This property is situated in the small Lake District village of Bouth, just 4.5 miles from the southern shore of Lake Windermere and 5.5 miles from Coniston Water, two of the region’s best-known and best-loved lakes, offering everything from leisurely cruises to thrilling watersports. There are also many scenic walks to be had around the edge of the lakes, as well as more challenging hikes and climbs in the fells and mountains. Those with an interest in culture and history are well-catered for in the area too, with Beatrix Potter’s home, Hill Top, being just one of numerous National Trust properties located within easy reach of the property.

Situated at the end of a small row of 17th century cottages, this property offers a comfortable place to stay for up to four guests. There is a step up to the front door which opens directly into the kitchen/diner, an attractive country-style room equipped with an oven, hob, microwave, and fridge/freezer, as well as a dining table. The washing machine and tumble dryer, meanwhile, are kept in the garden room. A doorway and two small steps down from the kitchen leads into the hallway, which in turn leads on to the lounge, a wonderfully cosy room with its beamed ceiling and warming open fire around which are clustered a selection of inviting chairs and a sofa, perfect for curling up with a good book, or catching up with a favourite programme on the Smart TV. Returning back to the hallway, guests will pass a small writing desk on the way up the stairs to the bedrooms on the first floor. The first of these is a cosy king-size room with lovely meadow views, whilst the second is a pretty twin room with 2’6” beds. The bathroom, meanwhile, can be found on the ground floor of the cottage, a small step up in to the bathroom where there is a lovely well appointed shower-over-bath and WC.

Outside is the gravelled courtyard this leads to the sunny, spacious, grassed garden, with meadow views and perfect for a barbecue. The Garden Room is a delight which has a fantastic log burner in it, it has been beautifully crafted with double doors that open out to the garden, this relaxing space has been attractively finished in a sleek contemporary style, and can even be used in the winter thanks to the wood burner, making this a fantastic year-round retreat. There is garden furniture and a BBQ provided to help guests to make the most of the outside space, and there is parking for two cars.

The cottage was spotless on arrival and it was clear that it had been excellently prepared for our stay. We were equipped with everything we possibly needed for the duration. Every effort was made to make our stay as comfortable as possible. The host even prepared firewood for two rooms as well as a complimentary bottle of wine. Cosy cottage, close to village pub The White Hart which serves excellent food and are very welcoming. Good base to explore the southern lakes with Windermere and Coniston nearby. Recommend Homeground in Windermere for breakfast/coffee.

A perfect location from which to explore so much of the south Lake District area, and beyond. We had great walking and exploring over the New Year period. Walking from the door, pub a few mins walk away, dark skies for star gazing. The cottage was lovely , warm and solid. Absolutely lovely little cottage, very very quiet, I slept the best I have in months! Beds extremely comfortable and sofas very comfortable too. It was very clean and in a lovely peaceful location with stunning views. My only concern would be that the top of the stairs is very tight, no landing, so bedrooms enter straight on to the top of the stairRead mores, this was my only fear with little ones. Our girls are 6 and 9 and were fine, but I would have been very nervous if they were any younger. Hide

We had a fabulous time in the Lake District and found Kiln Cottage to be an ideal cosy base for exploring the area. We returned to Kiln Cottage after a very enjoyable stay last year. It is such a cosy Lakeland cottage - perfect for us! There are some lovely local walks on the other side of the fields from the cottage, where you can say hello to the horses, donkey and miniature pony, and through the woods to some fine views across fields to the hills beyond. great property which we would happily return to. Lovely village - having the park within a 2 min walk was great for the kids. The garden and summer house was also a massive plus. Well equipped and comfortable cottage. Pub about 2 mins walk (we didn't use but looked popular). The cottage was absolutely immaculate on arrival. Lots of hot water. Sofa and bed very comfortable. Kitchen has all appliances and utensils required. Views from the bed on a morning with a cuppa are beautiful. Extremely peaceful with rabbits, birds and horses in the fields. Pub only a few yards away. Can't recommend this cottage highly enough.

Loved this cottage. It was well equipped, with good quality furnishings. The garden room was a welcome addition, giving more space. The bed was very comfortable, and relieved it wasnt memory foam. A peaceful setting, with plenty wildlife & farm animals outside. Great base for exploring the area. Will definitely return here.

We loved Kiln Cottage. It is in a very quiet location in a less touristy part of the Lake District, with peaceful views across fields to woodland beyond.
