Comfortable, well-furnished and stylish property in a quiet setting, only a short walk into the market town of Keswick, with private parking and fabulous walks from your door.

The cottage is set in a peaceful location, yet it’s just a 600-metre walk through Fitz Park to the bustling centre of Keswick. It is a great base to explore the Lakes on foot, by bike, car or bus. The town is surrounded by mountains, Skiddaw and Blencathra, and is located between Derwentwater (1 mile) and Bassenthwaite Lake (4 miles). The old Keswick-Threkeld railway line path is moments away from the property with lots of walks right from the doorstep. At Whinlatter Forest (5 miles), why not Go Ape, hire bikes and explore the forest trails. Walk the shore path around Derwentwater and visit Theatre by the Lake (1 mile). The Mountain Festival, usually held in May or June, offers three days of world-class sports, outdoor activities, talks and films with live music taking place in and around the town.

As you enter the property you will find yourself in the hallway, where you will find storage for coats and boots. There is an open-plan lounge, kitchen and dining room with views over the pretty enclosed garden, with trees and the river in the distance. The lounge offers a great space to relax and unwind with comfortable sofas, a log-burner style electric fire, Smart TV and a digital Bluetooth radio. Enjoy a good book or make plans for the days ahead. You can look forward to breakfast or an evening meal with doors open to the garden on a summer's day. The kitchen is well equipped with an electric hob and oven, fridge, freezer, Krups coffee machine, microwave, dishwasher and integrated washer/dryer. Head back into the hallway and up the stairs to the first floor, here you will find two bedrooms with views over the garden and river. There is a king-size and twin and a family bathroom with shower and WC.

Outside, there is an enclosed garden with a lawn and patio area with seating to enjoy al fresco dining. There is also a small, pretty front garden with a bench for relaxing and watching the world go by. There is unrestricted residents’ parking just a few metres from the house or you can park one car in front of the owner’s garage which is approximately 25 metres away.

Lovely, really nicely decorated and equipped cottage. Kitchen was well equipped in particular, which isn't always the case in holiday cottages! Appreciated the blankets for cooler weather, and welcome pack was also really nice. Decoration was really tasteful. We stayed at Cottentails for 4 nights and had a fabulous stay! The cottage was nicely decorated and furnished and had all appliances/ equipment we needed + instruction manuals. A very well presented property with an amazing location right next to Fitz Park. We have a Springer Spaniel and he loved the river and park outside the property. The property was immaculate, very well furnished and all the amenities you would hope for. We will definitely stay again and would highly recommend this property to anyone.

The cottage location was great with an easy walk into the centre of Keswick. It is well equipped and lovely decor. The welcome pack was a lovely touch. We would definitely stay again when next in Keswick.

Lovely property with a great location for walk into town great for dogs.. Fitz park is great. Enjoyed the pencil museum lovely town for shopping. Useful to have dedicated parking in front of the garage as there were never any of the free spaces available during our visit in June.

The property is well appointed, very clean and comfortable. Perfect for a couple and a small dog, helped by the enclosed garden. It has everything you need for a holiday let. The Welcome pack was a lovely and thoughtful gesture. Easy walk into town and Fitz park. Great location for exploring the surrounds and truly stunning scenery.

This was a lovely, clean and comfortable property in excellent condition, a quiet location within a few minutes walk of Keswick town centre, Derwentwater and hills and would fully recommend and happy to return. Nice house, great location just short walk to Fitz Park and Keswick centre making it an ideal base. Parking is limited and a bit of a downside for loading/unloading the car due to location.

This is a very nice property located close to the park for walking dogs, & also only a half mile into the market place of Keswick itself. Property is well equipped and in a quiet location. Plenty of good walks starting very close by. Overall a great property, this was our second visit and would be pleased to stay again.

Just had an excellent week despite storm Agnes. Cottage had everything we needed, the galley kitchen was brilliant. We'll situated, 5 minutes walk to Fitz Park and the Keswick to Threlkeld railway trail, and 15 minutes to the center of town. Bottom line we liked it so much we have rebooked for the same time next year.

Well equipped cottage, but parking can be an issue for an older single person ie unloading and loading your car as its not near the cottage. Found the kitchen cupboards on the walls difficult to reach being only 5 tall, so had to stand on a chair, not a good idea for a 77 year old female. The Key Safe was also difficult to reach! Keswick and Cottontail Cottage served us brilliantly as a base for our Lake District trip. We loved being so close to so many lovey walks and attractions such as the Threlkeld railway walk and Catbells via the Keswick launch. Fitz Park was a lovely place to walk our dog in the mornings.
