This property enjoys a quiet location in a small hamlet and yet is within walking distance of the village of Hawkshead, which offers a range of shops, pubs, and several interesting National Trust properties, including the Beatrix Potter Gallery. Within easy reach of both Lake Windermere and Coniston Water, there are plentiful nearby opportunities for scenic boat trips, water sports and stunning walks and climbs. Grizedale Forest is three miles away and offers a choice of walking and cycle routes, as well as children’s play area, sculpture trail, Segway hire, and a high-ropes climbing centre with thrilling zip wire.

At the heart of this beautiful family holiday home is the spacious open-plan lounge/kitchen/diner which offers the perfect space to relax and enjoy spending time together. The lounge area lies to one end of the room, where comfortable seating is arranged around the large fireplace with wood burner. There is also a TV/DVD, and hi-fi in this area, whilst a second seating area, to the side of the fire, offers a lovely place to enjoy the views across the valley from the large windows. At the far end of the room, separated from the lounge area by the central chimney breast, is the well-equipped kitchen area which boasts, an oven, hob, fridge, freezer, microwave, and dishwasher. The large dining table which sits between the lounge and kitchen areas, seats eight. Three of the property’s bedrooms are also located on this floor, the first of which is a king-size room which benefits from an en-suite shower room with WC. There is also a double room on this floor, and a bunk bedroom. The main bathroom on this floor offers both a bath and a separate shower cubicle, as well as WC. The fourth bedroom is located on the lower-ground floor, a double room with en-suite shower and WC. The utility room is also on this floor, which is where guests will find the washing machine and tumble dryer.

Outside, there is a large enclosed patio with plentiful seating and a table, offering guests the chance to relax and enjoy the tranquil surroundings.

  • Arrival: 16:00 onwards
  • Departure: before 10:00, unless otherwise stated in your arrival details
  • 2 dogs allowed. Dogs are charged at £20 each per full or part week
  • There is an Accidental Damage Deposit of £350 when booking at this property, however this may be waived for £40. We’ll provide more details about this when booking your holiday.

Lovely property in excellent location. Lovely walk into Hawkshead (about 15-20 mins) over the fields. The only slight problem was finding the property when we arrived, so more detailed directions would have been helpful. Thoroughly enjoyed our weekend there & would recommend.

Positives; the house is warm and mainly comfortable, bathrooms are decent, view is ok. Negatives - the property is unloved and uncared for and has a general air of shabbiness. Its in need of a deep clean & new kitchen. Tiny under counter fridge for 8! Freezer is noisy. Main bedroom with en-suite smells unpleasantly of damp, bunks are rickety & uncoRead moremfortable with under bed storage falling to bits, the patio needs scrubbing & tidying, the gutters overflow, the TV needs updating. Disappointing. Hide

Lovely property in a great spot! The views are amazing! The house is very comfortable, warm and welcoming. We stayed here as a party of 8 and there was plenty of space for everyone. Within easy walking distance to Hawkshead and a short drive to Grizedale Forest. Would definitely stay here again and recommend.

The house is lovely with a super living space and right in the heart of the lakes. We loved the easy access to Grizedale and Hawkeshead. We all enjoyed our stay and would recommend the house and location. A little TLC is required but not enough to put us off returning.

Excellent location a bit steep in some places walking down to the village. Very clean and well equipped. The beds were the comfortised we have ever slept in. Plenty of space and excellent views over the mountains and valley. Needs a little tlc in some places.
