great fun. Only one thing was disappointing - we hadRead more a problem with the dishwasher not working and despite leaving messages with the helpline no-one from Original Cottages got back to us to sort it. So whilst we would 100% recommend the property we would have reservations about booking with the company again. Hide

James Cottage appears to be a small, unassuming property from the street, but looks in this case are definitely deceptive. Even with seven adults, there was ample space for all, and we had a very comfortable few days there. The property has been tastefully refurbished and decorated, the beds were extremely comfortable and the location couldn't be bRead moreetter. We had a few minor niggles that we've passed on to the owners, but we would certainly recommend it and would happily stay there again. Hide

The cottage is well equipped We struggled with more than 2 in the kitchen area as it was a galley kitchen and this impeded those white were staying in bedrooms at the back of the property

James Cottage was perfect for our 3- generation family stay. Its location is ideal, with both beach and town amenities very close by. There is ample bedroom accommodation and we found the beds very comfortable. We would happily return on our next visit to Southwold.

A really lovely house in a perfect location. Close to the beach, Adnams and the Sole Bay Inn. The layout of the house is unusual but it worked perfectly for grandparents, two couples and their children.

An excellent place to stay for a holiday with extended family. The living spaces were great for us all to eat and socialise together. The house was clean, beautifully presented and warm on chilly spring evenings. The beach (and Suzies Caf) are less than a minute away and The Sole Bay Inn is 23 steps from the front door.

James Cottage was a wonderful location for our Southwold holiday. The central position made it perfect for our stay, easy to get to the beach and the high street. Parking was straightforward. This house was perfect for our extended family get-together in Southwold. The downstairs room (with just two small steps) was perfect for my parents who have limited mobility. They had their own bathroom and had no need to go upstairs at all. The twin rooms were either side of the bathroom which was easy for getting kids bathed etc. The shower was Read morefabulous and I would have loved to use the beautiful bath tub had there been time. The front bedroom was spacious and looked out onto the lighthouse (and we were pleased no light came towards the house)! The bedroom at the back was smaller and had an ensuite. The trek from back bedroom to front was a long one once you had put the kids to bed as you had to go down the back stairs and back up the front stairs - but that is a small issue. The kitchen is well equipped and had everything we needed and the courtyard was small yet very practical. The house was brilliantly located just along from the Sole Bay Inn and close to the sea front. Only a 3 minute walk to the nearest food shop. Would definitely recommend this house to anyone visiting Southwold and would stay there again myself if I was in the area. Hide
