"Just back from a wonderful stay at Old Hall Farm House. The property was a fantastic base for 3 families with young children. They loved playing in the garden and having access to the Maize Maze for the week was a real bonus. A large family holiday home ... next door to the Southwold Maize Maze - what could be better?

The Old Hall Farm is diversifying ... over the last few years the Maize Maze www.southwoldmaizemaze.co.uk has been a great success and each year the owners introduce new facilities for their visitors.  The owner has redesigned and refurbished the Old Hall farmhouse which is now tastefully decorated and furnished to provide self-catering accommodation for 10 people. 

As the holiday home is within a few minutes' walk and guests at the farm will benefit from a free pass to the Southwold Maize Maze with compliments of the owners of The Old Hall Farm (subject to Maize being open - please check on their website).

The house has 6 bedrooms and 3 bathrooms over 2 floors making it ideal for 2 families to holiday together to enjoy a large garden, country walks on the doorstep and with Southwold and its sandy beach only a 5 minute drive by car, the location of the Old Hall Farm is ideal for holidays and short breaks throughout the year.  Southwold is 1.8 miles from the farm and is linked by footpaths and the farmers at the Old Hall Farm have plans to work with the RSPB to provide walks along the winter scrapes for guests to observe the bird life of the Blyth Estuary.

The Old Hall Farmhouse comprises three cottages, the largest being The Old Hall Farmhouse and two smaller cottages where two longer term residents live.  The parking is shared at the property and the garden to the Farmhouse is private and fenced.

Entrance:

Tiled hallway with settle and good storage for coats and boots.  Staircase to first floor.

Sitting Room

South facing, this is a spacious and bright room with large windows and door to terrace.  Large corner sofa, plus a further 3 seater sofa and arm chairs for 10, occasional tables, woodburner, Smart TV and separate small study with desk and chair.

Kitchen/Dining Room

Large and well designed kitchen with plenty of storage plus walk in pantry, electric cooker, dishwasher, fridge and freezer, table and chairs for 10. 

Utility Area

Washing machine and condensing tumble dryer, sink and drainer. Door to garden, good storage and boiler room with water softener.

WC and hand basin

First Floor:

Master Bedroom 1: with superking bed, bedside tables and lamps, TV, chest of drawers, wardrobe and ensuite shower room, with shower cubicle, WC and hand basin, two windows overlooking farm land.

Bedrooms 2 and 3: a family suite with two inter-connecting rooms, one with king sized bed, bedside tables and lamps, chest of drawers and original walk in wardrobe, and a door and step into a large single bedroom with cot and baby changing facilities.

Bedroom 4: with single bed and pull out truckle bed and chest of drawers.

Family Bathroom: bath with hand held shower, WC and hand basin

Second Floor:

Bedroom 5: with king sized bed, TV, bedside tables and lamps, chest of drawers and clothes hanging facilities.

Bedroom 6: with single bed and fold-down grey chair bed for plus one, chest of drawers.

Family Shower Room: Shower cubicle, WC and hand basin.

Outside:

Large garden laid to lawn with paved terrace and the whole area is fenced and secure.  Garden furniture is provided.

Parking for three cars is available at the entrance of the farmhouse and the large parking area for the cottages is shared.

Some lawn areas will be suitable for ball games whilst a larger area at the back of the garden has been recently seeded.

Notes:

The Old Hall Farm is centrally heated throughout, all bedrooms are carpeted, guests are provided with the first complimentary small basket of logs and kindling for the woodburner during the winter months (November-March) and further supplies are available locally.

Bed linen and towels are provided, together with a Welcome Pack of fresh milk, tea and cake.

One well behaved pet is welcome but pets should be kept off the furniture and allowed on the ground floor only.

We enjoyed a lovely bank holiday weekend here and enjoyed visiting Southwold. The free access to the play park with the zip wire and bouncy pillows was great and the cafe did some lovely food. The kitchen was well equipped, the lounge was comfortable for our group of 8 and the bedrooms were spacious. The house could do with a refresh in places and Read morethere were a couple of maintenance issues. Unfortunately we did have a real problem with ants in the kitchen. Hide

Lovely location, loads off things to do in the area, only a short drive to southwold. House is really nice. Mattresses in a few rooms need changing.

The house was perfect for our large family group of 6 adults, 4 children and 1 very small baby. The accommodation was very comfortable and spacious with a south facing garden and great to have the cafe and play park on our doorstep which was a huge bonus for the children. Also a big bonus to have sufficient parking which in the main town is generRead moreally scarce. The walks from the house were well signposted and it was lovely to be able to enjoy the walks to the town and the harbour away from the main road. The setting is peaceful too and perfect for a good night's sleep. We would definitely return to this property and highly recommend for a large family group. Hide

We were six friends visiting the house for a couple of days. All of us agreed that the house is spacious, comfortable and well situated. We enjoyed a day exploring Southwold and the beach. Well located and well proportioned property. Ideal for large family or groups. Nicely situated next to Southwold Maize and cafe. The property had been cleaned well for our arrival. The property provided us with the perfect venue to stay, as well as explore the surrounding area. The cafe and play area next to the cottage were a real bonus. Our only complaint is that we felt the arrival and departure times imposed on us were overly restrictive.

Very nice location, plenty of space and well equipped for families. Our stay was over a cold and wet March weekend so it was quite cold, but once we got the log burner going it was nice and cosy downstairs. Nice outside area and plenty of parking.

A property of this size usually means that reunions, or friends get togethers, are likely as in our case, and it was ideal. The location, which included free access to the children's play area and maize was a bonus and the walks from the site were ideal. We enjoyed it.

Small things, but they make a difference! Only 2 dishwasher tablets were left which we thought was a bit tight. There were no oven gloves and the bread knife was broken. The shower leaked. A plumber was called but did not solve the problem. Overall, the farmhouse was lovely and suited our needs very well. Thank you for a lovley stay!
