Just a short drive from the impressive North Norfolk coastline discover Woodcocks; a wonderful all year round retreat. Nestled in a private courtyard this newly revamped cottage offers a perfect blend of old and new. Perfect for families and friends enjoy cosy nights in front of the log burner with your favourite novel and your four-legged friends at your feet. There is no need to venture far for local groceries as the village itself has some great facilities all a short walk away with family-friendly pub, shops and a weekly village market, the Fish and Chip shop is just a stone’s throw away! The courtyard garden is fully enclosed, perfect for summer barbeques or to kick off your shoes, sit back and enjoy a glass of your favourite tipple. Shop/Pub: Within walking distance

Ground Floor:
Open-plan Sitting/Dining Room with comfortable seating, log burner (starter pack provided only), Smart TV, CD player. Dining table with bench seating

First Floor:
Bedroom 1 with king size bed.
Bedroom 2 with double bed.
Bedroom 3 with 4’ small double bed adjacent to the wall with access at one side only therefore more suitable for one person.
Bathroom with bath with handheld shower, large separate shower enclosure, wash basin and wc.

Garden: Enclosed dog-proof garden to the rear with table and chairs with charcoal barbeque, and additional enclosed seating area to the front of the cottage.
Parking: at the front of the property for one vehicle, additional roadside parking available.
Pets: Two well behaved dogs welcome but please note that they are not allowed upstairs or on the furniture.
Heating: Oil fired central heating, wood burner.
Also provided: Towels. Books and games. Radio. Hairdryer. WiFi. Charcoal barbeque.
Notes: This is a non smoking property.  No facilities for charging electric vehicles available at this property.

Docking is a popular village just a few minutes drive from many coastal villages with many long sandy beaches to explore. The neighbouring village of Brancaster is a popular place especially with families and dog lovers just a few miles from Docking. At nearby Old Hunstanton children can play in the soft sand dunes against a back drop of impressive beach huts followed by a paddle along the water’s edge.
A little further around the coast discover Wells-next the-sea; with picturesque harbour excellent crabbing can be had. The beaches are adorned with colourful beach huts and endless walks along the shoreline where you can often spot grey seals basking on the sand.

Take a walk along the beach from Wells and discover Holkham beach; a firm favourite including the Queen’s Household Cavalry Mounted Regiment. On summer days listen to the sound of galloping hoofs on the soft sand and watch the cavalry swimming, a glorious sight and one not to be missed. Directly off the beach is Lady Anne’s drive leading you to Holkham Hall which in itself is a great day out for the whole family. Set in a stunning 25,000 acre landscape it is steeped in history and home to the Earl of Lester and his family. With bicycle hire available why not explore the grounds amongst a shady woodland backdrop enjoying picnics in the summer whilst observing the fallow and red deer.

We really enjoyed the cottage and the beds were very comfortable as were the sofas. The location was a good base to explore the coast. Hunstanton was in easy reach by car. There was a good fish and chips shop, a lovely pub called "The Railway Inn" which did very good meals. The cottage was very clean and tidy.

Very comfortable well equipped holiday cottage. Plenty of space and very well thought out decor. Kitchen was well equipped. Lovely to have the logs left for the wood burner.

Lovely cottage in great location just ten minutes from the coast in very pleasant village. The accommodation was warm and cost, well equipped and comfortable. Definitely hope to go back.

The cottage is well equipped & comfortable. There is always plenty of hot water & the shower is decent. One of the owners, Sarah, was very helpful when we had a issue with bedding.

This cottage is in a great location for exploring the North Norfolk coast. It had everything we needed. The bedroom set up was great with 2 teenagers who dont want to share a room on holiday any more!

Good position for visiting coast of north Norfolk. No view from the back of the property and is positioned in a small close where your only view is of cars with the associated properties.

Ideal for getting around the area as its central to the beaches. The village is quiet and relaxing, very safe. The cottage is lovely, clean and well kitted out. Evertging you need for a relaxing break.

Excellent cottage. Comfortable and very clean. All well equipped though we didnt cook there at all so couldnt comment on the efficiency of the cooker, microwave etc. the local pubs food was excellent so ate there every evening!! Great location, within easy reach of everything we wanted to do.

This property is in a great location for exploring North Norfolk. The cottage was equipped well enough for our needs. I believe a bit of extra cleaning could have made the cottage a little less shabby looking. Beds were very comfortable.

We needed a relaxing and peaceful getaway after a very busy few months, and Woodcocks looked perfect - and it really was in reality. Set in a very quiet courtyard, off the main road, it was cosy and clean with extremely comfortable mattresses - something I am always anxious about when I go away! The location was perfect for visiting all along the nRead moreorth coast, and Brancaster beach close enough to drive to for an evening walk every day. We took our dogs but if your dogs like to sleep with you, this cottage isn't suitable as they are not allowed upstairs. The enclosed rear space was perfect for them to mooch around in and there were loads of walks nearby. We'd definitely stay again! And - the best fish and chips we'd had for years is right next door :-) Hide
