Sleeping five guests across three bedrooms, this traditional cottage is situated by farmland in Portinscale village, near the vibrant market town of Keswick (1.5 miles). Enjoy lake and valley views from large picture windows in the cottage. Amble down to Derwent Marina (0.5 miles) and meander the lake by kayak or cruise boat. There’s also a family-friendly walk around the lake, the Derwent Way Walk, which takes in boat landing stages too so you can hop on and off boats when little legs tire through the woodland. Or walk from your front door towards Newlands Valley (3 miles). Rejuvenate at the local tearoom, less than half a mile from the property.

Step inside the entrance hall of this charming holiday home which has a reverse-level layout. You’ll find two bedrooms – a single with storage space, and a twin – plus a split-level shower room on the ground floor; the twin beds can be made up as a super-king-size bed on request. Cottage-style stairs with five wooden steps lead up to the first floor where you’ll find an open-plan kitchen and dining area. The kitchen is equipped with an Aga and dishwasher, while there’s also a handy utility room with a fridge/freezer, microwave, washing machine, and tumble dryer. Further cottage-style stairs with seven steps lead up to the sitting room, where there’s a large TV, DVD player and Freesat recorder, plus a wood burner to create a cosy ambience. Doors lead through to the conservatory where you can soak up the views to Catbells. Heading back down to the kitchen, another set of steps lead up to a mezzanine area providing the perfect place for relaxing in the little reading nook, complete with a large selection of books. On this level, the accommodation is completed by a cosy king-size bedroom, and a newly decorated family bathroom (with a shower over the bath, and WC).

On sunny mornings, head down stone steps to the lawned garden with mature trees and patios where you can catch some rays and listen to birdlife from the neighbouring fields. You’ll find off-road parking for two cars outside, plus a shop (2 miles), and a pub with food and a tearoom/restaurant within half a mile of the property. If you can’t get enough of the spectacular views here, walk a couple of miles towards Keswick to see Skiddaw (2.5 miles).

What a beautiful house in a lovely area and outstanding views! It was very clean and had everything we needed. The arga kept the house very warm (maybe a little to hot in warm weather) and would be perfect in winter. Perfect position for leaving the car and walking the areas, lovely cafe around the corner. Fabulous cottage with everything we needed. Loved the Aga, cooking was easy and lovely to have constant warmth and hot water. The ev charger was really useful and our hosts helped when the app didn't work first time.

An excellent cottage, understated and homely with all the essentials and more. We visited in January 2025 and, despite several days of low temperatures, the cottage was warm and cosy, largely down to the background heat from the AGA and supplemented on a couple of evenings by the log burner. A fabulous cottage with great views. The wildlife visiting the garden each day, including a family of deer, was wonderful. Very comfortable beds and lots of hot water. Great location with lots of walks from doorstep which can include cafes and pubs. Secure garden for the dogs is a real bonus and they loved stretching out in front of the aga!

This lovely cottage is just right in many ways: space, view, location. My three friends and I enjoyed our time here. We knew that there would be an Aga when we booked, and gradually became familiar with it. But it does take a bit of time and experimenting with the hobs and ovens to get things just right. We had a lovely stay in Copeland Cottage. The views from the cottage are lovely. The Aga is a bonus. We fully used the washing machine and dryer due to the rain. The dog towels were very welcome, Daisy loved the garden. The beds were comfortable. We barely watched TV as there was so much to do on the doorstep. We found this cottage utterly delightful. Quiet, peaceful and the beds were so comfy. The TV was a worry, from previous reviews, but may have been upgraded. You can get netflix, Prime, etc. The equipment was good. It has a lived in feel but seemed clean enough to us. The aga was a steep learning curve, but we managed to cook stir-fry and pasta on iRead moret. We took a Ninja for the girls nuggets...sad, I know! Garden lush, enclosed but not dog proofed. This cottage is as good as it looks and more. It really is a beautiful spot, with wonderful wildlife in the garden. The Aga adds a cost warmth to the cottage and is fun to cook on. The owners who live next door are very welcoming. We have been before and will definitely return again.

We love Copeland Cottage, it really does feel like a second home. The location couldn't be any better, no cars or people passing. The house is always warm thanks to the Aga. The beds and bedding are amazingly comfortable. And the views and amazing from every window. Booked again for next year already, our 3rd stay.

We had a great stay at cottage, perfect location, warm and comfortable and definitely would visit again. Initially daunted by aga but really missed when got home, loved the experience. Needs some TLC in areas and some equipment updating but would definitely recommend- with the above issues highlighted

2nd time here and we had a wonderful time. No issues overall. I recommend researching how to cook on the Aga in advance. Details clearly state that this is the only method of cooking, apart from the microwave. An Aga cookbook is available at the property. We had no issues cooking on the Aga, just may take a bit longer. The floor in the bedroom upstRead moreairs does creak and can be heard in bedroom below. Dont remember this happening last time. Hide
