Overlooking the sandy estuary beach of Instow this spacious beach villa offers stylish high quality accommodation in an idyllic waterfront setting.  Cleveland Villa has recently been extended and provides ample space for families and groups of friends to relax and unwind. The spacious lounge has large comfy sofas.  For warm balmy days  large French windows extend the living space outside onto a large sheltered patio ideal for outdoor dining. A stylish contemporary kitchen/diner has sleek blue fitted units, underfloor heating and a Bose music system. This bright open space will inspire you to prepare great meals to bring your family and friends together around the large dining table. Four attractive bedrooms all on the first floor include two very spacious bedrooms at the front of the property with Kingsize beds(one with ensuite facilities). You will be awed when you wake up to the wonderful views out over the estuary and there is ample space to withdraw and relax in these large bright bedrooms and enjoy these views. A compact double room and a bedroom with bunks and a single bed can be found at the rear together with a family bathroom.

A large ground level patio area runs along the side of the property and leads up through terraced borders to a raised patio. In addition a cleverly designed raised decked area has comfy leisure furniture and offers views out over the estuary and the opportunity to enjoy the wonderful sunsets over the sea. This well designed external area also provides secure storage for cycles and surf boards. The pretty village of Instow is located where the Taw and Torridge Estuaries meet and flow out to sea and wonderful views across the waters to the fishing village of Appledore can be enjoyed all along the waterfront. With sailing boats of all shapes and sizes filling the expanse of water at high tide as well as Kite surfers and a variety of birds on the waters edge, there is always something to see. The soft golden sandy beach is ideal for children and dogs, with its gentle waters lapping the shore and sand dunes at the far end of  Marine Parade. The village has an excellent choice of pubs and restaurants serving a wide variety of locally caught seafood. There is also a village store with an award winning delicatessen and cafe. Walkers and cycling enthusiasts will love the Tarka Trail which runs literally from the doorstep and offers miles of traffic free footpaths and cycle ways and there are a choice of spectacular surfing beaches and family attractions just a short drive away. For memorable family holidays or relaxing breaks, Cleveland Villa is perfect for all ages and provides a great holiday base at any time of year.

A beautiful house in a lovely location with some delightful walks nearby which our dog thoroughly enjoyed, within walking distance of dog friendly pubs and a deli and was a great base for our family of 4 to explore the North Devon coast.

Fantastic location . Can be noisy at night as close to the road . Lovely house . All the beds were very soft apart from the bunk beds . The walk in shower was lovely for my elderly mum . The family bathroom is small . Be aware of a nail protruding in lounge between sofas . Some upgrading and TLC would makes this a perfect stay. Would be helpful ifRead more salt and pepper could be provided dont forget to take your own condiments. Hide

Large, comfortable well equipped house in fabulous location equipped with everything needed for a great holiday. Particularly loved the raised terrace area. Be aware family bathroom is very small but there is a great en-suite to compensate!

Fabulous property. Estuary views from the bedrooms, easy walk to the beach (5 minutes) and Tarka trail. Lots of pubs and restaurants walking distance too. Fully equipped kitchen and lovely little garden, patio area. Perfect for our party of adults, 3 couples and one single person. This is the 2nd time we have stayed here. We have stayed in several properties in Instow and rank this as the best! The house is beautifully presented, spacious and very comfortable, as a family we really appreciated a good selection of board games. Fantastic property for a family get together. Really well equipped (just remember to take your own condiments, cooking oil etc). Lovely sized rooms, very comfy beds, great showers. A beautiful, high standard, well equipped house with a superb outside enclosed garden which both the children and dog were safe in. Ample parking and the position on the quiet promenade with views of the estuary and easy access to the little towns amenities could not be better.

We thought that the property was absolutely wonderful - superb location and extremely comfortable. We had a most enjoyable fortnight there and we would not hesitate to go back again. We particularly loved the garden (even though it was very overgrown towards to the top end). All the rooms are very spacious and light and we wanted for nothing.
