Nestled in an idyllic rural position, this charming sandstone cottage has a large mature garden that backs onto woodland. The immediate area offers fantastic walking routes with forest and countryside trails to explore. The River Annan, renowned for salmon fishing; Hoddom Castle golf course; a friendly pub; and a restaurant are all within 3 miles. The bustling market towns of Annan and Lockerbie (within 6 miles) and Dumfries (14 miles) have an excellent range of shopping and leisure facilities. The cottage is close to the stunning Solway Firth (8 miles), boasting 200 miles of spectacular rugged coastline, and mountain bikers can head off to the nearby 7stanes. Powfoot links golf course (7.5 miles), Dino Park (5 miles), Mabie Farm Park (18 miles), Caerlaverock Castle (14 miles), the Robert Burns Centre (15 miles), the Aviation Museum (15 miles), and Sweetheart Abbey (21 miles) also make great days out.

As you enter the cottage, you will find a useful porch with attractive wooden panelled walls and an old church pew. Off the porch is a handy utility/boot room with a washer/dryer and along the corridor you will find a shower room and WC. Next door to the shower room there is a king-size bedroom with a feature panelled wall and built-in wardrobe, it feels like a separate wing to the property. Back through the lobby, head into the contemporary kitchen with unique rose-blush two-tone kitchen units which complement the lovely, upholstered dining chairs. There is a traditional dining table within the kitchen which sits next to the stone fireplace with dual-facing log burner. The kitchen wraps around through to the lounge; there is access out onto the patio from the lounge and kitchen. The lounge is furnished to a high standard with beautiful curtains and antique furniture, and although it has lots of original features it also has a contemporary feel. Kick back and relax on the comfortable seating, watch a movie on the Smart TV or curl up with a book in front of the fire. The stairs to the first floor lead off the kitchen. On the first floor you will find the bathroom and a pretty twin room with zip-and-link beds next door. Across the hallway is a super-king-size (zip-and-link); both can be made up as twin beds or super-king-size and have views over the garden.

The large garden is southwest facing with apple trees, a lawn, and a lovely sandstone patio with seating.

Brilliant! Home from home. Fabulous house and garden in a very rural and quiet area. We even purchased some fat balls for the varied birds that frequented the garden.
