Dairy Cottage is situated in the heart of Holbeam Wood farm in the rural East Sussex countryside with spectacular views across meadows. The property is betwixt Wadhurst and Ticehurst, both villages offering a good range of local shops, cafes and excellent pubs. The spacious living area is open plan and is furnished in a comfortable traditional style offering country living.  There is a cosy wood burning stove to gather around and there is a raised outside seating area which can be also accessed from the master bedroom.  The master bedroom is on the ground floor along with the bathroom making this property suitable for guests with impaired mobility.  There are two further bedrooms on the first floor, bedroom 2 is accessed through bedroom 3 - ideal as a family room or for children to share.  Dairy Cottage is a real home from home offering an escape to the countryside with great access to walking and cycling and is a great base from which to explore the local area whether you are looking to visit some of our castles, Bodiam and Scotney or our famous gardens at Sissinghurst and Pashley Manor, you will find something for all the family to enjoy.  There are two local golf courses at Dale Hill and Lamberhurst and there are water sports and fishing at Bewl Water.  London is only an hour from Wadhurst station.

Entrance opens into Open Plan Living Area with wood flooring
Sitting Area has a sofa, 2 armchairs, coffee table T.V and DVD player, well-stocked book case, wood burning stove.
Dining Area has a table and seating for six
Kitchen is fully fitted with an electric cooker, dishwasher,  fridge with freezer compartment, microwave. Washing machine is housed in a cupboard under the stairs
Bedroom 1 has a king size bed, bedside tables, dressing table, full length mirror and hanging pegs.  There is an additional  wardrobe and chest of drawers in the sitting room
Bathroom with tiled flooring, a bath and separate shower cubicle, washbasin, heated towel rail, w.c.

Bedroom 2 is carpeted with a single bed, hanging rail, table, tub chair, walk through into...
Bedroom 3 is carpeted with twin beds, bedside table, chest of drawers, tub chair. There is a fire escape door in this room

Garden: Outside raised terrace area with garden furniture and great views. There is also a concrete area in front of the property 
Heating:  Wall mounted electric radiator in sitting room, wood burning stove - 1st basket of logs provided. There are two additional electric plug in radiators
Parking: Ample space for cars in front of the cottage, there is no EV charging at this property
Pets:  Two well behaved dogs welcome. sorry, other pet species cannot be accommodated. Please bring your own dog bed, blankets, bowls and remove all evidence of pet from the cottage and outside area.  Pets must not be left unattended in the property. Please bring your own dog towel for drying off your dog in wet weather. 
Notes: No children under four.  Broadband is available - supplied via satellite, speed may reduce during times of high demand
Please note that as this is a working farm so all dogs should be kept on a lead and children should be supervised at all times. The farm yard is adjacent to the property so there may occasionally be some noise from farm vehicles. Shoots on the farm are also organised on a few Saturday mornings from October to January.

Wonderful stay at Dairy cottage we could not have asked for anything more. Jane the owner was incredibly helpful and accommodating. Beautiful comfy cottage with breathtaking weiws.

We had a delightful four nights, and were enchanted by the setting and views. The cottage was very convenient for many destinations, such as Ashdown Forest, Sissinghurst, and Scotney Castle, with walks around Bewl Water (best accessed from Wadhurst).

Dairy cottage is a warm and welcoming place to spend a few days or longer. The location is quiet and yet has easy access to nearby places of interest as well as links into London. Jane is attentive and thoughtful. Our family had a wonderful stay here over Christmas.

Highly recommend this cottage for a short break/staycation - very comfortable cottage in beautiful, quiet and peaceful surroundings. Royal Tunbridge Wells, Hastings and Rye within reasonable driving range. Very friendly owners, they will have the log burner lit if you give them an ETA.

What a lovely location for a relaxing holiday. You dont have to travel very far to find interesting places to visit. The shops in Wadhurst provided good quality stuff and the place wasnt self conscious in a way that honey pot towns often are. The parish church was very welcoming.

This was our second stay at Dairy Cottage, and we found it just as comfortable as the previous time. We use it as a base to visit our son who lives close by and enjoy the peace and tranquility, and comfy beds! The cottage is well equipped and we find the washing machine really useful when travelling from overseas. Highly recommend.

Excellent cottage. Well equipped. Extremely quiet. A paradise for each of us and for the dog : we really did appreciate the surroundings - beautiful meadow for walks with the dog in the early morning or late in the evening (or at anytime ...). Good shop in Wadhurst (Jempson's). Good pub in Ticehurst (the Bull). Near to beautiful gardens (SissRead moreinghurst, Pashley Manor, Great Dixter,...). Nice contacts with the owner. Hide

We just loved Dairy Cottage. It's warm and comfortable and has everything you need. It's a marvellous location with a great view. The log burner is the icing on the cake - lovely evening by the fire.

We booked this property to attend a local wedding, being 5 of us plus a dog it was difficult to stay at the venue. We found the property to be in an excellent location, close to local villages but also in the countryside. The view was incredible and we could walk straight out to Bewl Water from the property, walking in the area was lovely too with Read morelots of footpath off road. The property was very welcoming, clean, comfortable and well-equipped. We really enjoyed our stay, thank you. Hide
