Located in the village of Reedham, a stay in this property allows guests to explore all that the Norfolk coast has to offer. With plenty of beaches to choose from, there’s the chance to see incredible wildlife and views, including local seals at Horsey (19 miles). The village itself is a delight with three pubs, a deli, a tearoom, a fully stocked shop, and a microbrewery all within a mile. If you’re venturing out, explore one of the nature reserves nearby such as Hickling (19 miles) or Ranworth (10.5 miles) or visit one of the iconic Broadland windmills. For golf lovers, Norfolk is blessed with several courses including the Great Yarmouth & Caister links course (14 miles) or if it’s retail therapy you crave, the vibrant city of Norwich is just 17 miles away, offering shops, entertainment and historic buildings and museums. Fancy leaving the car behind? The local railway station is just a short walk with regular trains to Norwich, Great Yarmouth and Lowestoft or you can take a gentle cycle around the rural lanes to Neatishead, Irstead and Barton Turf.

Whether it’s days out or nights in, this home-from-home cottage is the perfect base. Sitting right on the riverside, the cottage has a very pleasant outlook and seamlessly combines the old and new. Enter through the front door and find yourself in the cosy and homely lounge with comfortable sofas and a beautiful inglenook fireplace with an energy-efficient wood burner. Curl up on chillier evenings to enjoy a film or stream your favourite shows on the Smart TV. There’s also a window seat for you to perch on if you want to gaze out over the terrace and to the boats beyond. The well-equipped kitchen is a fabulous space and has everything you’ll need if you choose to eat in. When it comes to gathering for a meal, there’s the gorgeous kitchen island with four bar stools or the antique kitchen table with room for everyone. From here, bi-fold doors lead out to the rear garden making this a lovely, light space. In summer months, why not fling these open and let the outside in? The ground floor also has the added convenience of a utility room with a WC. From the lounge, a quirky but steep, winding staircase leads up to a welcoming master bedroom with a comfortable double bed, a Smart TV, ample storage space and beautiful views out to the River Yare. The second bedroom is also a very inviting space with a raised double bed and an additional single so it can sleep up to three people in total. Both bedrooms share a contemporary shower room where you’ll find a stylish walk-in shower with rainfall shower head.

The outside of the property is just as lovely. The bi-fold doors in the kitchen take you out to a stepped, enclosed patio area with garden furniture provided – the perfect place to enjoy some peace. At the front of the cottage, you’ll find a second great space – a patio area complete with garden furniture and a warming fire pit. This is a simply wonderful area to relax, unwind and gaze out to the river with a cocktail or two or to dine alfresco.
