Description
Knipefold Barn is a stunning barn conversion in one of the Lakes best kept secrets, situated near Hawkshead and Outgate, in the small hamlet of Knipefold. Offering miles of views towards the Hawkshead fells and surrounding countryside. There are 6 pubs within 1.5 miles of Knipefold Barn, too, including the well know Drunken Duck so you'll definitely enjoy its fantastic location when you holiday in the Lake District. Tarn Hows is also very close by, either 5 minutes in the car or if you prefer to stretch your legs, it will only take 40 minutes to get to Tarn Hows from Knipefold Barn's front door.
Converted in 2007, Knipefold Barn has been lovingly and sympathetically made into a beautiful, hugely spacious accommodation for five. No stone unturned, everything has been thought out down to the last detail. Entry to the barn is through unusual oak doors into a large hall with slate floor and underfloor heating; a large utility room with washer, dryer, wine cooler and plenty of storage space and hooks for coats etc. The single bedroom is on the ground floor as well, with pretty bedding and oak panelling. A bespoke oak staircase leads to the first floor with its two double bedrooms, one with super-king 6ft bed, and ensuite bathroom, the other with king size bed and ensuite shower room. Both have flat screen tvs and night-time lighting so you can find your way in the small hours. A separate toilet and shower room is also on the first floor (All the bathroom fittings are Villeroy and Boch). The top floor is huge and all open plan with a good sized kitchen and breakfast bar, dining area and living area (which features a gas fire and Smart TV), retaining lots of original features and oak beams. The polished oak floors and high ceiling with skylights give a real feeling of space, while the 'Stressless' leather furniture will keep you comfy while looking at the view. The original beams span this room so some of our taller guests may have to duck occasionally or risk a sore head.
What's included?
We want our holiday cottages to be a 'home for home'. All the beds are made up ready for you, towels are included so no need to bring those, and shower mats are also provided. Two tea towels and a set of oven gloves/oven cloth will be in the kitchen along with a starter pack that includes: washing up liquid, kitchen roll, toilet roll, basic cleaning products, a bin bag in each bin and a few dishwasher tabs. This is just to 'start you off'; you will need to buy your own once these have run out.
As this is a classic upside down house, the views are fantastic, the other great thing about this house is location. Although only 5 mins from Hawkshead and about 10 from Coniston, the only reason most people come down the lane is if they're lost; the most common traffic here is tractors and horses.
Outside, there is an enclosed private garden directly across the quiet lane with wonderful views towards Hawkshead with lawn and mature shrubs.
Bike storage is available. The storage is lockable but uncovered from the elements.
Parking is off road for two cars in font of the property.
N.B. Children are more than welcome at Knipefold Barn but please be advised the property is across 3 floors, connected by a solid oak staircase and slate or hardwood flooring throughout. We therefore recommend children are closely supervised at all times.
