A fantastic property in an idyllic location, 17th Century Grade II listed Holly Cottage really is the perfect choice for those looking for a high quality interior for a self-catering property for their holiday. The main sitting room is an area where everyone can join together with this room being spacious with comfortable sofas and a wood burner giving you additional comfort out of season. The kitchen is another sociable area which is also spacious with a large table and eight chairs in the centre and sociable seating provided with a long pew and also an armchair. On the first floor you will find the main bedroom which boasts a ‘wow’ ensuite bathroom which is a large room with a roll top bath along with other sanitaryware. An additional double bedroom which gives access to the twin room is also provided on the first floor. A spacious shower room can be found on the ground floor. Two large sofas, 2 armchairs, coffee table and occasional tables. Choice of lighting with wall lights, a standard lamp and two table lamp.
Utility area: Washing machine and tumble dryer.
Shower Room: Large shower cubicle, basin and wc. Towel rail.
Kitchen: Well equipped, spacious room with open beams, Villeroy and Boch sink, Bosch dishwasher, Bosch three drawer freezer and fridge, Neff electric oven and induction hob. Wooden bespoke units with wooden work tops. Dining table and eight chairs, a settle providing seating along with an armchair. Cook books, dimmer controlled lighting and Sonos speaker. Westleton is a pretty village midway between Aldeburgh and Southwold, with the coast at Dunwich only two and a half miles away and just a few minutes more to Walberswick. Centred around a large green, Westleton is one of the most popular places to stay on the Heritage Coast. It is an ideal base for walking, bird watching, cycling and closely located to Minsmere, as well as the coastal heaths and forests. There are two good pubs, two second-hand book shops, a garage, a tea room and a well-stocked village store/post office - all in the village centre. There is a railway station at Darsham and Saxmundham with trains running to Norwich and Liverpool Street. Much of the area around the village is accessible open heath or mixed woodland, ideal for walkers and there is a new, lottery funded playground.

We really enjoyed our 3 generation holiday. The cottage was very clean & had lots of room. The parking for 1 car is very difficult & we didnt realise it was going to be a shared drive. The cottage itself is in an idyllic setting facing Westleton village green. The decor is well kept and in keeping with the type of cottage. The beds were comfortable which helped make the stay a enjoyable one. The location is ideal for North, South, or for the beach at Southwold

The location is great but be aware the road is quite noisy at peak times, parking a bit of a challenge as it is a shared driveway, which takes some manoeuvring. The cottage itself is spacious and reasonably equipped with a comfy lounge and well equipped kitchen.

Very comfortable and well equipped property in a lovely location. Lots of nice walks in the beautiful surrounding heathland, easy journey to RSPB Minsmere for birdwatching. Two good pubs serving food in the village. Looking forward to returning.
