Access Statement

This is a detached property on two floors approached up broad steps and a sloping path, with one parking space alongside a lane. The path up to the house, from the top of the steps, has granite chippings and a series of brick steps which may be unsuitable for anybody unsteady on their feet or wheelchair bound. The main entrance is via three broad steps up to an enclosed porch and then one step up to the internal door. Sloping paths with granite chippings, on both sides of the house lead to the rear where there is an uneven brick path along the back of the house and brick steps to a sloping grassed area. The back door has a slightly raised sill. Once inside the property, all floor levels are even. The kitchen, sitting room, bathroom and bedroom are all uncluttered and wheelchair accessible. (The owner has a sister who is wheelchair bound and has no difficulty once within the property.) Walls throughout are coloured with white doors and doorframes. Lighting is good. The combined TV & DVD has a remote control. There is no phone. All electrical power sockets are at low level (except for one in the living room, worktop level points in the kitchen and the shaver point in the bathroom). All light switches (excluding side lights) are at normal shoulder height (lower under eaves upstairs). The living room, dining room and downstairs bedroom are carpeted. The kitchen and porch have tiled floors and the bathroom has linoleum. The shower in the bathroom is level access with folding screens for wheelchair access and a shower seat. Access to the two upstairs bedrooms is by a substantial, pull-down wooden loft ladder and all the upstairs is carpeted throughout. If this ladder is left down, access to the ground floor double bedroom and bathroom is partially obstructed.

Description

Bron y Fedw is a detached 1930s house situated on a hillside one mile from Glyn Ceiriog. This secluded valley just 3 miles over the hill from Llangollen and was described by Lloyd George as "a little piece of heaven on earth". The small village has a shop and a pub. The town of Chirk is 6 miles away.

The cottage: is simply but comfortably furnished and retains some interesting original features. It is in a lovely position looking out across the valley with a large grassed garden. Heating by storage heaters, wood burning stove and electric panel heaters.

Entrance: Steps lead up the garden from the parking area. Entrance is via a large enclosed porch, ideal for outdoor kit and dogs.

Sitting room: has a woodburning stove (initial logs provided), comfortable sofas and easy chairs, Freeview TV and WiFi. Original wooden floor with rug over. Please Note: The loft ladder, when down, goes up from this room, see photos.

Dining room: is separate from sitting room and has a table and chairs for 6.

Kitchen: is a simple fitted kitchen with, electric cooker, microwave, fridge, washer/dryer and door to the rear.

Ground floor shower room: with walk in shower suitable for those with limited mobility, WC, basin and electric towel rail.

There are three bedrooms: A double on the ground floor and two twin bedrooms, one accessed via the other, both up a very steep loft ladder.

Bedroom 1: ground floor double with wardrobe and chest of drawers. Views to the garden.

Bedrooms 2/3: on the first floor up the loft ladder, in the eaves of the building with some limited headroom. However, they are bright and airy rooms with Velux windows and four single beds. There is a stair gate at the top of the loft ladder, but these rooms are unsuitable for children unless closely supervised.

Outside: is a sloping garden and terrace to the front and rear of the property with garden furniture and barbecue. The property has a parking area with space for two small cars.

This is excellent walking and cycling country with many public footpaths and quiet country lanes. There is lots to explore within a very short distance. The bustling town of Llangollen, with its many pubs and cafes, is by the river Dee, fantastic for strolling along its banks. Also, in Llangollen is the canal with horse drawn barge trips, the famous Pontcysyllte Aqueduct and the Llangollen heritage railway. Chirk has the National Trust's spectacular Chirk castle and gardens.
