Opposite Orford's historic castle, Well Cottage has its own access to the castle path and to the castle grounds.  A modern holiday home, the cottage has been superbly finished with three bedrooms and three bathrooms - perfect for a group of adults or larger family.  There is a beautifully finished kitchen and large living room. Just a minute's walk from the Market Hill, Pump Street Bakery, The Crown and Castle (Trinity Restaurant), the Kings Head, the Butley Orford Oysterage and Orford Village Stores you can forget about your car during your stay.  The estuary and the sea are just a 5-minute walk from the cottage.

Fully refurbished in the last year, Well Cottage is in a sunny location amidst landscaped gardens with french doors opening onto the south west facing terrace; perfect for any time of year, the house has full central heating with underfloor heating in the bathrooms.

With lovely bedrooms and new bathrooms, Well Cottage has been designed with comfort and relaxation in mind.  There is a large, well equipped utility/laundry room. Downstairs the living room is open plan with a large dining table and comfortable sofas.  Doors lead out to the rear garden.  Perfect for all the family the TV has both Freesat and Playstation 2; there is an iPod dock and games.  The kitchen is very well equipped and there is a second sitting room which can be used for quiet reading or to accommodate a couple of extra guests (please call if sofa bed required).  There is a ground floor shower room with wash basin and w.c., heated towel rail.  There is even a large dog bed - nothing has been forgotten. Pub: 0.1 miles, Shop: 0.1 miles. 

Why we love this property: Utterly spacious and well equipped, with breathtaking views of the castle... what more could you want?!

FIRST FLOOR
Bedroom 1: Large window looking out towards the castle fields. King bed, bedside units and lamps, a chest of drawers and large fitted wardrobe. Ensuite Shower Room: Shower, wash basin, w.c. and heated towel rail.
Bedroom 2: Double bed, bedside drawer units and lamps, full length mirror and wardrobe.  There are views of Orford Castle.
Bedroom 3: Two single beds, a bedside table and lamp, full length mirror and built in wardrobe with hanging space.
Family Bathroom: Bath with overhead shower, wash basin, w.c. and heated towel rail.
Utility Room/Bedroom 4: Sink, small freezer, iron and steamer, ironing board, washing machine and tumble dryer, cot and cleaning equipment.  There is a single bed in the eaves area with bedside table and lamp.

Outside: Enclosed patio garden with access to the castle. 
Parking: Off-street parking for 1 car. Further roadside parking may be available on Mundays Lane or at Market Hill Car Park just a few minutes walk away
Heating: Central heating.

Orford is an attractive small town, dominated by the remains of a 12th Century castle keep - you may like to climb to the top to enjoy the panoramic views over the town and marshes. It is also famous for Orford Ness National Nature Reserve and Havergate Island, both a delight for ornithologists and nature lovers. Sailing and boat trips are available on the River Ore, with country walks in Rendlesham Forest. It is only nine miles from the beach at Aldeburgh, with the historic towns of Framlingham and Woodbridge and the world-famous Snape Maltings Concert Hall also within easy reach.

Lovely position. Enjoyed sitting in the garden listening to the birds and enjoying the view of the castle. Near all the amenities. Great to have off street parking.

Excellent location, especially with the garden gate straight onto the footpath by Orford Castle, great for dog walks. Comfortable and warm house, well equipped, although small fridge and separate very small freezer. Efficient showers, modern bathrooms.Quiet neighbourhood

This is a very nice cottage in a very nice village. This is a relatively recent build (an ancient fisherman's cottage it ain't!) so it has all the facilities of a modern house without looking 'suburban'. It's handy for two good pubs, a good village shop, an artisan bakery/cafe and an oyster restaurant. The Kings Head is probably the better of the tRead morewo pubs. The locals seem to think so! Aldeburgh is about 15 minutes drive with a very good bookshop and a butcher selling Aldburgers! All in all a pleasant stay. Hide

On arrival the cottage was clean and looked well prepared, however the it had not been checked over and we discovered that the oven and microwave did not work. The response from the Original Cottage number provided was inadequate and we did not have use of the microwave during the booking.

The house is very warm and comfortable for a winter stay. The bedrooms are cosy, with plenty of storage. There are lots of handy touches, like the utility room, the stairgate, and the many games - my grandchildren were spoilt between them and their Christmas presents! There is an abundance of china and cutlery, however the fridge and freezer are smRead moreall and the last ones in the shower may find the hot water is gone if there is a full house. Nice holiday cottage in very good location plus car parking which can sometimes be a problem. Neighbours seemed nice and friendly and back garden has access to the lane by the castle. Very near to friendly shops catering for all your needs.

The house is in a great location and parking is a real plus. The bathrooms look like theyve recently been redone but other areas of the house look a bit tired. The lounge/dinner is a good sized space to be together.

Super location, house needs some tlc but is comfortable although there are a few things that need attention as listed above. Not luxury by any measure and therefore over-priced. I would recommend this property but it does need attention.

Very comfortable cottage with an amazing view of the castle. The property is in a lovely, quiet location and off road parking in the centre of the village is a real bonus. A real home from home.
