Just a stone’s throw from all this beautiful, seaside town has to offer, this property truly is the perfect beachside location for your next Suffolk getaway. Ideal for families and special occasions, you can gather your favourite people for a holiday to remember. 

With breath-taking views of the lighthouse and views of the sea from many of the windows, this property has also been furnished with your comfort in mind. Stylishly presented throughout, this Southwold home offers a truly unique and luxurious space for up to 10 guests. On entering the property you are welcomed into a large hallway with plenty of storage for coats and shoes and a convenient cloakroom.  The ground floor further comprises of a plush, generous, dual aspect sitting room with two separate breakout spaces, one with a welcoming wood burning stove and large Smart TV and the other with French doors leading onto the garden.  The contemporary, fully equipped kitchen/diner completes the ground floor, comfortably providing a large dining space for 10 guests.  It leads out into the delightful, large, south-facing, courtyard garden which is ideal for a cool drink as the sun goes down or for dining alfresco, all whilst watching the spectacular, working lighthouse which makes for the most stunning backdrop to the garden.

Whether you wish to curl up on the sofas in front of the woodburner and watch a feelgood film or sit in the garden, basking in the sunshine whilst looking up at the lighthouse, this space offers all year round enjoyment.  And all the time, within just a minute’s walk of the fantastic sandy Southwold beach, with its famous, pretty coloured beach huts and beautifully restored pier.

This spacious property is the perfect place to bring family and friends together for a holiday to remember with a total of 5 bedrooms, starting with the first bedroom on the lower ground floor; a twin bedroom which could equally be used as a snug with the large Smart TV and xBox, it is sure to be a favourite with the younger generation.  On the first floor there are two king size bedrooms, one of which boasts those fantastic lighthouse views and the other some sea views, and a further very generous bedroom with bunk bed.  The first floor is complete with family bathroom and a separate shower room.  On the second floor is a stunning and characterful master bedroom with exposed brick walls and Velux eye-level windows where the lighthouse takes centre stage.  This really is a “room with a view” as the views up here are second to none with a breathtaking panaroma of the lighthouse, roof tops and sea beyond – It is not to be missed!  This bedroom benefits from a king size bed and an ensuite shower room and offers the perfect retreat away from it all.

A world of fresh air and good eating and drinking awaits: the promenade and sandy seafront are just moments from the front door, as is The Sole Bay Inn and Adnam’s Brewery and, of course, you will never have to worry about finding your way home… just look for the Lighthouse!  To top it all off, the large, private courtyard offers the perfect space for when you need a bit of quiet time. Why we love this property: No better views of Southwold lighthouse can be found anywhere and family holidays are easy here, being just 30 seconds from the beach. 

GROUND FLOOR 
Hallway: Hooks, pew bench, shoe rack and wicker basket for coats, shoes and bags.
Sitting Room: Open plan room split into two separate breakout spaces with a wide archway between.  The front aspect has soft seating, a Smart TV, log burning stove and partial sea views with half window shutters for privacy.  The rear aspect has additional leather seating with glass French doors which lead onto the courtyard garden with furniture.  You won’t miss the lighthouse which is literally just beyond the garden!
Cloakroom: Vanity basin, heated towel rail and WC.
Kitchen: Neff oven, electric induction hob, fridge freezer, dishwasher, washing machine, tumble dryer, table and chairs and stable door to the courtyard garden.

LOWER GROUND FLOOR

Bedroom 5/Snug Room: Twin beds, beside table, small wardrobe, tallboy, large Smart TV, xBox, armchair and bean bag.

FIRST FLOOR
Bedroom 2: King sized bed, bedside tables, chest of drawers, freestanding mirror with hanging space behind, shaker wall pegs with wooden hangers.  Shutters to the window providing privacy whilst allowing natural light to come in the room.  Partial sea views.
Bedroom 3: King sized bed, bedside tables, chest of drawers, chair, built in wardrobe.  Fantastic view of the Lighthouse which is just the other side of the garden.
Bedroom 4: Bunk bedded room. This generous room offers ample space and is furnished with bedside table, chest of drawers, freestanding mirror with hanging space behind and cupboard with hanging just outside the bedroom. Please be advised that the day bed is not available as a sleeping arrangement.
Bathroom: Villeroy and Boch bath, over bath rain shower with additional hand-held shower attachment.  Neptune vanity unit with basin, WC and heated towel rail.
Shower Room: Large shower cubicle with rain shower and hand-held shower attachment, vanity basin, WC and heated towel rail.

SECOND FLOOR
Bedroom 1: King size bed, chest of drawers, armchair, full-length mirror with hanging space behind, shaker pegs and hangers providing open hanging space.  Exposed brick work and a large eye-level Velux window with stunning views of the Lighthouse which is a stone’s throw away from the window  En-Suite: Shower room with shower cubicle, basin and WC.  Heated towel rail.

Garden: Good sized, paved courtyard garden at rear equipped with a large table and chairs.  There is even a shower for rinsing off those sandy toes!
Parking: Private parking in garage for one car. Additional unrestricted roadside parking may be available on Chester Road or Stradbroke Road.
Heating: Gas central heating.
Notes: Wifi, towels and linen provided. Travel cot, high chair provided.
Pets: Sorry, no pets allowed at this property.

Southwold Pier Area - It is often said that nothing changes in Southwold. However, the much-acclaimed pier was rebuilt in 2001 and was the first to be constructed in England in over 50 years. It now fits in well with the painted beach huts, promenade and colourful flowerbeds. There is a shop, cafes and an alternative amusement arcade there. The selection of properties hereabouts makes it an ideal location to stay in Southwold if you require quiet accommodation that is also close to the beach, town centre and the many footpaths across the marshes leading you to the less explored areas of the town.

A lovely house, clean and well maintained, with plenty of space for socialising. Good quality kitchen equipment supplied, and plenty for the number of residents. This property is in a great location, close to the beach and the town. Bonus garage, and no problem parking in the street close by. A really great place for a family holiday!

The basement bedroom is not of the same standard as the excellent other bedrooms. Dark, every sound from the kitchen above can be heard, a long way from a bathroom. This July has rained a lot and perhaps that was why the room felt cold and a bit damp. We were surprised there were no hairdryers. Other places we have stayed have one in each bedroom.Read more But it was a fantastic base. Wonderful to be so near the beach. Exiting to be near the lighthouse. And of course Southwold is a special place with lots to do. Hide
