This luxurious reverse-level property affords enviable sea views and provides first-class style. Perfect for friends or families looking to get together. It is located just 0.5 miles from the centre of the small, pretty  fishing village of Appledore, rich in maritime history and offering a selection of pubs, restaurants, independent shops, galleries, and an excellent deli as well as being the home of award-winning Hocking's ice cream. Watch the sailing boats on the estuary or try crabbing off the quayside. In the summer season, catch the passenger ferry across the river to Instow,  with its sandy, dog-friendly beach and sand dunes it’s a must, and enjoy the gastro pubs/restaurants and cafe's.  Within 2 miles is Westward Ho!, with its golden sands and typical seaside amusements. Your dogs will love the walks along the South West Coast Path towards Westward Ho!, or pop along to Northam Burrows, just 2 miles away for long stretches of sand to let off steam. Catch a round of golf at The Royal North Devon Gold Club ( 1. 2 miles ) Other local attractions includes RHS Rosemoor (10 miles), The Big Sheep (3 miles), and The Milky Way Adventure Park, or North Devon Wake Park, both 10 miles, for a variety of water sports and family activities.

Stepping into the property through the front door at ground level, you will enter the welcoming spacious entrance hall with warming underfloor heating and ample room for coats, boots and shoes. On either side of the hallway, you will find the sleeping accommodation, including two beautifully decorated king-size bedrooms, both with a Smart TV and en-suite bathrooms, a further spacious king-size room and one pretty twin bedroom. Two of the bedrooms offer sea glimpses from their windows. A luxury  family bathroom with a shower over bath and WC completes the ground floor. Head up the oak and glass staircase and be mesmerised by the fabulous coastal views from this naturally lit open-plan living space, with a vaulted ceiling and sliding doors which open out onto the outside decking which shows off the views to a tee. Back inside, comfy sofas, a Smart TV, stylish decor, and homely touches make this the perfect backdrop for a relaxing break. The spacious and sociable open plan quality kitchen area has everything you need to cater for your stay, including all the usual quality appliances and also a wine cooler and coffee machine. A large dining table overlooking the patio, makes for memorable mealtimes. A useful utility room sits just off the kitchen and provides a washing machine and tumble drier plus a handy WC and an additional place to store the sandy shoes and hang up the swimming costumes and beach towels. Heading back through the lounge, a separate snug/entertainment room with Smart TV, a football table for family competitions, an L shaped sofa for reclining and gaming and lots of puzzles, games and books is great should the weather take a turn and makes for a great area for family movie nights. Sliding doors lead you out to the decking which joins up with the decking from the lounge, for fabulous waterside views, morning coffee's and evening sundowners on the outside comfy sofa's and chairs.

Heading outside from the first floor allows access to the rear terraced garden, outdoor dining table and patio area with a superb electric sun awning for eating and entertaining in any weather. In a corner, tucked away, you'll find the private hot tub, which is perfect for sunny days or starry nights and from where you can enjoy the superb views. Heading up the wooden garden stairs is another garden area, complete with glass balustrade,  squashy outdoor sofa's and dining tables and chairs, perfect for morning coffee, or a quiet escape for holiday bliss.

Great house in a great location, easy access to lots of places, Appledore is a lovely village with a selection of places to eat and drink within 10 mins walking distance. highly recommended.

A beautiful property in a fabulous location, with amazing views. Clean and modern with ample space. Wonderful dog walks from the property, just be aware there are lots of sheep and ponies roaming on the coastal path areas and Country Park. Lovely beech at Northham Burrows, which is walkable from the property across Northham Burrows Country Park.

Stayed here as a family of 7, It was perfect, stunning house, stunning views and spotlessly clean, we really couldn't fault it, even the weather was perfect! It's a short 10 minute walk to the pubs and local shop, and a stone throw away from a coastal path to the sea !Thankyou to the owners , would definitely recommend and love to.return

Beautiful house! Very modern and clean. Location is perfect for walks on the beach, with the small fishing village of Appledore very close by too. Watching the sun setting over the coast, whilst sat on the balcony with a cuppa was bliss. A wonderful weekend was had by the whole family.

A real gem of a place. From the facilities to amazing view you couldnt ask for more. We had some hiccups and they were dealt with in a very swift and professional manner. Cant wait to book again.
