On Orford's pretty village green, halfway between the Quay and Orford's fascinating Norman church, this charming Grade II listed timber framed cottage has been tastefully refurbished to create a really lovely holiday cottage for up to 4 people. The finish is utterly contemporary, the kitchen a delight - all this without losing any of the cosy cottage feel. Perfect for a break on the Suffolk coast at any time of year.

Just yards from the estuary, Lismore Cottage has all the ingredients for a perfect seaside holiday for the family or a couple of friends, for the winter there is lovely log burning stove and full central heating, whilst summer visitors will enjoy the large terrace with table and chairs and the pretty fenced garden - there is even a summer house where you can store your bikes. Totally refurbished for letting in 2014, Lismore Cottage has a charming sitting room with oak flooring, a log burning stove, Smart TV, wi fi and a good selection of books and games. There is a modern feel throughout the kitchen, utility room (with washing machine and dryer) and luxurious bathroom which includes both a lovely large bath and large and lovely walk in shower.  Upstairs there are two lovely bedrooms, the really spacious double includes a king sized bed. Pub: 0.1 miles, Shop: 0.1 miles. 

Why we love this property: Such a lovely welcoming cottage, just a short walk from the Quay and delightful bakery and eateries. A perfect bolt-hole. 

GROUND FLOOR
Sitting Room: Oak flooring with rugs, side and coffee tables, sofa, arm chair and easy chair, log burning stove, Smart TV showing Freeview, wi fi and Blue Ray DVD player, book case with books and games. A starter basket of logs. There is also an iPod Docking Station to use.
Kitchen/Diner: Tiled floor and underfloor heating. A L shaped row of fitted cupboards, with washing machine with dryer facility, fridge with freezer compartment, dishwasher, large electric range cooker, sink and granite work surfaces. There is plenty of china and cutlery, saucepans, casseroles etc. There is an oak table and 4 chairs.
Utility Room: More cupboards and kitchen equipment including a microwave. There is also an iron and ironing board.
Family Bathroom: Underfloor heating, a free standing bath with hand held shower attachment, large walk in shower, wash basin, w.c. and heated towel rail

FIRST FLOOR
Bedroom 1: King sized bed, bedside tables and lamps, chest of drawers with mirror, wardrobe and easy chair.
Bedroom 2: 2 full sized single beds, a bedside table and lamp, chest of drawers and lamp and hanging hooks. The room goes into the eaves and headroom is limited to the far side of the beds.

Outside: The rear garden is fully fenced and includes a large patio area with table and chairs, lawn and planting. There is a summer house at the end of the garden for tools and bike storage, there is also a Kettle BBQ please provide your own coal.
Parking: On-street. 
Heating: Electric central heating and underfloor heating.

Orford is an attractive small town, dominated by the remains of a 12th Century castle keep - you may like to climb to the top to enjoy the panoramic views over the town and marshes. It is also famous for Orford Ness National Nature Reserve and Havergate Island, both a delight for ornithologists and nature lovers. Sailing and boat trips are available on the River Ore, with country walks in Rendlesham Forest. It is only nine miles from the beach at Aldeburgh, with the historic towns of Framlingham and Woodbridge and the world-famous Snape Maltings Concert Hall also within easy reach.

There is a lot to like about Lismore and, as a party of 2 adults, we would like to return. The garden is pretty and properly enclosed, so safe for a dog or children! The master bedroom was lovely and the bed comfortable, however, the 2 single beds were very uncomfortable for adults. The rest of the cottage was clean and comfortable, with all the kiRead moretchen equipment I needed. There was also a dog bed, bowl and some treats for our dog. We never had any difficulty parking our car on the road outside. There are lovely walks locally and we enjoyed mooching around Orford and a few visits to The Jolly Sailor. Hide

Lismore Cottage is a lovely place to stay, in a central location for all the best walks, and both great pubs! Very comfortable and cosy with a nice garden for our dog.

Our second visit to Lismore Cottage, a perfect location in Orford. Cottage is well equipped with a good kitchen & bathroom. Good quality towels & bedding. Stairs are steep, but have a handrail & this was mentioned in the original information, prior to booking.

Lismore Cottage is in a great location in Orford, close to the Quay. Unfortunately, it felt quite tired and in need of some 'tlc'.

A clean and well presented cottage with lovely garden in the beautiful village of Orford. But no wow factor for us. Our fault entirely that we failed to read about the steep stairs so for one of us it proved a 5 night camping experience on a two seater sofa. Unfortunately, the weather was such that we also were invaded by (biting) flies downstairs Read moremaking our stay most annoying and unpleasant. This was our first stay at Lismore Cottage. We were very pleased we chose it. Its very comfortable & cosy. The decor, soft furnishings etc are lovely. A lot of thought has been given to make it feel very homely. And the kitchen is well equipped, the large range cooker is great if you decide to cook in. We loved the fact there was a very smart cerRead moreamic water bowl for our dog, and a freshly laundered dog bed as well, including a towel. Weve never had that in a dog friendly cottage before, so were quite impressed, as was the dog!! A few things as a welcome pack, including fresh milk, and cake, a lovely touch. The garden is secluded, and was well looked after, which isnt always the case with holiday cottages. As we were blessed with lovely weather, we were able to use & enjoy the garden a lot during our stay. The cottage is on a No through road, so was very quiet, & as its set back from the road, any traffic going to the end of the road is hardly noticeable. Generally felt the villagers who live there are on the whole welcoming & friendly. And having the shop (very good), bakers (excellent) & 2 pubs all within walking distance was great. There are lots of lovely walks you can do straight from the cottage, so that is a bonus as well. We had a very relaxing & enjoyable week here, & will return again in the future. I would just add, that the stairs are quite steep, so you need to take care. (But they were perfectly manageable, just dont rush up or down them! ) Hide

Cosy, comfortable cottage in the centre of Orford. Spacious for 3 + a spaniel, who very much appreciated her own Emma Bridgewater water bowl & comfy bedding! Towels & linen top quality & a good range of kitchen utensils. Stairs to bedrooms are steep, but there is a handrail. Bathroom nice & modern. We have been going to Orford for several years, but this year our 'usual' rental had been withdrawn from the market. Lismore was a great find. V clean on arrival. It is cosy, the heating TV cooker etc do not need a PhD to work out, bed v comfy, everything we needed was there and all within 3-4 minutes walk of the quay, the pubs and the delightful ORead morerford village shop and tempting bakery. You need to know that the bathroom and loo are downstairs so for us oldies in the middle of the night, be aware. And if the party is four hefty adults, the second bedroom would be 'cosy', but fine for nippers or skinny people. Interestingly, the visitor book was full of "this is our third/fourth visit" - testimony in itself. We shall be returning. Hide
