Located only a couple of hundred metres from the beach and famous Southwold pier, this property is a fantastic choice for families and couples looking for a coastal break with all the amenities within close proximity. Within half a mile of the property is a great selection of shops, including a greengrocer, butcher and a delicatessen, as well as a number of independent eateries. The beach is also close by, with its candy-coloured beach huts, a pier and amusements to keep all ages entertained. From the promenade there are lovely walking routes, including one towards the lighthouse, a must see whilst in the area.

On the ground floor, the entrance hall leads through to the cosy living room with two comfortable sofas, a TV, woodburner and french doors with direct access to the garden. The compact kitchen is quaint but well-equipped for preparing meals and snacks, which can be served up in the spacious dining room to seat six, with wide open windows allowing the light to pour in. There is also a snug toilet and hand wash basin under the stairs. Upstairs are three beautiful bedrooms, one king-size, one twin and one single bed, all with plenty of space to unpack. The bathroom features a double shower head over the bath to wash off the sand after a day at the beach.

Through the patio doors is a large garden laid to lawn with a fence around and gate to the street. There is furniture dotted in the corners and plenty of space for kids to play. As is common is Suffolk there is a narrow, demarcated right of way around the edge of the garden to enable weekly bin collections of one house next door.

We recently stayed at this cottage with our dog. The location is excellent, with Southwold town just a short walk away and the dog-friendly beach around 1520 minutes on foot. Southwold is a lovely place with plenty of great cafs and places to explore. The cottage was clean and well presented, but we found it smaller than we had expected. The sitRead moreting room and kitchen are quite compact, and the downstairs toilet, which is under the stairs, is extremely small. My husband was unable to stand up properly in there due to the low ceiling, and it was very narrow. There were also a lot of ornaments throughout the cottage. While this is a matter of personal taste, we felt there were rather too many, particularly in a property that welcomes dogs. As dog owners, our main concern was the garden. It could do with a little TLC, I was worried the she's may fall down, there were holes in the rear fence and the side passage which I think was driveway,(however the bins are stored there so couldn't use a driveway so needed to park on the road) is secured by a small double metal gate that a small dog could get through. We also noted in the welcome information that there is a right of way allowing the bin collectors access through the garden to collect neighbouring bins. Because of this, we personally wouldnt describe the garden as fully enclosed, and we feel this is something other dog owners should be aware of before booking. The only other downside for us was the seagulls. They were very noisy, starting around 34am each morning as soon as it became light, and continued throughout the day. Of course, this is part of staying in a seaside town rather than a reflection on the cottage itself, however we never had them this noisy. Overall, while the cottage wasnt quite the right fit for us, particularly because of the garden, others may find it perfectly suitable. We wanted to leave an honest review so future guests, especially those travelling with dogs, have all the information they need before booking. Hide

The house was well located for us - away from the busy high street and close to the Pier and beach. At the end of the road there are footpaths which run along Buss Creek down to the Harbour, which gave us the opportunity to explore this area of Southwold. Although the kitchen is quite small, we enjoyed having a separate breakfast/dining room and aRead more living room overlooking the garden. We had a lovely stay at Marlon House. The house itself had everything we needed to make us comfortable and we loved the style of the furnishings. The location was great - close to the sea and the shops.

Very nice house, comfortable & homely. Excellent location, 5 mins walk to the beach/pier, 15 minute walk into the town. Quiet road & neighbours & lots of off lead dog walks. Plus the garden. We will be booking for next year.

Found this a well maintained and comfortable cottage. The location was quiet and very convenient for the beach. The kitchen was well equipped and everything worked well in a small space. Helpful to have a downstairs toilet but a challenge for taller guests!

The property is very well equipped with cutlery, kitchen utensils and pans, and has very comfortable sofas and beds. The extras like pictures and placemats are all high quality. The bathroom shower is excellent. The kitchen is short on space, and the downstairs toilet squeezed under the stairs, but these did not detract from our holiday at all. Marlon was a lovely place to stay , in a quiet area yet close to the sea. Parking for two and a nice back garden to enjoy the sunshine . It was like being at home yet away on holiday.. we would highly recommend Marlon

Marlon House was very comfortable and the welcome pack was a real treat and great start to our holiday. One issue we did have was that the description stated an enclosed garden which it to all intense and purpose it was but we have a small dog who could easily have got through the front gate if we let her out on her own.
