Located within a picturesque setting on the owners’ smallholding, surrounded by beautiful rolling countryside, guests to Threshing Barn have shared access to 6.5 acres of uncultivated meadow, bounded by the River Annell, with gazebo, picnic benches and plenty of space for adventurous, energetic children and dogs to explore! This former 17th century barn has been lovingly restored and converted to provide comfortable and cosy holiday accommodation. Threshing Barn is the middle section of three similar properties, with the same facilities but slightly larger than its neighbour, Pipistrelle (WAW323). There is a pub, Bridgend Inn, on the far side of Crugybar, 1.3 miles away, and plenty of other pubs with food and local shops within a 10 mile radius, including the popular towns of Llandovery, Llandelio and Lampeter.
Threshing Barn has underfloor heating downstairs, with radiators upstairs. Limited WiFi is available – not fast, in this rural location; for general browsing and emails, but not suitable for large downloads, streaming films etc. The barn has some lovely original features, including exposed stone walls, beams and wall ties.
Living Room - Open plan living accommodation with beamed ceiling and rugs over tiled floor.Relax in the comfortable sitting room with 3 piece suite, wood burning stove, flat screen TV, DVD player, mini music centre, books and games. Table and four chairs for dining and a kitchen area with electric cooker (double oven and ceramic hob), extractor hood, microwave, fridge with 3* freezer compartment and slim dishwasher.

First Floor -accessed by wooden staircase from the living room.
Bedroom 1 - Double bed with wardrobe and chest of drawers for clothes storage. Partially screened bathroom facilities en suite, incorporating shower cubicle, WC, basin, shaver point, extractor fan and heated towel rail.
Bedroom 2 - Twin room, with drawers for clothes storage. Open to bathroom facilities which include bath with shower over and wash basin (no WC).
Outside - Patio area to the front with garden furniture and barbecue.
Shared Utility Room – at the end of the row of cottages, with washing machine and freezer for guests’ use.
Parking – one allocated parking space per cottage and some additional space may be available if required.
There are enormous opportunities for outdoor pursuits and activities: walking, horse riding, mountain biking and cycling – Brechfa Forest, 5 miles; fishing, both sea and freshwater, as well as boat trips for dolphin and seal spotting; Dolaucothi Roman Gold Mines (National Trust), 3 miles; Aberglasney Gardens and the National Botanical Gardens of Wales, West Wales’ stunning coastlineand beaches an attractive drive away and Brecon Beacons for walking enthusiasts. Llandeilo, Lampeter and Llandovery are all 11 miles away with galleries, numerous small retailers, grocery shopping and takeaways. Local shop and excellent pubs within a 5-mile radius.
