A small, quirky cottage with some charming features ideally placed for exploring a lovely part of Suffolk. Ideally placed for local beaches, forest, and Woodbridge. The pedestrianised high street is worth a visit with its independent shops and the Quay area good for coffees and food. Enjoyed The Boathouse which has great views over the water.

Excellent location, VERY Clean, but sadly not quite as advertised. I don't believe in leaving positive and negative comments as I think we are all looking for different things in our stays so instead I will just comment on my findings. I am a solo traveller that takes my medium size dog on trips because she loves to explore new places so we like toRead more spend the days exploring then in the evening i catch up on some work or like to relax with a book or in front of the tv. For those travelling with dogs: A property that has a folder saying dogs must be under STRICT control and must not be on any of the furniture is NOT dog friendly it's dog tolerant. The property does have a nice garden for small & medium size dogs. Sadly on my visit it was a windy weekend and next door (which is where I believe the owner lives) took 2 days to shut their adjoining back gate which was constantly banging and flapping all over the place and also meant I had to keep supervising my dog to ensure she didn't go in the garden which REALLY annoyed me. Garden furniture a metal bench and table, not something that I would consider comfortable or be able to sit on for too long. Location: Excellent location, shop, pubs, library exchange 5 minute walk. Lots of places to explore nearby. I would definitely come back to this area again. Neither the Sat Nav or booking instructions get you too the property which was frustrating. So instead I would recommend using the What 3 Words to help people find the place. Pictures also need updating as external ones imply there is a field / farm next door but someone has clearly developed there and there are now a couple of houses. The property itself: Parking is to the rear or the garden meaning you are parking on grass / mud and under a tree. The mud would concern me in the winter and if you have a bigger car your either going to be hanging out the back blocking access or right in the tree. My car was not short of bird poo by the end and the branches were CM's from my windscreen. I drive a BMW 1 series, if you have a bigger car this could be a bit frustrating for you. The owner could do with removing it. Kitchen - Lovely and clean, has everything you need. Space for cooking is sparse but that was the charm of the place. You will need to take absolutely everything you need except cleaning materials. Bathroom - again very clean, spacious, with a shower over bath. Hot water wasn't really hot. I was able to have a bath and shower without even turning the cold water on. Toilet roll and nice fluffy towels were provided. Bedroom - Very Large bedroom which sadly has been filled with mis matched furniture and now just looks cluttered. Beautiful chest of drawers sets accompanied by cheap flimsy hanging unit and side tables. Bedroom has a small TV / DVD player. DVD's are provided but they are more for children (despite the property being a no children zone). King Size bed with duck feather quilt and pillows (which I hate, just personal preference). Front Room - For me this was the biggest disappointment. The internet doesn't work, I had hoped to get some work done in the evenings but that wasn't possible. The front room has VERY Bijou furniture which is NOT comfortable or even fit for purpose so reading felt like hard work. Advertised as a cosy get away for couples but there is nothing cosy or comfortable about the front room. There is an old TV in there with a freesat box and wires everywhere where you can watch live tv only. If like me you have a firestick that you bring with you, forget it. With the internet non existent you have no chance of plugging it in unless the owner upgrades her set up. My personal overview - great location, charming little property that needs improvements and that if upgrades were made, it could be a fab staycation without loosing its charm that attracted me in the first place. It was a very quaint and very clean cottage and the bed was very comfortable. The garden was a nice size for the dogs. Parking was also good with own space at end of garde. Plenty of crockery, cutlery and cooking utensils. I didn't use the cooker as I took my own ready cooked batch food, but was a bit concerned as to the height of the microwave as Read morehad to stretch up to get the food out and was worried about burning myself if it spilt. Unfortunately the lounge seating was very uncomfortable as the sofa sank at one side, so I had to use the armchair with the pouffe. I was on my own with my two dogs but could only fit one of the dog beds in the lounge, as there wasn't enough room for a second without falling over the dogs or their beds. I felt if there had been 2 of us it would have been a squeeze. Also perhaps just 1 dog would have been easier, but i have 2. There is nowhere to put wet coats when raining and had to dry the dogs in the kitchen area and then had nowhere to hang the wet towels. I only stayed for 3 days, and had to use the spare room as a storage area for mine and the dogs dry food. Bins were a bit confusing as the green bin had garden waste in it and there was no brown bin. Also there were no food bags under the sink. Sorry but it wasn't for me, but I was very impressed by the cleanliness. I did have to drive further afield to find good walks for the dogs. Dunwich Heath and Beach 30 to 40 minutes away was absolutely ideal. Hide

Cottage lovely, a few niggles but on the whole good. Admin though not brilliant. We arrived to a sound of beeping from a carbon monoxide monitor, we had no screwdriver to put a new battery in, immediately phoned and explained but no one came. The following morning everything was frozen as the fridge was on high, so the majority of the food was thrown out. Very annoying and costly. Location good Hide
